AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING THE PLANNED DEVELOPMENT MASTER PLAN
FOR THE SEMINOLE TOWN CENTER FOR THE PURPOSE
OF SIGNAGE; PROVIDING SEVERABILITY CONFLICTS
AND EFFECTIVE DATE.
WHEREAS, it is the desire of the Sanford City Comrrdssion to amend the
Planned Development Master Plan for the Seminole Towne Center for the purpose of
signage.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA:
SECTION 1: The Planned Development Master Plan for the Seminole
Towne Center is hereby amended to include signage locations and criteria into the
approved Master Plan for the development as identified and depicted on the following
documents which are attached hereto and incorporated herein by reference:
1) SEMINOLE TOWNE CENTER REVISED MASTER PLAN, dated July 20,
1993, together with Attachments A, B and C.
SECTION 2: If any section or portion of a section of this ordinance
proves to be invalid, unlawful or unconstitutional, it shall not be held to impair the
validity, force or effect of any other section or part of this ordinance.
SECTION 3: That all ordinances or parts of ordinances in conflict
herewith be and the same are hereby revoked.
SECTION 4: That this ordinance shall become effective immediately upon
its passage and adoption.

SIGN CRITERIA "
(1) Genera/'Requirements and Prohibitions:
(a) No signs or Other advertising devices shall be inst. lled or permitted
on Tracts 8, 9, 10, 11, 12, and 13 except to the extent specifically
pe~mitted hereby.
{b) Painted lettering, symbols or ldentillcatlon of any nature may not be
utilized.
(c) Flashing, blink/rig, moving, artmated or audible signs will not be
permitted.
(d) No exposed wiring, conduits, tubing, l~mps, ballast boxes or raceways
vAIl be permitted (use of neon shall be permitted).
(e) All cabinets, conductors, transformers, ballasts, attachment devices.
and other equipment shall be concealed.
(f) The advertising or informative content of all signs shall be limited to '-
letters designating the establishment name and/or type of
establishment (which designation will be generally descriptive and
shall not include any specificat_ion of the merchandise offered for sale
therein or the services rendered therein) and shall contain no
advertising devices, slogans, symbols or marks, except logos.
trademarks or letters. '
(2) Building Mounted Slgn(s): "
(a) Any building erected upon Tracts 8. 9. 10, 11.12. and 13. which is
readily visible to the public from only one direction, may contain only
one building mounted sign; any other building may. contain only two
signs, which shall be located on separate walls or facades of such
building.
(b) The length of any building mounted sign shall not exceed the lesser of
40% of the length of the wall or facade upon which the sign ls
mounted or 30' 0"; nor shall the height of any such sign exceed 36".
(c) No building mounted sign or any portion 'thereof may project above
the parapet wall or top of the exterior wall or buffcling facade upon
which it is mounted.
(d) No rooftop signs. of any type will be permitted.
(e) No signs perpendicular to the face of the building or facade will be
permitted.
(f) The letters on all signs shall be script or individual block type. No
boxed signs will be permitted, and all individual letters dhaU be
illuminated.
(3) Freestanding Signs: '
(a) No freestanding sign or sign not attached to a buitdlng may. be
~sialled on Tracts 8, 9, I0, 11.12, and 13 other than [1) one
permanently affixed freestanding monument type slgn identifying the
business or dame of the occupant of the building, or (il) a theatre
reader board.
(b) The maxtm-m height from ground level to the top of any such
monument type sign structure shall not exceed 8' 0'. and the
m~c~mum size of the sign panel shall not exceed 48 square feet (each
side).
(c) The maxLm,,m width of the sign sU-ucturc shah not exceed 8' 0".
(d) The maximum thickness of the structure shall not exceed 30".
