N.3.2, LDR; specifically references "subdivision" requirements, thus existing "street lighting" along Aero Lane is current and complies with the minimum standards. Additionally, there are three (3) 250 watt metal halide flood light fixtures at the roof line for lighting at parking areas. 2. Although our plans are not to disturb any existing roads, all disturbed roadways will be restored to minimum standards per LDR and City of Sanford. 3. All parking lot striping to conform to Sch. M, Section 5.0; Figure N-13, Paragraph E. 4. 1/2" expansion joint material will be installed next to the existing flush curbing along Aero Lane at the point of connection to the drive/entryway, similar to N.10, 11 & 12, Sch. N., Section 5.0, LDR. 5. Rock pavement will have 8" x 8" railroad ties with 5/8" rebar securing the railroad ties to the subbase, thus providing containment along the perimeter of the rock area. 6. Solid waste container shall abide by Sch. N, Section 5.2 of the LDR with proper screening. 7. Retention facilities will meet minimum standards of the City of Sanford and the St. Johns River Water Management District permitting. 8. Drainage systems shall comply with the City of Sanford's LDR and St. Johns River Water Management District. Fencing and swales shall comply with LDR, similar to existing adjacent properties; i.e.: Aero Products and Truck Drivers Institute complex. 11. The "fuel island" will be permitted by the company supplying the double - walled, state approved system. Spolski General Contractor, Inc. has not been retained for installation or permitting at this time, thus conceptual only at this time. 12. F.D.C. and 4" STORS will be permitted through Southern Fire Protection of Orlando, Inc. supplying shop drawings to the Fire Marshall for approval, prior to installation. 13. All chain link fencing will be separately permitted prior to installation, complying with minimum front yard building setbacks of 25' in RI-1 zoning. 14. 25 foot front yard building setbacks are indicated at both Aero Lane and Fifth Street. 15. Utilities Review: a) Existing 10" main water line to have a "wet -tap" installation with a corp. stop to a 1" copper service line hooked -up to a 3/4" water meter. b) 6" SDR 35 p.v.c. relocated to "on -site" property hooking up to the existing 6" SDR 35 at the south property line's manhole existing lateral. c) Clean -out from proposed building to be installed at pavement; i.e.: not in "rock" planter. d) Additional clean -out to be installed within the property line, not in right-of-way. e) Potable water meter with backflow device, per City of Sanford LDR. f) Wastewater is 4" schedule 40 p.v.c. connecting to the 6" SDR 35 sanitary lateral. g) 3/4" water meter is to be placed in the Aero Lane right-of-way. 16. Engineering Review: a) Geotechnical Report is being provided by "Dynamic Testing and Engineering Co." b) Stormwater calculations and St. Johns River Water Management District permitting is being submitted by "Site Engineering and Planning." c) 4" of gravel rock is being used in rock drive areas. d) Concrete drive and pad is shown at dumpster area. e) 30' x 30' concrete wash pad is to be used for an equipment wash area, in compliance with no harmful chemicals, oils or non -biodegradable solvents entering the retention area. f) Parking lot lighting to be illuminated by three (3) 250 watt metal halide flood lights from building. g) 8" x 8" railroad ties to encompass rock drive, thus containing rock area. h) Elliptical concrete pipe has been changed to a 15" round concrete pipe with culvert pipe design criteria attached. i) Revised grades and inverts along Aero Lane indicated with M.E.S. per D.O.T.
