VA 0 0 11 0 S I ..' PECIFICATIONS GENERAL CONDITIONS 1. Each bidder shall 'visit the site, of the proposed work and full ac uaint himself . Y q with the existing conditions so that he may fully understand the existing systems and facilities, difficulties, and restrictions related to the execution of the work under contract: 2. The Tenant (Edison Brothers Stores or EBS) reserves the right to- waive irregularities and to reject any or all Bid Proposals. 3. The General Conditions of the Contract are the American Institute of Architects Standard Document No. A201 "The General Conditions of the Contract for Construction", Buildings, hereinafter referred to as the "General Conditions". 4. Warranty: The Contractor shall furnish the Owner with final a lication for PP payment, a one year written guarantee, warranting all work in accordance with the provisions of the General Conditions. 5. The General Contractor shall secure and pay for all required permits and licenses necessary for the- execution of the work.(unless noted otherwise). 6. All work shall be done. in' accordance with Landlord's tenant criteria and all local, state and federal codes -and- regulations. ,. .7. The General Contractor shall carry workman's compensation,public liability, and property damage coverage in amounts established by Tenant and Landlord. (Verify insurance requirements with Tenant and Landlord prior to bid.) Notify Landlord prior to commencing work and submit all required insurance policies. 8. Contractors shall provide all articles, materials, operations, or methods listed, mentioned, or scheduled on the drawings and/or specified herein, including all labor, materials, equipment, and 'incidentals necessary and required for their completion. 9. The General Contractor shall be responsible for dimensions. Prior to start of construction a complete layout of store and verification of all dimensions shall be performed. Report at any discrepancies, and/or problems to the Architect and EBS prior .ta;- proceeding with: the work. 10. AII work shall be preformed `with , the highest standards of building trades. 11. General Contractor shall provide a telephone and fax machine for use at the site. 12. The General Contractor 'shall furnish and pay for all temporary utilities unless otherwise negotiated. . . 13. Provide a barricade in compliance with Landlord - standards as required to protect from hazards connected with the work. 14. Prior to turning over project to Owner, the General Contractor shall thoroughly clean, polish and put into operating order all work under this contract. ' 15. The General Contractor and his Subcontractors shall keep a careful record of all changes in drehitectural, HVAC, plumbing and electrical work from that shown on the Drawings and- shall show these changes on a set of reproducible Mylars to be turned over to Owner at- completion of project. 16. The General Contractor shall secure from Tenant a summary of the tenant lease construction obligations and Landlord's typical tenant criteria or construction guidelines and store plans as approved by the Landlord. Review and incorporate these minimum requirements in the bid in addition to work required, herein. 17. The Tenant reserves the right to occupy the space and install equipment in ., completed areas prior to Substantial Completion provided such occupancy does . not interfere with completion of the Work. Placing of equipment and partial occupancy shall not constitute acceptance of the total Work. 18. The General Contractor shall coordinate all work whether performed by his forces or by others. GENERAL NOTES 1. Contractor is not authorized to scale construction documents. Field measurements and observations for all existing conditions shall be verified in coordination with Architect's drawings and specifications. 2. General Contractor shall comply with all directives of the Owners and Operators of . the existing grounds and facilities. If conflicts between drawings, specifications, and requirements of` building owner and/or operators arise, they shall be brought to - the attention of the Tenant (E.B.S.) and Architect immediately. 3. The Contractor shall restrict all construction activity, including storage or material and equipment to within the leased premises, at all times being responsible for and abiding of rules and regulations by the landlord and the owner. 4. General Contractor shall be responsible for repairing any and all surfaces damaged . by himself or subcontractors under his control. Repairs are to match existing materials and must be acceptable to landlord or other governing agency. 5. AII floor transitions between different materials shall be smooth and flush. (maximum slope = 1 /8" per foot.) 6. Firestop all walls as required by local building codes. . . 7. AII existing surfaces remaining, including those damaged under demolition shall be extended, repaired, or refinished as required to accommodate new ceiling, floor, and fixture layouts. Repair,, all damaged items so as to match existing or new finish. 8. Paint ' air grilles and registers, etc., in sales area same color as adjacent walls, ceilings, etc. Verify with E.B.S. prior to construction. 9. All existing and new fire' rated construction at columns, ceilings, end walls, ,etc., including fire dampers shall comply with Landlord and .city requirements. 10. AII interior and storefront~"finishes to meet local code and Landlord flame spread requirements. Minimum to be Class C (III) or better. 12. AII gypsum board to be 5/8" type "X" . 13. All stud spacing is to be 16" o.c. unless otherwise noted. 14. All wood framing and blocking, to be fire retardant treated. 15. All partitions, ceilings, light fixtures, duct work, etc. to be braced to structure to resist seismic loading. ` . 16. All storefront construction is to be self supporting and braced only to structure above. 17. All fixtures designated on Sheets F-1 and F-2 are to be provided by Owner. General Contractor to assemble and install as noted on fixture sheets. 18. Any substitutions shall be presented to the Owner and Architect for approval, prior to their purchase and installation. Any substitutions which have not been approved by Owner and Architect will be the responsibility of the General Contractor to remove and re -install per plans. - 19. AII Electrical service to cashwrop shall be core drilled unless when at slab on grade condition then trenching is acceptable. - 20. Tent light fixtures as required. 21. Provide fire damper on all mechanical devices as required by local codes. • see sheet M-1. 22.. Provide and install sound insulation as required by Landlord. 23. Provide as required 5/8" type 'x' gyp. bd. to deck and seal. DEMOLITION NOTES 1. Extent of demolition work is shown on drawings and as required to allow for new work. ,2. _The General Contractor shall take care during demolition to ensure all structure remains intact and. sound. 'Owner assumes no responsibility for actual condition of structures to be demolished. 3. The General Contractor shall ensure safe working conditions for all of persons around, area of demolition. Conduct operations so as to prevent injury to adjacent tenant spaces, buildings, structures, other facilities, and persons. 4. Provide shoring, bracing, or support to prevent movement, settlement or collapse of structures to be demolished and remaining adjacent construction. 5. Comply with all Landlord construction requirements regarding demolition operations. ' 6. It shall be the responsibility of the General Contractor to promptly repair damages caused to adjacent facilities by demolition operations at no additional cost to Tenant. 7. CD N �, i M r- in co o T D c,3 METAL FRAMING Types of metal framing units to include: "C" shaped steel studs. i Provide' manufacturer's standard steel runners (tracks), blocking, lintels, clip angles, shoes, reinforcements, fasteners, and accessories as recommended by manufacturer for application indicated, as needed, to provide a complete metal framing system. Materials: 18 gauge and heavier units, fabricate metal framing components of structural quality steel sheet with a minimum yield point of 40,000 psi; ASTM A446, A570, or A611. 25 gauge and lighter units, fabricate metal framing components of commercial quality steel sheet with a minimum yield point of 33,000 psi; ASTM A446, A570, or A611. Attach similar components by screwing or welding. Attach dissimilar components by welding, bolting, or screw fasteners, as standard with manufacturer. Install metal framing systems in accordance with manufacturer's printed or written instructions and recommendations, unless otherwise indicated. Set studs plumb, except as noted for diagonal bracing. Install supplementary framing, blocking and bracing in metal framing system wherever walls or partitions are indicated to support fixtures, equipment, services, casework, heavy trim and furnishings, and similar work. . Secure studs to top and bottom runner tracks by either welding or screw fastening at both insi-de and outside flanges. Install horizontal stiffeners in stud system, spaced (vertical distance) at not more than 4'-0" a.c. screw or weld at each intersection. Provide miscellaneous framing and supports as required to complete work and not included with structural steel framework. Perform cutting, drilling and fitting required for installation; set work accurately in location, alignment, and elevation, measured from established lines and levels. Provide anchorage devices and fasteners where necessary for attachment. to other work. CARPENTRY Lumber Standard: Am. Softwood Lumber Std. PS 20 (U.S. Dept. Comm.), S45, 19% moisture at time of dressing, except as ,otherwise indicated. Concealed Board Lumber: Southern Pine "No. 3 (SPIB), or any species "Standard" (WWPA). Fire resistive as required by code. . Fasteners and Anchorages: Type, size, kind and quantity required for intended use; hot dip galvanize. Plywood Standard: Softwood plywood -- Construction and Industrial PS 1 (U.S. Dept. Comm.), APA rated type and grade as indicated and required by given condition. Treat sills, noilers, blocking, furring, stripping and similar items in direct contact with masonry and concrete. Carpentry Installation: Standards: Except as otherwise indicated, comply with "Manual of House Framing" by Nat. Forest Prod. Assoc., including nailing, firestopping, anchorage, framing and bracing. Install Plywood in accordance with the recommendations of the American Plywood Association (APA). 0 All wood shall be fire retardant treated to comply with AWPA C-20 for flame spread less than 25 complying with UL 723 to include all concealed wood and plywood. ARCHITECTURAL WOODWORK Comply with applicable requirements of "Architectural Woodwork Quality Standards" by AWI; Standing and Running Trim, AWI 300; Miscellaneous Work, AWI 700. Anchor woodwork to anchors or blocking built-in or directly attached, to substrates. Secure to grounds, stripping and blocking with countersunk, concealed fasteners and blind nailing as required for a complete installation. Use fine finishing nails for exposed nailing, countersunk and filled flush with woodwork. Install architectural woodwork plumb, level, true and straight with no distortions. Shim as required using concealed shims. Scribe and cut woodwork to fit adjoining work. Anchor woodwork to anchors, or blocking or directly to substrates, using concealed fasteners. FRAMELESS SAFETY GLASS DOORS Submittals: Include fabrication methods, finishing, hardware, accessories, and installation recommendations. Provide shop drawings to Include elevations, hardware mounting heights, detail sections of fittings, anchorages, reinforcement and glazing details. Comply with CPSC 16 CRF Part 1201 11, "Safety Standard for Architectural Glazing Materials" . As manufactured by Falconer Glass Industries or an approved equal; Type BP with stainless steel top patch and continuous rail. (Satin Finish) All glass to be tempered safety glass complying with ASTM C1048, kind FT (fully tempered), condition A, (uncoated surfaces) Type I (transparent), flat, class and thickness indicated. 1 /2" thick, clear glass: Class 1. Accessory fittings of the type indicated or required to install doors in locations indicated. Match kind- and form of metal and finish of door fittings. Furnish transom brackets, transom panel and support fins (heat checked per manufacturer's recommendations). . Provide manufacturer's standard anchorages and fasteners concealed except as otherwise required. Finish head or exposed fasteners to match adjacent metal surfaces. Provide heavy-duty hardware units; metal and finish for exposed parts to match finish of exposed fittings. Pivots: Provide manufacturer's standard pivots. Door Pulls: 2 ea. door as manufactured by Hiawatha, HG 110 Series, straight pulls, finish to be US 32D satin stainless steel. Cylindrical Deadbolts: Deadbolt lock in continuous bottom fittings (rail). Operation by key from outside and thumbturn from inside with deadbolt engaging floor strike. Fabrication: Sizes of safety glass doors and profile requirements of fittings and hardware are indicated on the drawings. General Contractor shall verify that drawings represent exact field condition. Locate and provide holes and cutouts to receive hardware before tempering glass. Clean Door and frame surfaces promptly after installation, exercising care to avoid damage to coatings. All glazing shall conform to the following standards: Prime Non -processed Glass: FS DD-G-451. Heat Treated Glass: FS DD-G-1403. CPSC Safety Glass: 16 CFR 1201, > ANSI Safety Glazing: ANSI Z97.1. Tempered Float Glass shall be Grade B, Style 1, Type I, Quality q3, Class 1, clear in thickness indicated. Storefront glass shall have butt glazed panels with square polished edges and slight kerfs at junctions of panel faces. AII anchorages and fasteners shall be manufacturer's standards, concealed except as otherwise indicated. AII mirror glass shall be 1/4" Quality q2 clear float glass; full silver coating, copper coating and organic coating. Install on plywood with mirror mestic as recommended by manufacturer and as indicated on drawings with satin anodized clear angle trim in size indicated; as manufactured by Stylmark or equal. Provide all molded rubber gaskets, setting blocks, spacers, filler rods, and sealants as required by glazing application. . Comply with referenced FGMA standards and instructions of manufacturers of glass, glazing sealants, and gaskets, to achieve airtight and watertight performance, and to minimize breakage. Protect glass from edge damage during handling and installation. Inspect glass during installation and discard pieces with edge damage that could affect glass performance. Remove and replace glass which is broken, chipped, cracked, abraded or damaged in other ways during construction period, including natural causes, accidents and vandalism. GYPSUM DRYWALL _ General Standard: All work to comply with Gypsum Association Specification GA-216, and manufacturer's instructions. Metal studs and runners shall be in compliance with ASTM C645; 25 gauge x 3 5/8" 16" o.c. unless otherwise noted. Exposed Gypsum Board: ASTM C36. Provide Type 'X' throughout. Provide manufacturer's standard metal trim accessories, beaded type. Provide satin chrome trim pieces as indicated; by USG or Fry Reglets. Joint Tape: ASTM C 475, perforated. i Joint Compound: ASTM C 475, ready -mixed vinyl -type for interior work. Direct Suspension System: Zinc -coated or pointed steel system of furring runners, furring tees and accessories designed for concealed support of screw -attached gypsum drywall ceilings. Sound Attenuation Blankets: Semi -rigid mineral fiber without membrane, FS HH-1-521, Type I. USG Thermafiber sound attenuation blankets where noted. Install and finish gypsum board to comply with ASTM C 840 and as follows: Screw gypsum board to metal supports. Patqh all existing drywall partitions. . Tape and sand all joints. TILE WORK Review .drawings for extent of Owner supplied items. Mortar and grout materials and installation per (ANSI) standard and Standard Specification for Ceramic Tile TCA A137.1. TCA Installation Guideline: TCA "Handbook for Ceramic Tile Installation" comply with TCA installation methods indicated. Comply with manufacturer's instructions for application of proprietary materials. Review drawings for extent, type and size of tile work required. Mall Tile: Match existing mall paver tile for type, size, color and pattern. (Secure from Landlord). As noted on plans. . Ceramic Tile: Owner supplied; General Contractor installed. Size, type, color, pattern and finish as scheduled. Seal tile per manufacturer's recommendations. Latex -Portland Cement Mortar: ANSI 118.4. Epoxy Grout: ANSI A118.3, chemical resistant grout; Mapei "Kerapoxy". Color as scheduled. For installation comply with ANSI A108.1 and 108.4 - 108.10 as applicable. For placement thin -set floor tile: ANSI A108.5 and F113 of TCA. Set individual stone flooring units into mortar, exercising care to maintain accurate joint alignment and before initial set takes place. Provide edge strips at exposed edge of tile meeting carpet, wood, or resilient flooring, unless otherwise indicated. • - Upon completion of placement and grouting, clean all tile surfaces so they are free of foreign matter. ACOUSTICAL CEILINGS Review drawings for extent of Owner supplied items. Standards: Acoustical Materials: FS SS-S-1 18. Acoustic ceiling shall comply with the following: ASTM C 635; ASTM C 636. Maximum of 25 for flame spread. UL "Fire Resistance Directory'. As required. Acoustical Panels shall be as noted ,for manufacturer, size, type, style, color, rated assembly as noted. Install all materials � in accordance with manufacturer's printed instructions, and comply with governing regulations (including seismic requirements) and industry standards applicable to the work. RESILIENT FLOORING Vinyl Composition Tile: F9-SS-T-312, Type IV, 12" x 12" x 1/8"; Classic Travertine Excelon by Armstrong or an approved equal: Vinyl Base: FS SS-W-40, Type II, size as indicated; 0.080" gauge, with matching stops and preformed corner units; standard top -set cove unless otherwise indicated. Adhesive and Primers shall be waterproof type as recommended by manufacturer. Leveling Compound shall be latex type as recommended by manufacturer. Comply with all manufacturers recommendations for type of material, project conditions, and intended use. Clean floors and apply leveling compound and substrate primer, if required, in accordance with flooring manufacturer's instructions. _ Clean floors and accessories after installation and apply protective polish in accordance with flooring manufacturer's instruction. Instruct Owner in proper floor care requirements, Install resilient edge strips at edges of resilient flooring which would otherwise by exposed. CARPETING Review drawings for extent of Owner supplied items. Carpet: Owner supplied, General Contractor installed. Carpet Cushion: 32 ounce Hartex "Contract" carpet cushion as manufactured by Harper Manufacturing Co. . Verify if pad type application or direct glue is to be, used. Carpet Flammability shall pass pill test, ASTM D 2859 (DOC FF-1-70). Provide non-metallic edge guard, vinyl or rubber of a size and profile indicated and required, by Mercer products or equal. Tockless Carpet Stripping: Manufacturer's standard water-resistant plywood stripping with angular pins designed to grip and hold stretched carpet from below. If required. Adhesive shall be water-resistant carpet adhesive of type recommended by carpet mill for glue down application. Provide #0502 Latex Seam Adhesive at all seams and edges of carpet. Apply liberally in a clean manner to give maximum protection against pull-up. .. ,. '` 8 .. ,-. Preparation: Floors must be swept, vacuumed, and damp mopped to insure a clean substrate and be fre of all contaminants such as point, oil, grease, dust, dirt, wax, curing agents, old incompatible adhesives, and any substance which will inhibit proper bonding of the adhesive. Unitary backed carpet should not be installed over existing floors unless proper tests have been performed to insure that the bond will perform adequately. Any crack 1/8" or wider must be filled with a latex based filling or patching compound. Room temperature must be heated to a minimum of 65 F at least 48 hours before installation. Relative humidity should not exceed 65%. These conditions must remain constant during the entire installation onf for bt least 72 hours after installation. Minimum floor temperature must be 65 F. Surface slab moisture readings shoud be between 35% and 65% relative humidity. It is the responsibility of the carpet contractor or general contractor to check concrete floors for moisture, porosity, and alkalinity prior to installation. Handling: Due to the natural boardiness of unitary backed carpets, this carpet must be loose toyed in a room under aforementioned conditions for a minimum of 24 hours prior to installation to allow it to relax. This carpet should not be bent or folded. The carpet you have received is sequentially numbered in roll number sequence and should be layed out and installed in this manner to allow for a commercial match. A selvedge edge has been provided to insure for proper width and seams with no damage to the integrity or physical properties of this carpet. Carpet Inspection: This carpet MUST be inspected for visible defects PRIOR to installation. CLAIMS .will not be considered for carpet that has been cut and/or installed having visible defects. Installation: Unitary backed carpets are non -porous .and therefore, will not permit evaporation through them. As a result of this, adhesives will remain wet for a long time, resulting in bubbles and ripples in a carpet. To avoid this, vapors must be allowed to escape laterally from the adhesive. This is accomplished by extending the open time of the adhesive until it becomes tacky before putting carpet onto it. Only quality adhesives should be used, such as: W.W. Henry 356 Multi -Purpose; Parabond #433 Multi -Purpose; AAT #280 Multi -Purpose Correct trowel notch size for unitary backed carpet should be 1/8" x 1/8" using a square notched blade. Trowel notch size must be maintained during the complete course of installation. This can be achieved by either filing the notches after each 200 yards of adhesive spread or by use of a trowel with changeable blades. . Adhesive spread rates for unitary backed carpets should not exceed 10-12 square yards per gallon of adhesive. AII cut edges of this carpet must be sealed by applying a bead of seam sealer to the edge of the first carpet that has been glued down, making sure that the application covers the entire edge of the exposed backing and the 'base of the face yarns. This seam adhesive will transfer onto the next breadth, insuring a tight seam and preventing fraying and edge ravel. This seam sealer must be solvent based. Carpets with unitary backing should be pressed down into the adhesive bed using a 75 Ib. roller. Unitary backed carpets must be rolled a second time with a 35 Ib. roller approx. 3-12 hours after initial rolling to insure that a. strong bond has been established. Using a heavier roller, or overrolling will cause adhesive chase -out, leaving less than the desired amount of adhesive in various parts of the installation. PAINTING ' The work includes painting and finishing of interior exposed items and surfaces throughout the project. Work to include all coating systems materials, including primers, emulsions, enamels, stains, sealers, and fillers, and other applied materials whether used as prime, intermediate or finish coats. Paint all exposed surfaces except natural finishes noted as a surface not to be painted. Shop priming of ferrous metal items is included under other sections. Provide paint products from one of the following or equal to match, specified color: Porter Paint Co., Sherwin Williams, Glidden, Benjamin Moore, Brod-Dugan, Pratt & Lambert, Polymix INTERIOR PAINT SYSTEMS Provide the following finish coating systems for the various substrates specified. Semi -Gloss Alkyd Enamel: Metal fabrications, hollow metal doors and frames, ceiling vents, registers, grilles, and light fixture trim (in rooms where ceilings are to be ' painted).
