AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 3117 OF SAID CITY; SAID
ORDINANCE BEING A ZONING PLAN; SAID
AMENDMENTS CHANGING THE ZONING OF A PORTION
OF THAT CERTAIN PROPERTY LYING BETWEEN
RANTOUL LANE EXTENDED NORTHERLY AND WEST
CRYSTAL DRIVE AND BETWEEN LAKE BOULEVARD
EXTENDED WESTERLY AND WEST CRYSTAL DRIVE
EXTENDED WESTERLY, FROM MR-l, MULTi-FAMILY
RESIDENTIAL, TO PD, PLANNED DEVELOPNENT;
PROVIDING FOR SEVERABILITY, CONFLICTS AND
EFFECTIVE DATE.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA:
SECTION 1: That Ordinance No. 3117 of t~e City of Sanford, Florida passed and
adopted July 27, 1992, said Ordinance being the Comprehensive Zoning Ordinance of tJ;e
City of Sanford, Florida, rel;'ulating and restricting the location and use of buildings,
structures, land, and water for trade, industry, residence or other purpose, he and the same
is hereby amended as follows:
Beginning 4`0 Chains South and 30 Chains West of the
Northeast comer of Section 4`, Township 20 South, Range 30
East, Seminole County, Florida, Run East 20 Chains, Thence
Run South 4`5° East 4` Chains, Thence Run South 392 Feet,
Thence Run South 4,5° West 116.11 Feet, Thence Run West
14`86.78 Feet, Thence Run North 10 Chains to Point of
Beginning, LESS Right-of~Way of Country Clul~ Road and LESS
Easements of Record; AND ALSO LESS Begin at a point 40
Chains South and 20 Chains West of the Northeast comer of
Section 4`, Township 20 South, Range 30 East, Seminole
County, Florida, Thence Run Ea~ 250 Feet, Thence Run South
195 Feet, Thence Run West 250 Feet, Thence Run Notch 195
Feet to the Point of Beginning, Less the West 50 Feet Thereof
be and the same is hereby rezoned from MR-l, Multj-Family Residentjal, to PD, Planned
Development and the Mayfair Clul~ Estates PD Project Plan attached as E~ibit "A" and is
incorporated herein by reference as if fully set forth herein. Additional conditions of
development are as follows:
a. Homes are to he a minimum of 1,200 square feet.
I~. All lots on ~e southerly and easterly sides of the development shall maintain
25 feet rear yards.
c. The elimination of three 50' lots from the submitted Planned Development
Project Plan is required along the southerly and easterly sides of the development with the
150 feet of width from the eliminated IoLs being disfigured amongst the lots along the
southerly and easterly perimeter.
d. The project shall have a maximum of 95 lots.
SECTION 2: Severability. If any section or portion of a section of this Ordinance
proves to be invalid, unlawful or unconstitutional it shall not be held to impair the validity,
force or effect of any other section or part of a section of this Ordinance.
SECTION 3: Conflicts. That all ordinances or parts of ordinances in conflict
herewith be and the same are hereby revoked.
SECTION 4: Effective Date. That this Ordinance shall become effective
immediately ul~on its passage and adoption.
