INSTRUCTIONS TO BIDDERS
A. These plans and specification are intended to show the work necessary'to''
construct a condominium complex"on the site indicated on the drawing,:
B. Definitions
The following definitions will be held to apply to any of the fol l owi ngy
terminology when used in the contract documents (see Article I of AP,
General Conditions for other definitions). '-
(1) Owner:
(2) Architect, Architect's Ins ector,or.Architect's Representative:

(6) _Surety: The'corporate body which is bound with,and for the contractor,
w-Mich—is liable and which guarantees the faithful performance of the
contract and payment of labor and materials.
GENERAL CONDITIONS
A. "The general condition of the contract for the construction of the buildings.,",
Standard Form of the American Institute of Architects, Latest Edition,,'Arti-';,�, '
Iles 1 to 44 incl., are hereby made a part of these specifications, to'>''the",,..
same extent as if here in written out if,full.
(1) These "General Conditions" may be, purchased from'the American'Inst.itute
of Architects, the Octagon, Washington,,D.C., or they may be examined,
at the Architect's office.
(2) Where any article is supplimented hereby, ,the A:I.A. provisions of'sucli ',
article shall remain in effect and all the supplemental provisions shall
be considered as added hereto, Where any such article is amended,'vioid-
ed, or superseded thereby, the provisions of such article not so speci-
fically amended, voided, or superseded shall,remain in effect.
B. ERRORS AND _OMISSIONS:
(1) If any errors or omissions appear in the drawings,{ specifications or other -
documents, the Contractor shall notify the Architect in writing of such
omissions or errors prior to the proveding with such work.,
(2) In the event of the Contractor's failing to give such notice, he shall
be held responsible for'the results of any such errors or omissions
and the cost of rectifying the same.
C. LABOR:
(1) All Contractors and Sub-Contractors,shall be required to conform to the,'
Labor Laws of the State and the Various acts amendatory and supplementary
thereto; and to all other laws, ordinances, and legal requirements.ap-
pl icabl e.
(2) All labor shall be performed in the best and most workmanlike manner by '
mechanics skilled in their respective'trades; the standards of the work
required throughout shall be of such grade as will bring results,of the.
.first class only.
(3) Mechanics whose work is unsatisfactory,to the Owner or Architect; or are
considered by the Architects to be,unskilied'or otherwise objectionable,
shall be instantly dismissed from the ,work 'upon, notice from 'the Archi-
tect.
D. 'CLAIMS AND/OR LIENS: ;
(1) Keep the Owner harmless from and against ,any and all'claims,,demands, and
suits which may be made or brought against'the-Owner by his or his sub-
contractor's'employees or by the public; under any terms and provisions
or any compensation act or common law:
(2) Deliver the completed building to the Owner free,from claims and liens
of any kind.
(3) Furnish the Architect with a release of liens before I making applications
for final payment certification.
E. PERMITS:
(1) The contractor shall obtain and pay for all permits required throughout
construction operation. He shall pay all 'tapping,and other fees except
in cases where refundable deposits are to be made, such will be paid by
the owner.
F. SAMPLES:
(1) Article 8, "Samples": Amended as follows:
(a) "All samples as directed": Revised to read: "All samples as cal-
led for in the various division of the Specification and any other
samples as directed,"
(b) Furnish samples so as not to delay fabrication, allowing the Archi-
tect reasonable time for the consideration of the samples submitted.
G. PROTECTION:
(1) Article 12, "Protection of Work and Property";
Supplemented as follows:
(a) Protection in general:
(1) Protect all trees, shrubs, lawns and all landscape work from
damage, providing guards and covering. Any damaged work
shall be replaced at,the contractor's expense.
(2) The contractor shall comply with safety requirements of all
local and state laws.
(b) Provide a`11 shoring, bracing and sheeting as required for safety
and for the proper execution of,the work and remove when the work
is completed.
(c) At all times provide; protections against weather, rain, wind,
storms, frost, or heat so as to maintain all work, material,, ap-
paratus, and the fixtures free'from injury or damage.
(d) At the end of,the days work, cover,'all work likely to be damaged,
Any work damaged by fa f 1 ure to provide pretectidrf, • shall be re-
moved and replaced with new work at'the Contractor's expense.
H. MATERIALS:
(1) When several materials are specified by name, the Architect shall have
the right, before the execution of the contract, to require bidders to
state which material they will furnish.
(2) Whenever an item, or class of material or process is specified by name,
exclusively by trade name or by name of the maker by catalog reference,
only such items shall be used, unless the Architect's approval for a
substition is secured in writing.
(3) Should the Contractor desire to substitute another material for one or
more specified by name, he shall apply in writing for such permission
and state the credit/extra involved by the use of such materials. He
shall also provide data and samples for the Architect's consideration.
No such material shall be used unless approved in writing by the ArchiT
test.
(4) Wherever the words "approved", "unsatisfactory", or "as directed",
"submitted", "inspected", or similar phases are used in this specifica-
tion, they shall be understood to mean that the material of item re-
ferred to shall be approved by, satisfactoryto,as directed by, sub-
mitted to, or inspected by the Architect,
(5) Article 42, "Use of Premises": Supplemented as follows:

(a) Storage space at the site will be as directed. Arrange all mat-
terial and maintain in an orderly manner with the use of all walks,
drives, roads, and entrances unencumbered.
(b) Allot suitable and proper space to sub -contractors for the storage
of their materials.
(c) Should it be necessary at any time to move materials sheds, or
storage platforms, the contractor shall move same as and when direct-
ed at his own expense.
(d) At the end of the day's work, cover all work likely to be damaged.
Any work damaged by failure to provide protection, shall be remov-
ed and replaced with new work at the contractor's expense.,
I. PAYMENTS:
(1) Requisition for payments shall be submitted by the contractor not later
than the fifth day of each month, and shall itemize the amount of mat-
erials and labor on same installed up through the last day of the pre-
cading month.
(2) When approved by the Architect, payment will be made by the Owner on or
before the ,fifteenth day of the month, and in the amount of ninety per-
cent (90%) of requisition.
(3) Payments shall be made between the 1st and 15th of each month for pre-
ceding month's work or as percontract documents. Ten percent (10%) of
the contract shall be due when substatially complete. Substantial com-
pletion is defined as: "All work completed and accepted by local building
officials except minor repairs or missing items of hardware, etc.,
which allows,for`full use of the building by the Owner." Before the 10%,
retainage is paid, the contractor shall furnish the affidavit as per
section 84.061(o)l, Mechanics Lien Law. There shall be sufficient re-
tainage held back to cover all minor.items.
GENERAL REQUIREMENTS
A. :SUMMARY OF THE WORK:
(1) It is the intent of these plans and specification to describe the build-
ing to be constructed, and such site work as indicated to make the build —
complete and ready for occupancy.
(2) Then General Contract shall furnish all necessary labor and materials for
phases of the work as,generally outlined hereon and as reasonably .im-
plied or shown in plans and/or specifications, unless otherwise fioted.
(3) -MATERIALS FURNISHED,BY OWNER: The contractor shall,confer with the owner
to' eterm ne the c aracter and extent of those,materials which are to�be
furnished by the owners and installed by the contractor. Should such'
materials require additional treatment or'special work prior to installa-
tiop the cost of such work shall be included in the bid price.
(4) CO-OPERATION:
(a) The General Contractor, all other 'contract(yrrs, and all subcontract-
ors shall coordinate their work with all other trades so as to iaci-
litate the general progress of the works. Each trade shall afford
all other trades every reasonable opprtunity for the installation
of their work and for the storage,of the material.
(5) SCAFFOLDING:
(a), Provide exterior and/or interior scaffolding for the construction
of exterior masonry walls,,
(b) Build, erect and maintain all scaffolds in accordance with the re-
quirements of all state and local laws and regulations.
(6) MANUFACTURES'S DIRECTIONS:
(a) All manufacturing articles, material and equipment shall be applied,
installed, connected, erected, used, -cleaned, and conditioned as
directed by the manufacturer, unless herein specified to the con-
trary.
(7) SIGNS:
(a) Then General Contractor shall erect one painted sign 32 sq. ft.
(1) Name of Project
2) Owner
�3) Architect
4) Contractor
(b) The above sign shall be the only sign or advertisement displayed on
the building site.
B. SCHEDULES AND REPORTS:
(1) SURVEYS, LINES AND GRADES:
(a) The Owner will establish the lot lines, restrictions.

(c) The Contractor shall verify all grades, lines, levels and dimensions
as shown on the drawings, and he shall report any errors or incon-
sistencies in the above to the Architect before commencing work.
(d) Provide and maintain wel.l-built batter boards at all corners; es-
tablish bench marks at each floor, giving exact levels of the var-
ious floors.

C. SAMPLES:
(1) The Contractor shall submit to the Architect samples of, those finished"
materials indicated prior to ordering of material. After approval of
any material and prior to installation all materials shall be checked
against supplied samples to.assure consistency with original intent.
D. TEMPORARY FACILITIES:
(1) Provide and maintain on' the job site:
(a) Telephone service (in the field office)
(b) Necessary toilet facilities for all workmen
(c), Temporary heat within the building as required
(d) Temporary electrical power
(e) Temporary water supply
(f) Any and all other temporary facilities as required to facilitate
and expedite the progress of the work
E. CLEANING:
(1) At no time shall any rubbish be thrown from the windows of the building.;
(2) Special Cleanin : Besides the general broom cleaning,' do the following
special c eaning at completion of work (for all trades).
(a) Remove putty stains and paint from all glass and shall wash and
polish same. Care shall be taken not to scratch glass.
(b) Remove all marks, stains, fingerprints, and other soil and/or dirt
from all painted, decorated and stained work.
(c) Remove all temporary protections and clean and polish all floors
at completion.
(d) Clean and polish all hardware fixtures for all trades; including
removal of all stains, dust; paint, etc., upon completion.
F. GUARANTY -WARRANTY:
(1) The Contractor shall warrant and/or guarantee the following:
(a) All materials, workmanship, and movable "or adjustable work shall
.remain in perfect working order, including hardware, doors, window;
drawers, apparatus, machinery, electrical equipment and all other
equipment to which"this heading is applicable, for a period"of one
(1) year from the date of the -final certificate.
,
(2) CORRECTION OF WORK AFTER FINAL PAYMENT: One year from the date of issuance
o na certica e, Where guaran ees or,warrantees are written in
any of the divisions for -longer terms, such longer terms shall apply,
(3) MAINTENANCE MANUALS: The Contractor shall supply the Owner with all
proper manuals or written data for the operation and/or the main-
tenance of the various pieces of,'equipme'nt"installed in the project.
G. PROJECT CLOSEOUT:"
M ''This division is intended to'cover conditions necessary to completion .3
of the .project.
(2) Note that Article 9;'sub-paragraph of the General Conditions of the
Contract for Construction 9.7, AlA Document A-201 of the American
Institute of Architects, Twelfth Edition, April,1970, pages 1-18 in
clusive, outlined the procedure to be followed prior to final pay-
ment. , Procedure outlines in this division will not supersede the
General Conditions, but, rather, shall augment them,
"(3) Upon completion of all general construction and prior to Architect's
punch list inspection, all of 'the following shall be done:
(a) All general construction completed.,`
(b) 'All'mechanical and electrical work completed, fixtures in place,
connected (temporary, if necessary), Cleaned and ready for try out
and test.

.(c) All electrical circuits scheduled in panels, and disconnect swithches'
properly labeled.
(d) All painting completed.
(e) All,glass and metal work cleaned.
(f) All hardware installed, and all doors in good working order.
(g) Grounds cleared of contractor's shacks, equipment, debris and build-
ing supplies.
(h) All materials cleaned of stains and labels.
(4) Guarantees: Furnish all manufacturer's guarantees which have been in-
cluded with equipment.
(5) Ke s and Special Wrenches: All keys and special wrenches shall be tag-
ged with room number or with the designated use. In the event the keys
have been turned over directly to a representative of the Owner, furnish
a signed receipt from such representative.
(6) Guarantees and Bonds: Furnish the following written guarantees and bonds;

(7) Certificate of Inspection: Where required by detailed specification,
furnish c rtificate of inspection from proper authority on roofing work
and heating, ventilating and air conditioning equipment and controls.-
(8) Releases of Lien: Furnish affidavits and release of lien in accordance
with su -paragraph 9.7.3 or General Conditions.

EXCAVATION AND GRADING
A. WORK INCLUDED:
(1) Furnish all labor and materials to complete all excavation and prepara-
tion of the site as shown on the drawing or herein as specified.
(a) General excavation in or adjacent to building to grades;- line, and
levels as indicated for:
(1) Foundations, footings, trenches and pool,
(b) Miscellaneous and trench excavation in or,adjacent to building as
necessary for structural mechanical and/or site work.
(1) Drains, sewers, area drains, wastes, heating)" lines, tele-
phone lines, electrical lines, cable T.V,, ect.
(c) Fill and backfull for all work as required to bring work to finished
grades.
(d) Shoring, bracing, sheath piling, planking and cribbing as required,
and removal of same.
B. EXCAVATION:
(1) All excavations; made to the proper depth with the proper allowance made,
for floor slabs forms, centers, and for space to apply waterproofing
and/or damproofing if required.
(2) Bottoms for piers and footing; approximately level, clean and clear of
loose material, and lower sections true to size.
(a) Where excavation is made below depth required for footings, founda-
tions, and/or any bearing work, the foundation and walls shall bear
on undisturbed soil.
(3) Exterior waterpipe, trenches; V -6' minimum below finished grade.
(4) Top of all footings 8" minimum below the finished grade.
(5) Bottom of all footings: To depths sufficient to bear on undisturbed
sub -soil earth.
C. BACKFILLING:
(1) Do not back -fill walls or foundations until all masonry has set completly.
(2) Slush with water and tamp all earth filling every 6" in depth to avoid .
settlement.
D. EARTH FILL:
(1) All'filling shall be clean earth, free from top soil, vegetation, debris,
wood, brickbats, etc. All fill for concrete floors shall be raised in
layers of 6" each. Each layer to be thoroughly puddled and tamped.
Earth required for fill which is not available as a result,of the build-
ing operations shall be brought to the job and shall conform with the ,
above.
E. GRADING:
(1) Slush and tamp all earth to receive slabs, and slabs shall not be poured
until all settlement has occurred and earth has been leveled and accur,,4t0 y,
graded.
(2) Reform all exterior grades in accordance with the drawings -to easy con-
tours.
F. COMPACTION:
(1) After the site is stripped and the cuts and fill areas balanced into spaces
indicated on the drawings the site shall be compacted. By use of a vi-
brating steel wheel roller (vibro plus CH43 or equal).
(2) Compaction shall continue until the areas in both cut and fill attain
a density of not less than 95% (ASTM D-1557-70),
G. ROCK:
(1) Assume sub -soil conditions to be similar to surface conditions and that
no additional rock will be encountered.
H. SURPLUS MATERIALS:
(1) Relocate all surplus sub -soil, free from all debris, stumps, roots, rub-
b.;sh, scraps, etc., at side of Owner's property, as directed.
(2) Remove from the site all excess materials, debris, etc., early enough
as to not hinder or delay the progress of the work.
I. WATER:
(1) Removal of all surface and underground water encountered during the term
of the contract and keeping excavations dry by pumping or other methods.
J. CLARIFICATION:
(1) Each trade shall perform any and all trenching required for the proper
installations of his equipment and/or materials, and its backfilling.
(2) Remove and dispose of all top soil, brush, rubbish, etc., prior to filling
site to grades as shown on the plot plan.

CONCRETE

A. WORK INCLUDED:
(1) Furnish and install all materials, labor and equipment necessary to pro-
perly perform all concrete work required as specified herein and/or as
shown on the drawings.
B. MATERIALS:
(1) Portland Cement - A.S.T.M. Specification C-50 Type 1
(2) Aggregates - A.S.T.M. Specification C-33
(a) Fine aggregate shall be graded from No. 2 to NO. 100.
(b) Coarse aggregate shall be gravel'or crushedstone from NO. 4 for
footing and slabs on grade and 3/4" to NO. 4 for all other work.
(3) Water -fresh, clean and free from injuriousamounts of oil, acid, alkili
or organic matter.
(4) Reinf. steel -deformed bars A.S.T.M. grade 60 A-15 wire mesh A.S.T.M.
Design. A-185.
(5) Forms for concrete exposed to view; 5/8" or 3/4" thick oil impreg.
ext, type plywood. Forms for concrete not exposed to view; No. 1
Southern Pine Boards 1" x 6" T & G.
C. CONCRETE MIX:
(1) All concrete; "ready mixed": And conforming th A.S.T.M. Specifications.
(2) All concrete; 3000 P.S.I. min. unless otherwise noted.
D. REINFORCING:
(1) Lap for bars ; not less than 30 bar diameters.
(2) Laps for mesh; not less than 6".
(3) Protection for reinf. in footings shall be 3", 1 1/2 for beams, and 1"
for slabs.
(4) Bars; lap 30 bar diameters at all corner.
(5) Accurately position andsecure against displacement by using suitable
clips, metal bhairs, spacers, or by metal hangers.
(6) Unpainted and uncoated, free from rust or scale.
E. FORMS:
(1) If local conditions are favorable, use earth trench forms for footings
provided the earth is clean cut and true with bottoms level and sound.
The trenches must be inspected and approved by the Architect.
(2) Forms, centering, cores, molds, etc.: Construct so that the finish con-
crete will conform to the shapes, lines, grades, and dimensions, in-
dicated on the drawings.
(3) Substantial and sufficiently tight to prevent leakage of motar and not
deflect under weight of wet concrete or of construction loads.
(4) Forms or shores for concrete shall not be removed until the concrete
is determined, by thorough examination, to have developed ample strength
to support any loads to superimposed.
(5) Apply form oil to all forms to prevent concrete from sticking.
F. EMBEDDED ITEMS:
(1) Before placing concrete, care shall be taken to determine that any embed-
ede metal or wood parts are firmly and secrely fastened in place as in-
dicated. They shall be thoroughly clean and free from coating, rust
scale, oil or any foreign matter.
G. PLACING:
(1) All concrete shall be delivered to forms as,rapidly as possible after
mixing. All concrete shall be tamped and spaced as soon as put into
the forms and shall then be left undisturbed. All slabs shall be poured
in one continuous operation, if possible. Where new concrete is to abut
against old, if old concrete is,36 hours old, surface shall be thoroughly
wet and painted with wash of neat cement grout just before laying the
new concrete. Should old concrete be less that 36 hours old, grout
may be omitted, but the surface shall be thoroughly wet.
H. CURING:
(1) All concrete surfaces shall be kept wet for a period of seven (7) days,
unless otherwise specifically prescribed by the Architect, by covering
with water, or with an approved water saturated covering, or by spray-
ing. All water used for curing shall be as specified herein before.
I. JOINTS:
(1) For interior concrete slabs and where concrete slabs, including side-
walks, abuts walls; install 1/2" Celotex Flexcell premounded expansion
joints full thickness of slabs. Locate expansion joints as indicated
on the drawings or as follows:
(a) Maximum area for floor slab in one pour; 900 sq. feet with maxi-
mum dimension at one side of area limited to 40 feet.
J. FINISH OF CONCRETE:
(1) Rough Finish: All concrete not otherwise specified, patch honeycombs,
remove aTTTins and rough edges.
(2) Rubbed Finish: All concrete exposed in completed work such as exposed
lintels and eams, but not including floor slabs. Remove fins and
rough edges, rub surfaces with cement or carborundum brick. Use no
mortar or grout. Remove form marks and leave the surfaces uniformly
smooth and washed clean.
(3) Wood Float Finish: All exterior slabs and as called for on the drawings.
S ass a 'irst be screeded to an even surface. After slabs have
been allowed to settle and all surface water has been removed. A dry
mix topping of 1 part of cement and 1 1/3" parts of coarse particles
taken from sand ranging in size from 1 32" to 1/4" particles shall be
spread over surface at rate of 1 bag of dry mix to 100 square feet of
slab. The surface shall then be compacted with a wood float and tested
for low spots which shall be eliminated, then given a wood float finish.
(4) Steel Trowel Finish: All interior concrete slabs as called for on the
raw ngs. pp y in the same manner as specified for wood float except*
the final operation shall be with a steel trowel to bring the surfaces
to a smooth surface free from defects and blemishes. Screeds shall be
set in mortar pads to prevent puncturing vapor barrier, when specified.
K. LEVELNESS OF FLOOR SLAB:
(1) Particular care should be taken to pour and finish a level floor.

(2) Objectionable high spots shall be ground down.
(3) The Architect shall make decisions of the levelness for the floor slab.
If he decides the floor slab.is not as required for the Owner's opera=
tion, the slab shall be removed and replaced at no additional cost to
Owner.
L. STOPPING THE WORK:
(1) The Architect may stop the concrete work when he feels the ambient temp-
erature or prevailing conditions will be harmful to the work if it con-
tinues.
M. OUTSIDE CONCRETE WORK:
(1) As not specified herein before shall be as shown on site plan.
N. CONCRETE WALKS:
(1) See drawings for location and details.
(2) Use 2500 P.S.I. concrete, ready mixed as hereinafter specified.
(3) Provide 1/2" expansion joints every 15'-0", O.C.
0. PAVING:
(1) See information on the plot plan.
P. WOOD SCREEDS:
(1) All wood screed, markers, etc., shall be removed from the concrete after
placing.
MASONRY
A. WORK INCLUDED:
(1) Furnish and Install all materials, labor and equipment necessary to pro-
perly perform all masonry work required as specified herein and/or as
shown on the drawings.
B. MASONRY MATERIALS:
(a) Deliver, store, and handle all materials as to prevent the inclusion
of foreign materials by water or breakage.
(b) Package materials: Deliver and store in original package until
ready for use,
(c) Package or materials showing evidence i,of water or other damage shall
be rejected,
(d) Masonry units: Deliver, store and protect from breakage.
(2) Water: Clean and free from deleterious mateH als:,
(3) Mortar:
(4) Sand: Clean, durable, uncoated grain, sharp, free from loam or other
deleterious matter, graded from coarse to fine.
(5) Block:
(a�) Conforming to A.S.T.M., 090, Latest edition.
(b) 1-5/8" x 7-5/8" x 15-5/8" hollow non-loadbearing units conforming
to A.S.T.M. Specification C-129.
(c) Furnish all units as necessary to carry out details, bond and to

(d) Use no broken, chipped, warped or otherwise defected block.
C. 'MASONRY REINFORCING:
(1) All masonry reinforcing shall be "Our-O-Wall" as manufactured by Cedar
Rapids Block Company.
(a) All "Dur-O-Wall" steel reinforcing specified above shall be spaced .
as shown on the drawings.
D. BLOCK WORK:
(1) Lay all block work true to dimensions, plumb, square, in bond, and pro-
perly anchor. All courses shall be level, with joints of uniform width.
(2)' Allow space for caulking joints at all door and window frames, etc.
(3) All masonry work shall be performed by first class masons thoroughly ex-
perienced in the trade.
E. JOINTS:
(1) All joints 3/8" thick.
(2) Point all joints as wall is built.
F. MORTAR:
(1) Mortar shall be prepared and of the manufacture hereinbefore specified.
This mixing of the mortar shall be in strict accordance with the manu-
facturer's instructions. Only fresh mixed mortar may be used, no re -
tempered mortar will be allowed in the work. Mortar shall be mixed in a
tight box or mixer, and shall be of a uniform consistency and color.
G. CLEANING:
(1) In general, clean all exposed masonry work after erection and before in-
stallation of any adjacent materials that may be injured by, or a hin-
drance to, the cleaning process.
(2) Remove large particles of mortar with chisel.
H. BUILT-IN WORK:
(1) Build in all anchors, ties, flashing, etc., as shown on the drawings,
that is necessary, or as specified in this or other sections of this
specifications
I. BRACING:
(1) All free standing masonry walls shall be thoroughly braced as erected,
by this contractor, to prevent overturning. Such bracing to remain in
place until all roof framing struts are secured in place.

J. STOPPING THE WORK:
(1) The Architect may stop the masonry work when he feels the ambient temp-
erature or prevailing weather conditions will be harmful to the work if
it continues.
K. CONTRACTOR'S NOTE:

METALS
A. GENERAL:
(1) Furnish and/or install all materials, labor, equipment, incidental acces-
sories, etc., to complete frame as shown on the drawings and/or called
for in these specifications.
B. WORKMANSHIP:
(1) All` workmanship: Equal to the best practice in modern structural shop;
and is strict conformance with A.I.S.C. Specifications.
(2) Execute all work in strict accordance with drawings, details, and ap-
proved shop drawings.
(3) All work; make and erect square, plumb, straight and: true, accurately
fit at joints and intersections.
(4) Adequately reinforce and anchor all work in place.
C, INSTALLATION:
(1) Structural Steel: In workmanlike manner in accordance with latest stan-
dards recommended by A.I.S.C.
D. FIELD MEASUREMENTS:
(I) Take all measurements in the field as required to verify or supplement
dimensions shown on the structural drawings anQ or Architect's drawings.
E. SHOP PAINTING:
(1) Before leaving the shop, clean all steel work thoroughly by effective
means, of all loose mill scale, rust and foreign matter.
(2) On all steel work: Apply one coat of approved metal protection, thoroughly
and evenly and work into the joints and other open spaces thoroughly.
F. CUTTING AND FITTING:
(1) Unless detailed, do no cutting of sections, flanges, or webs, without
the Architect's approval,
(2) Masons shall perform all grouting.
(3) Check and maintain level of all structural members throughout entire'
construction,
G. MISCELLANEOUS METALS:
(1) Furnish all labor, material and equipment, and perform all operations
necessary for or.incidental to the completion of all Miscellaneous Metal
work required for the construction of the building therein described, as

CARPENTRY
A. GENERAL:
(1) furnish and install all lumber and related items, labor, equipment, etc.,
necessary to carry out the work as set forth in these specifications
and drawings.
B. GRADING:
(1) All lumber shall conform to the American Lumber Standards. Simplified
Practive Recommendations R16, latest edition. Grades shall conform to'
the grading rules of the manufacturer's as's ociation under whose rules
the lumber is produced,
C. PROTECTION:
(1) Protect and keep all materials under cover both in transit and at the end
of the job site,
(2) beliver no materials unduly long before it is required for the proper
conduct of the work.
D. SEASONING:
(1) Use only well seasoned or kiln -dried, depending on use.
(2) Kiln -dried lumber: 12% moisture content, max.
E. MATERIALS:

(1) General: Framing lumber and other rough work shall be properly framed,
closely fitted, accurately set to required lines and levels, and r"gidly
secured in place. Members shall be framed for the passage of pipes and
conduits without permission from the Architect. Special framing or con-
struction, not explicitly shown or specified shall be provided as

required to complete the work in the best�and most workmanlike manner.
Nailing and spiking shall be done in a thorough manner with nails of am-
ple size, using spikes larger than twenty -penny where practicable.

C. SINGLE HUNG ALUMINUM WINDOWS:

(1) Windows shall meet or exceed AAMA Specifications, DH-BI-HP. Sizes and
types shall be as shown on the gener4l plans.
(2) Material:
(a) All window members shall be extruded from 6063-T6 aluminum alloy
and have a metal thickness of .062.' Frame members shall have a
minimum depth of 2 1/16" exclusive'of screen retainer channel,
integral grip or condensation trap Sash members shall have a
minimum depth of 3/4" approximately exclusive of finger lift rail
and meeting rail weather stripping contact on horizontal sash
parts. Horizontal meeting rail and lift rail shall be tubular ex=
truded sections. Meeting rail shall be not less than 1.162 inches
deep. Lift rail shall be of a specially constructed reinforced
design to give added strength.

(3) Construction:
(a) Frame and sash member joints shall be neatly joined, securely
connected and weathertight.

(4) Hardware:
(a) Two spiral type balances housed in metal tubes 5/8" in diameter
mounted in frame jamb shall permit moving sash to glide smoothly
up and down and shall be factory adjusted to hold sash open at any
point in its travel. When specified balances shall be take-out type
which will permit sash to be easily removed without the use of any
tool. Operating sash shall be weatherstripped around its entire
perimeter by means of a polypropylene type pole weatherstrip
inserted in a groove at the meeting rail, lift rail and in each of
the sash jambs. Sash lift rail and frame step sill as well as
the meeting rails shall make additional metal to metal weathering
contact. Moving sash shall be provided with a locking mechanism
of a cam type design for positive locking:
(5) Air and Water Infiltration:
(a) Air and water infiltration shall meet or exceed the requirements of
the AAMA. Copies of test reports conduted by independent labora-
tories are available upon request.
(6) Screens:
(a) Half screens furnished unless otherwise specified shall be roll
formed of suitable aluminum alloy and screened with 18 x 16 mesh
aluminum wire and splined with removable vinyl spline. Screens
shall be designed to fit into screen channel at meeting rail which
shall be integral part of window and shall be spring loaded to
insure tight closure. Full screens, furnished only when specified,
shall fit into screen channels at the head of sill of the frame
and be contained within the screen angles at the frame jamb. Full
screens are not available on integral fin single hung windows.
(7) Finish:
(a) Windows shall be furnished with standard mill finish.
(8)' Erection:
(a) The erection contractor shall securely anchor windows in a straight
plumb and level manner without distortion of the windows. Erector
shall use a suitable mastic at all window and mullion joints and
shall place erection screws so they will not interfere with operation
hardware or distort frames. Erector shall make final adjustment
for proper operation of ventilating units after installation is
complete.
(9) Caulking:
(a) Window openings shall be properly caulked by others with a suitable
compound to accomplish a thorough weathertight condition around the
perimeter of the window frame and wall opening.
(10) Glazing:
(a) Windows shall be supplied factory glazed with type of glass speci-
fied in the specifications. Factory Glazed windows will be back -
bedded with glazing compound which shall have a composition parti-
cularly adapted for use with aluminum windows, and snap -in glazing
bead will be used to hold glass in position.
(11) Cleaning After Erection:
(a) All exposed portions of the window shall be cleaned by others
after the painting and finishing of the building is completed.

(4) Clean Up:
(a) Afterwork has been completed, the entire area shall be
cleaned of all debris dropped by workmen. Clean windows and all
other areas of the building that have been splashed

C. INTERIOR FINISHES:
(1) Drywall:
(a) All walls and ceilings, where called,for, shall receive 1/2" regu-
lar gypsum wall board.. Joints shall have taped and caulked treat-
ment equal to "Gold -Bond", specifications for single layer construc-
tion of the National Gypsum Company.
(b) All walls shall have a smooth finish.
(c) Provide metal casing at all exterior corners.
(d) After completion, patch and also caulk any defects, holes, etc.,
to match existing work.
(2) Resilient Tile:
(a) See drawings and schedules for areas requiring relilient tile.
Tile will not be required under built-in cabinets.
(b) Vinyl asbestos the shall conform to the requirements of Federal
Asbestos Tile Specifications #L -T 00345 (COM-NBS) and shall be
3/32" thick and 12" x 12" wide. Tile shall equal Kentile Traver-
tine Tile.

(c) Adhesive shall be waterproof type as recommended by the manufacturer.
(d) Provide 1" wide vinyl edging strips at exposed ends of tile.
(e) Vinyl cove base shall be extruded set -on type, 4" high. Corners
shall be job formed. Provide 4" ends stops.
(f) Remove grease, dirt and other substances from sub -floors. Inspect
floors for holes, cracks and smoothness. Do not proceed with laying
until sub. -floors are smooth and cracks are filled.
(g) Maintain 70 degrees F. minimum temperature in rooms for 24 hours
before and during time of laying tile and for 48 hours after laying.
Stack tile in rooms at above temperatures 24 hours before laying.
(h) Lay the in accordance with manufacturer's recommended specifications.
Use only experienced workmen. Lay the with joints tight and in
true alignment. Heat tile to underside if necessary to obtain
bond. Lay tile to pattern selected with grain in matching sequ4nce.
(i) Cut tile to fit accurately at joining with other material. Lay
the symmetrically about center lines of room or spaces with tiles
against walls not less than 6" wide. Tile against wall shall be
same width of each side of room where possible.
(j) Install edging strips where edge of tile is exposed. Fasten strips
to floor with waterproof adhesive.
(k) Set vinyl base staight and true in accordance with manufacturer's
directions. Internal and external corners shall be formed at job
by heating and -bonding tile around corners.
(1) After floors have set sufficiently,to become seated, wash with
neutral cleaner and thoroughly buff. Upon completion, leave floors
and base clean, smooth and free from buckles, cracks and projecting
edges.
,(3) Carpet:
(a) Areas indicated as on room finish shedule.
,(b) Floors to'be prepared by contractor to receive pads and carpet.
(c) See Allowance Schedule.
D. PAINTING:
(1) Work Included:
(a) Painting or staining of all materials requiring a finish, interior
or exterior including wood, dry wall, masonry:
(b) Finish Coat(s) for equipment and/or units having a shop applied
priming.`
(c) Caulking, pointing -up, retouching or scarred or marred factory
finishes.
(d) Puttying or filling all set nails and other blemishes in all surfaces

done at the job site.
(3) Storage:
(a) A space will be designated for the storage of paint materials, and
tools.
(b) Whenever it may be necessary to change the location of this storage
space, promptly move to the newly designated place.
(c) Protect the storage space floor from damage.
(d) Cover all paints at all times and take all safeguards to prevent
fire.

(10) Inspection of Surfaces:
(a) Before starting to work, inspect all surfaces to be painted or deco-
rated and report all defects therein to the Architect in writing.
The Architect will cause all defects to be remedied. The commen-
cing of work by this contractor indicates his acceptance of the
surfaces.
(11) Preparation of Surfaces:
(a) In addition to the work specified above, the following work shall
apply to all types of finishes on the respective surfaces.
(1) All spaces shall be broom clean before and during painting,
and all surfaces dry.
(2) Before painting all dust, dirt, plaster, grease, and other
extransous matter which would affect the finished work.
(b) Foreign matter on surfaces, left by other trades, will be removed
by those trades.
(12) Workmanship in General:
(a) All work: By skilled mechanics in a'workmanlike manner, evenly

all doors and sash and the entire job left clean and acceptable to
the Architect.

(b) All kitchen and vanity cabinets shall be constructed as indicated
on the interior elevations in the drawings.
(c) Vanity counter tops shall be covered in plastic laminated.

SPECIAL CONSTRUCTION
(1) Swimming Pool:
(a) Size and shape as indicated on drawings.
(b) Constructed in accordance with all local codes and ordinances.
(c) Contractor shall supply such pool equipment as filters, pumps,
diving boards, etc, as requested by Owner.
MECHANICAL SYSTEMS
A. GENERAL: This section of the specification covers the complete mechanical
services,of this project, except as specifically notes elsewhere.
The General Conditions of the Architect's Specifications apply.
Execute this contract is strict accordance -with the rules of the
'National Board of Fire Underwriters and any local, municipal or
state regulation governing the installation.of all work.
Satisfy all requirements of such codes and regulations at no addi-
tional cost to the Owner.
Obtain and pay for all permits and inspections required by such
codes, ordinances, laws and regulations.
Allow no waste material or rubbish to accumulate in or about the
premises, and at completion of work, remove all rubbish, tools,
scaffolding, and surplus materials, from and about the building
and have all work thoroughly cleaned and ready for use.
Remove any dirt, grease, etc., on wall, floors, building structure
or fixtures and leave the premises'in first class and clean con-
dition.
(1) Dimensions:
(a) Dimensions shown and locations of equipment are based on general
information; the Contractor will check these with equipment he in-
tends to furnish.
(2) Plans:
(a) All drawings, pertaining to these divisions, are to be considered
diagrammatic but are to be followed as closely as the construction
of the building will permit.
(b) Adjust work to conform to the building and existing conditions.
(3) Framing:
(a) Furnish and install all supplementary materials necessary for
hanging equipment and pipes.
(4) Cutting and Patching: (Carpentry & Masonry Work)
(a) Provide sleeves for all openings; Perform any cutting and patching
as becomes necessary and install all work as scheduled as the work
of the other trades will permit and require.
(b) All equipment, parts, piping, etc., provided by the Contractor
shall be properly protected during shipment and erection and until
final acceptance by the Architect.
(5) Installation Precautions:
(a) All electrical and plumbing rough -in work in floor must be completed,
fine grading and screen work finished, before the above work is
checked.
(6) Specialized Services:
(a) Furnish all specialized services of factory representatives or s'er-
vicemen necessary to put the systems into operation without addi-
tional cost to the Owner.
(7) Instructions:
(a) Submit mound copies of all instructions booklets and instructions
to the Owner.
(8) Tests:
(a) The entire systems shall be subject to a test as recommended and
approved by the Architect.

B. PLUMBING:
(1) The contractor shall furnish all labor, materials and equipment neces-
sary to provide a fully -operable Plumbing System,adhering to the basic
intent of the drawings and conforming to all laws, ordinances or regu-
lations of City, County, State or Federal bodies, local utility com-
panies and individuals having legal authority to supervise this type of
work.
(2) Work included, (but not necessarily limited to the following):
(a) Sanitary Systems Materials: (Soil, Waste and Vent).
(1) Cast-iron Soil Pipe and Fittings shall be serviceweight, conform-
ing to A.S.T.M. Specification A-74-42." All joints shall be
bell & spigot and made with white oakum and pure lead.
(2) Copper drainage, waste & vent (D.W.V.) piping shall conform
to A.S.T.M. Specification B-16.29-66.
(b) Domestic Water Supply System Materials: (Hot & Cold Water)
(1) Seamless Copper water tube, Type "L" shall conform to A.S.T.M.
Specification B-88-66. Cast -bronze solder joint pressure fit -
shall conform to A.S.A. Specification B-16.18-63.
(c) Plumbing Contractor shall pay for all hook-up fees, permits and
pollution charges,,

Sheet metal connectors shall be used for joining sections.
With 2" glass fab tape.- Metal turning vanes, splitter dampers, and
volume take off vanes shall be provided as shown. All fabrication shall
be accomplished'in a workmanlike manner, all bends,and joints on duct sec-
tions shall be mitered, and ducts shall be installed true and level.

(7) Test and Balance:
At completion of installation, supply air registers adjusted to the de-
sign air quantities shown on the plans.
(8) As -built Drawings:
At the completion of the installation work for the system, this section
to furnish the Architect with three (3) sets oV as -built drawings show-
ing all changes and deviations neatly marked in red pencil.
(9) Guarantee:
Furnish a written guarantee that all work executed under this section
will be free from defects in material and workmanship for a period of,
one (1) year from date of Acceptance. They will further agree that they
will at their own expense repair or replace all such defective work
and damage resulting thereof during the full term of the guarantee.,
(10) Cutting and Patching:
} (a) All -labor required for cutting of floors, walls, ceiling, and/or
roofs required for installation of work furnished' x,w
under other sections. All major cutting which may effect the struc-
tural stability of any portion of the structure must have prior
approval of the Architect.
(b) All cutting and patching of floors, walls, ceilings, and/or,roofs
required for installation of heating or exhaust fan work due
to incorrect information by the Heating Contractor will be perform-
ed by the General Contractor at the expense of the Heating Contractor.

the drawings, when the outside temperature is at the outside design
temperature established be FHA for the locality.
(b) All materials and equipment necessary to --accomplish the intent fur-
nished and installed -by the contractor.
(15) Bathroom Exhaust Fan:
(a) CA-90 room air circulator ductless,bathroom fan as manufactured by
Rush -Hampton Industries, Orlando, Florida.
D. ELECTRICAL:
(1) Scope of Work:
(a) Furnish all labor, material, equipment, and services necessary for
and reasonably incidental to properly complete all electrical work
as shown on drawings, and hereinafter specified, except work or.
material specified as being furnished and performed by others.
(b) The mechanical specifications described under separate division are
"complementary and are a part of this electrical specification.
(c) Install complete, in operative condition,'the entire electrical sys-
tem as generally listed below:
(1) Entrance
(2) General lighting electrical system
3) Air Conditioning and heating electrical system
(4) Stereo systems wiring and speakers
�5) Telephone Conduit
6) Wiring and connection on all thermostats
(d) Become thoroughly familar with all parts of the drawings and speci-
fications pertaining to electrical work.
(2) Progress:
(a) Install all electrical work as fast as the progress of their trades
will permit.
(3) Protection Equipment:
(a) The electrical contractor shall be responsible at all times for all
work damaged by him in executing his contract.
(b) Any work damaged shall be replaced and placed in perfect working con-
dition without extra cost.
(4) Regulations and Codes:
(a) All electrical work and materials:
(1) Conforming to the latest stands of the National Electrical
Code, State Building Code, and the Local Electrical Code.
(b) Materials:
(1) Listed by the Underwriter's Laboratories, Inc.
(2) Perform the function as indicated on the plans.
(c) Should plans and code conflict, the code takes preference.
(d) However, make no changes even in cases of conflict, without first
obtaining the approval of the Architect.

(5) Wiring Methods:
(a) Keep the lighting and air conditioning systems on separate
circuits and do not cross wire in any manner.
(b) Caution: Keep the polarity of the different systems straight.

(1) Copper, of the size and type of covering required by the load,
thereon, plus a sufficient margin for normal overload.

ceiling exposed; loom covered or metallic sheathed.
