Improper plant counts made by the landscape contractor shall be no cause for additional costs to the owner. Sod quantity take offs are the responsibility of the landscape contractor. No substitutions shall be made without written consent of the owner of Landscape Architect. Fertilizer shall be applied to all now planting areas at a rate of 1.5 lbs. actual nitrogen, 1.5 lbs. actual phosphorus, 1.5 lbs, of actual potash per 1000 square feet of planting area. The mixture shall also contain minor trace elements suitable for the plants being used. Topsoil material, when ca-lledforon plans, shall be free from hard clods, stiff clay, hard pan, stones larger than 1" in diameter, noxious weeds and plants, sod, partially disintegrated debris, insects or any other undesirable material, plants, or seeds that would be toxic'or harmful to growth. Topsoil should be fertile, friable, and of a naturally loamy character, without admixture of subsoil material, obtained from a well drained arable site. The landscape contractor is'advised of the existence of underground utilities on the site. Their exact location shall be verified in the field with the Owner or General Contractor prior to the commencement of any digging operations. In the event any are uncovered, the landscape contractor shall promptly notify the Landscape Architect. The landscape contractor shall be held responsible for all damage to utilities and such damage shall not result in an additional expense to the owner. Any damage of unreported lines shall not be the responsibility of the landscape contractor. The landscape contractor shall take all necessary precautions to protect any existing building or structures on site, and shall be held responsible for any damage caused by his operations. It shall be the landscape contractor's responsibility to prevent plants from falling or being blown over and to straighten or replant all plants which are damaged due to,a lack of guying) or staking. If unguyed, plants blown over by high winds shall not be a cause of additional expcnee to the owner, but shall ba the financial responsibility of the landscape contractor. Guyed trees blown over by winds in excess of 50 miles per hour shall not become the financial responsibility of the landscape contractor. Landscape contractor shall not be responsible at any time to replace or honor any warranty for the loss of any trees, plants, ground covers, or sod caused by fires, floods, freezing temperatures,•lightening, winds above 50 miles per hour, or any other natural disaster. Nor shall the landscape contractor be held responsible for acts of vandalism or negligence on the part of the owner. All sod shall be obtained from areas having growing conditions similar of areas to be covered. Areas to sodded shall be raked of stones and debris. Debris and.stones over 1" in diameter shall be removed from the site. All damaged sod will be rejected. All sod must be placed with staggered joints, tightly butted, with no inequalities in grade, Place all sod in rows at right angles to slopes (where applicable). Unless otherwise specified on these plans, the landscape contractor shall be responsible only for fine grading of the planting and sodded 'areas. Fine grading shall consist of the final .10 foot of grade to be achieved. Maintenance shall begin after each plant has been installed and shall continue until field acceptance by the Landscape Architect.. Maintenance includes watering, pruning, weeding, mulching, replacement of sick or dead plants, and any other care necessary for the proper growth of the plant material. During the course of this work, excess waste material shall be removed daily from the site and upon completion of all work. All plant material specified shall conform to Florida Grades and Standards for Nursery Plants, Florida Department of Agri- culture, Florida Number 1 or better quality. Upon completion of all landscaping an inspection for acceptance of the work shall be held. The,landscape contractor shall notify the Landscape Architect for scheduling the inspection at lease seven (7) days prior to the anticipated inspection date. All trees shall be guaranteed for six months from date of acceptance. All shrubs and ground covers shall be guaranteed for three months from date of acceptance. Sod shall be guaranteed for two months from date of acceptance. Replacements shall have the same guarantee as stated above. The Landscape Architect shall have the right, at any stage of the operations, to reject any and all work and materials which, in his opinion, do not meet with the requirements of these plans and specifications.. All plant beds, tree wells and indicated areas shall be top dressed with 2J" - 3" of shredded cypress mulch. Trunk diameter of trees up to or four (4) inches are to be measured six inches above the root ball.
