to modify land use design standards for the Paulucci PD, and establish the Carter Acquisitions PD,
a proposed 320 -unit multiple family residential development, including a single commercial
outparcel with a project address of 1751 Rinehart Road.

320 -unit multiple family residential development with a commercial outparcel with a project
address of 1751 Rinehart Road as recommended by staff and subject to a Development Order
that includes all recommended conditions. Mr. Miller seconded. Motion carried, 7-0.
PH -7 Hold a Public Hearing to consider a Variance request to add a drive through at 3715 Orlando Drive.

Mr, Von Herbulis moved to approve the variance to install an drive thru with reduced development

recommended by staff. In addition, the applicant shall work with city staff to modify the drive-
thru lanes to provide a consistent 12 foot drive thru lane width. Mr, Miller seconded. Motion
carried, 7-0.

Mr. Miller moved to approve the Conditional Use to establish a single-family residence in the GC -
2, General Commercial zoning district at 1407 W 12t" Street (subject to a Development Order that
includes the conditions recommended by staff.). Mrs. Wilson seconded, Motion carried, 7-0.
PH -t(1 Hold a Public Hearing to consider a Comprehensive Plait Amendment to incorporate a Resilience
Element into the Plan.

.Mr. Fiorentino moved to continue the Comprehensive Plan Amendment to establish a Resiliency
Element to the November 4, 2021, Planning and Zoning Commission meeting to allow further
refinement of the Element before adoption. Mrs. Wilson seconded, Motion carried, 7-0.
