GENERAL NOTES 1. The construction as defined herein (Premanufactured Unit approval drawings) or in.the Site Architectural documents is designed and shall be constructed:to comply with the applicable provisions of the 1985 SBCCI STANDARD BUILDING CCOE with 1986 revisions and the NFPA LIFE SAFETY CODE, 19811f 2. Dimensions govern on all drawings. Do not scale. Dimensions are to faces of finish materials unless rioted otherwise. 3. All subcontractors shall refer to their individual contracts and engineering drawings for additional information. 4. All items noted "Field Installed", "Field Connected", or abbreviated "F.I." are not a part of the Industrialized Unit Authorization. 5. All work noted "Field Installed", "Field Connected", or abbreviated "F.I.'' shall be performed by the appropriate Subcontractor as specified in their contracts. B. PLUIBING NOTES 1. The plumbing systems as defined herein or in the Site Specific documents are designed to comply with the applicable provisions of the STANDARD PLUMBING OCDE. 2. All piping penetrations through masonry walls shall be sleeved with approved piping material that is two pipe -sizes larger than the diameter of the penetrating pipe. 3. All piping penetrations through fire -rated assemblies and masonry wall sleeved openings shall be packed tight with non-corrbustible material. 4. All building drains and water supply lines shall be in Plumbing Contract. The Plumbing Subcontractor shall refer to Engineering Utility Drawings for all underground line sizes arid locations and meter locations. 5. Location of storm and/or building drain exits from the building and flow directions may vary. 6. All steel piping supports and their fasteners installed in the crawl space shall be galvanized or finished with corrosion resistant paint. 7. Water heater terrperature & pressure relief valves shall be piped with Type 'L' copper tubing to locations as required by the authority having jurisdiction. 8. Water heaters shall have a safety drip pan 2 1/2" deep x 25" diameter with a side outl9t connected to a 1" drain terminating within 6" to 24 above grade. 9. Piping material may be the following or an equal material that meets the approved standards of the local authority having jurisdiction and approved by Cardinal Industries, Inc. a. Seamless copper water tube ASTM B75, B88. Type "K" - for underground service and general plumbing installations. Type "L" - general plumbing installations. Type "M" - general plLirbirig installations. b. Chlorinated poly (vinyl chloride) (CPVC) plastic hot -and -cold water distribution system ASTM D2646. c. Polybutylene (PB) plastic hot -and -cold water distribution ASTM D3309. C. MEC>-IAfJLCAL NOTES 1. The Mechanical Systems as defined herein or in the 5iite Specific documents are designed to comply with the applicable provisions of the STANDARD MECHANICAL CODE. 2. All exhaust fans shall be ducted through the roof to the exterior. 1-lat louvers shall be field installed. 3. Ridge vents shall be installed within two weeks after setting modules. ELECTRICAL NOTES 1. The electrical system as defined herein or in the Site Specific documents -is designed to comply with the applicable provisions of the National Electric Code, 1984. 2. A"11 electric power supply shall be as specified in the Electrical Contract. 3. All electrical fasteners installed in the crawl space shall be•galvanized or coated with corrosion - resistant paint. 4. Connection to.and installation of meter bases shall be by the Electrical Subcontractor in the field. 6. Circuits from other modules shall be connected by the Electrical Subcontractor in the field. 6. All site lighting shall be controlled by photo -cell circuits (see engineering site plan for locations and electrical calculations for service). There shall be 3' clearance in front of the electric mounted on the building exterior. 7. See configuration plan(s) for specific switching, HVAC and lighting layout. 8. All exterior lighting on photo -cell circuit. FOUNDATION NOTES 1. All cast -in -place concrete and concrete, brick and stone masonry -in these documents is field installed and not a part of the Industrialized Unit Authorization, 2. The size of the pier footings -is based on indicated soil bearing capacities (see details elsewhere in the documents.) 3. The size of perimeter footings is based on 3000 PSF soil bearing capacity. 4. The SOILS ENGINEER shall be responsible for assuring the adequacy of subsurface bearing conditions,'as designed. 5. The STRUCTURAL ENGINEER 'is responsible for the module and foundation designs only and not for subsurface bearing conditions. 6. The Foundation Subcontractor shall supply and install all footings, foundation walls, piers and crawl space related materials. All crawl space access doors/ vents, area wells, area well gratings, and anchor straps shall be supplied by Cardinal Industries, Inc. and installed by the Foundation Subcontractor - as herein shown. 7. The depth below grade of the bottan of all perimeter footings shall be not less than 24" below adjacent ! grade or as required by the governing building code as administered by the authority having jurisdiction, whichever is greater. 8. All footings shall be on undisturbed earth. Areas which are over -excavated or which require fill shall be brought up to proper elevations using self -compacting granular fill or through controlled fill in layers not to exceed 8" of loose depth and carpacted to a modified proctor density of 95% or per direction of the Soils Engineer. 9. Concrete for footings shall have a minimum 28 day compressive strength of 3000 PSI. 10. All metal fasteners installed in the crawl space shall be, galvanized or coated with corrosion - resistant paint. 11. Continuous 2 layers of 15# felt sill sealer shall be placed atop entire pbrirneter foundation wall. 12. If standard termite blocks are' not available, 4" solid block or properly grouted hollow core block shall be used. Lintel or bond beam block shall not be used in lieu of termite block. 13. Concrete masonry units shall be cut perpendicular to cores only and not parallel to cores. Two-inch and four -inch thick solid masonry units may also be used to bring the piers up to their proper elevations. 14. The piers shall be located as shown on site specific foundation plans and footings shall be centered under the pier. If the edge of a pier is located closer than 3" to the edge of a footing, the footing shall be removed and a new footing shall be placed. 15. A vapor barrier consisting of 4 mil polyethylene with a-I1 joints lapped a minimum of 4" shall be installed over the entire ground surface of the crawl space. 16. A minbrtin of two screened access doors (2'-0" x 2' - 8") are required for foundations up to 40 modules. "These are to placed in opposite corners of the .building. The other two corners of the building shall each have an 8" x 16" foundation block vent located 2' - 8" from the corner. A vapor barrier on the crawl space floor is required. Not less than one Sq. Ft. of free -air ventilation openings shall be provided for each 1500 Sq. Ft. of crawlspace area. 17. Termite protection shall be accomplished by soil treatment as delineated in the standards of "The National Pest Control Association". F . STRUCTURAL_ NOTES 1. No cutting or drilling of structural wood members will be permitted without the express written authorization and direction of the'responsible Architect or Engineer. G. INTENDED MODULE USE 1. The modules and variations shown on the plan sheets are intended to be used as shown individually or in combination to form suites or buildings as indicated on the configuration sheets. The modules and suites as shown on the configuration sheets will be arranged in combinations to for►n buildings as indicated on the site plan. 2. The buildings formed shall comply with the applicable sections of the STANDARD BUILDING CODE for use group B Business, Type VI Unprotected Combustible construction. The allowable area will meet the criteria in Chapter IV including Table 400 and Section 402.3 for area rodification. 4. The project development as defined herein or in the Site Specific documents is intended to provide barrier -free access in accordance with the applicable provisions of Section 508.0 and Appendix M ; except where not required per exceptions of Section M-1 of the Standard Building Code. When required, barrier -free access i s provided to all canon spaces. 5. A handicapped restroom shall be incorporated into every building which is composed from the various configurations as shown herein. r l H. DESIGN_ LOADS 1.
