GENERAL NOTES
1. PERMITS: CONTRACTOR SHALL SECURE ALL NECESSARY BUILDING,
ROOFING, PLUMBING, ELECTRICAL, MECHANICAL, OCCUPANCY AND
OTHER PERMITS, AT HIS EXPENSE, SO THAT THE OWNER CAN
OBTAIN ALL REQUIRED BUILDING PERMITS AND CERTIFICATE OF OCCUPANCY.
2. QUALIFICATION OF CONTRACTOR: THE GENERAL CONTRACTOR AND
ALL SUB -CONTRACTORS SHALL BE LICENSED BY THE STATE OF
FLORIDA, AS WELL AS SEMINOLE COUNTY, FLORIDA AND BE INSURED
TO MEET THE REQUIREMENTS OF THE CITY OF SANFORD.
3. OWNER SHALL HAVE THE RIGHT OF APPROVAL OR REJECTION OF
ALL SUB -CONTRACTORS PRIOR TO SIGNING THE CONTRACT.
CONTRACTOR SHALL SUBMIT A LIST OF ALL PROPOSED SUB -CONTRACTORS TO
OWNER FOR THIS PURPOSE.
4. EXISTING CONDITIONS: CONTRACTOR AND ALL SUBCONTRACTORS BY AND THROUGH SUBMISSION
OF HIS BID OR CONTRACT PROPOSAL, AGREES THAT HE SHALL BE HELD RESPONSIBLE
FOR HAVING EXAMINED THE SITE, THE LOCATION OF ALL PROPOSED
WORK INCLUDING UTILITIES AND FOR HAVING SATISFIED HIMSELF FROM HIS OWN
PROFESSIONAL KNOWLEDGE AND EXPERIENCE OR PROFESSIONAL
ADVICE AS TO THE CHARACTER AND LOCATION OF THE SITE,
THE NATURE OF THE EXISTING CONDITIONS, THE LOCATION OF
EXISTING UTILITIES AND ANY OTHER CONDITIONS SURROUNDING
AND AFFECTING THE WORK, ANY OBSTRUCTIONS, AND ALL OTHER
PHYSICAL CHARACTERISTICS OF THE SITE, IN ORDER THAT HE MAY
INCLUDE IN HIS PRICE ALL COST PERTAINING TO THE WORK AND
THEREBY PROVIDE FOR THE SATISFACTORY COMPLETION OF ANY
OBJECTS FOR THE SATISFACTORY COMPLETION OF ANY OBJECTS
OR OBSTRUCTION WHICH MAY BE ENCOUNTERED IN DOING THE
PROPOSED WORK. NO CLAIM FOR EXTRA COMPENSATION FOR WORK
WHICH COULD HAVE BEEN FORESEEN BY AN INSPECTION WHETHER
SHOWN ON THE CONTRACT DOCUMENTS OR NOT WILL BE ACCEPTED OR PAID.
5. ALL MEASUREMENTS AND DIMENSIONS SHALL BE VERIFIED BY THE
CONTRACTOR IN THE FIELD. THE DIMENSIONS SHOWN ARE AS
ACCURATE AS THE BASE BUILDING DOCUMENTS PERMIT. ANY
DISCREPANCIES MUST BE BROUGHT TO THE ATTENTION OF THE
ARCHITECT IMMEDIATELY PRIOR TO COMMENCEMENT OF WORK.
CONTRACTOR SHALL NOT SCALE DRAWINGS. REFER TO DIMENSIONS ONLY. LARGE
SCALE DRAWINGS SHALL GOVERN OVER SMALL. CRITICAL DIMENSIONS SHALL BE
VERIFIED WITH THE ARCHITECT PRIOR TO COMMENCEMENTM OF WORK.
6. CONTRACTOR SHALL COMPLY AT ALL TIMES WITH THE REQUIREMENTS OF THE
BUILDING CODES, LIFE SAFETY CODE AND ALL APPLICABLE LOCAL CODES
AS SPECIFIED IN THE CODE INFORMATION SECTION ON THIS SHEET.
7. SHOP DRAWINGS: THE CONTRACTOR SHALL SUBMIT FIVE (5) REPRODUCIBLE
COPIES OF ALL SHOP DRAWINGS CALLED FOR ON THE DRAWINGS OR REQUIRED
BY BUILDING OFFICIALS, TO THE ARCHITECT IN SUFFICIENT TIME TO BE
REVIEWED AND PROCESSED SO AS TO CAUSE NO TIME DELAY IN THE
CONSTRUCTION SEQUENCE
8. PROTECTION: THE CONTRACTOR SHALL PROTECT ADJACENT AREAS
OF THE EXISTING BUILDING FROM DAMAGE DURING ALL PHASES
OF CONSTRUCTION, AND BE LIABLE FOR SAME.
9. WORKMANSHIP: ALL MATERIALS AND EQUIPMENT SPECIFIED SHALL
BE NEW AND ALL WORKMANSHIP SHALL BE OF FIRST CLASS
FOLLOWING THE MANUFACTURER'S SPECIFICATIONS ALONG WITH
THE BEST TRADE PRACTICES AND STANDARDS.
10. ALL WORK TO BE GUARANTEED AGAINST POOR WORKMANSHIP
AND DEFECTS.
11. THE CONTRACTOR SHALL FURNISH ALL LABOR, MATERIALS
AND EQUIPMENT (UNLESS OTHERWISE NOTED) REQUIRED FOR THE
COMPLETION OF THE JOB IN ACCORDANCE WITH THESE DRAWINGS.
12. CLEAN UP ALL RUBBISH, REFUSE, SCRAP MATERIALS, AND DEBRIS
CAUSED BY THIS PROJECT AT THE END OF EACH DAY AND INSURE
THAT THE AREA OF WORK SHALL PRESENT A NEAT, ORDERLY,
AND WORKMANLIKE APPEARANCE.
13. THE CONTRACTOR SHALL PRESENT THE JOB TO THE OWNER
FOR ACCEPTANCE, CLEANED AND READY FOR OCCUPANCY. ALL
GLASS SHALL BE CLEANED AND POLISHED, FLOORS BROOM SWEPT
CLEAN, CARPETS VACUUMED, FIXTURES WASHED AND ALL
LABELS REMOVED.
14. THE CONTRACTOR SHALL STORE MATERIALS IN A SAFE AND APPROVED LOCATION. COMPLY
WITH ALL REGULATIONS GOVERNING THE MUNICIPALITY AS
TO MINIMIZE INTERRUPTIONS AND/OR INTERFERENCE WITH ANY
OF THE SURROUNDING OPERATIONS.
15. ALL WOOD IN CONTACT WITH MASONRY SHALL BE PRESSURE TREATED.
ALL PLYWD TO BE FIRE -RETARDANT TYPE.
16. ALL POWER TOOLS USED ON THIS PROJECT SHALL BE USED IN CONJUNCTION
WITH BOSH DUST EXTRACTION SYSTEM (OR APPROVED EQUAL). VACUUM SHALL
BE HEPA VACUUM MO. R-16 (16 GAL. POLY -TANK) AND ACCESSORIES AS
MANUFACTURED BY FORTRESS INDUSTRIES, DEWITT, MICHIGAN.
17. CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATION OF DEMOLITION
SEQUENCE WITH OWNERS PROJECT REPRESENTATIVES)/BUILDING MANAGER
AND NOTIFY REPRESENTATIVES OF ANY DELAYS OR PROBLEMS ASSOCIATED
WITH THE OPERATION OR SCHEDULING OF THE WORK.
18. NO WORK SHALL TAKE PLACE IN ANY AREAS WHILE THOSE AREAS ARE
OCCUPIED UNLESS OTHERWISE SPECIFIED. CONTRACTOR SHALL PROVIDE
AND USE ANTI -STATIC FIRE -RATED GRIFFOLYN PROTECTIVE SHEETING
IN ALL AREAS OF RENOVATION (INCLUDING WORK AREAS OUTSIDE
DELINEATED AREAS OF NEW WORK, INCLUDING BUT NOT LIMITED TO ALL
SPRINKLERS AND FIRE ALARM WORK AREAS).
19. TEMPORARY DUST PARTITIONS AND DUST PARTITION DOORS, AS INDICATED ON
THE DRAWINGS, SHALL BE INCLUDED IN BASE BID.
DUST PARTITION AND DUST PARTITION DOORS UNIT PRICE SHALL BE
SUBMITTED FOR ADDITIONAL PARTITIONS/DOORS NOT SHOWN ON DRAWINGS.
20. THE CONTRACTOR SHALL BE RESPONSIBLE FOR ALL DAMAGES TO THE EXISTING
CONSTRUCTION AND REPAIR ALL DAMAGES TO BETTER THAN NEW CONSTRUCTION.
THE CONTRACTOR SHALL NOTIFY THE ARCHITECT OF ANY DAMAGE TO THE BUILDING SITE
OR ADJACENT STRUCTURES AROUND THE PROJECT. THE ARCHITECT SHALL BE SOLE AND
FINAL JUDGE AS TO THE QUALITY OF THE REPAIRED CONSTRUCTION. ANY ADDITIONAL
MODIFICATIONS WHICH MUST BE MADE SHALL BE MADE AT THE CONTRACTOR'S EXPENSE.
21. ALL NEW MATERIAL SHALL BE ASBESTOS FREE
22. THE ARCHITECT HAS NOT CONDUCTED, NOR DOES HE INTENDS TO CONDUCT ANY
INVESTIGATION AS TO THE PRESENCE OF HAZARDOUS MATERIAL, INCLUDING, BUT NOT
LIMITED, ASBESTOS WITHIN THE CONFINES OF THIS PROJECT. THE ARCHITECT DOES NOT ACCEPT
RESPONSIBILITY FOR THE INDEMNIFICATION, THE REMOVAL, OR ANY EFFECTS FROM THE
PRESENCE OF THESE MATERIALS. IF EVIDENCE OF HAZARDOUS MATERIALS IS FOUND, WORK
IS TO BE SUSPENDED AND OWNER NOTIFIED. THE CONTRACTOR IS NOT TO PROCEED WITH
WORK UNTIL THE NECESSARY ACTIONS ARE DISCUSSED ON HOW TO PROCEED.
23. ALL MATERIAL FURNISHED UNDER THIS CONTRACT SHALL BE NEW, UNLESS OTHERWISE
NOTED. ALL WORK SHALL BE GUARANTEED AGAINST DEFECTS IN MATERIALS AND
WORKMANSHIP. THE CONTRACTOR SHALL REPAIR OR REPLACE AT HIS EXPENSE ALL WORK
THAT MAY DEVELOP DEFECTS IN MATERIALS OR WORKMANSHIP WITHIN SAID PERIOD OF
TIME OR FOR ONE YEAR AFTER THE FINAL ACCEPTANCE OF THE ENTIRE PROJECT, WHICH
EVER IS GREATER.
24. THE CONTRACTOR SHALL VERIFY THAT NO CONFLICTS EXIST BETWEEN THE LOCATIONS OF
ANY AND ALL MECHANICAL, ELECTRICAL, PLUMBING OR STRUCTURAL ELEMENTS, AND ALL
REQUIRED CLEARANCES FOR INSTALLATIONS AND MAINTENANCE ARE MET. NOTIFY THE
ARCHITECT OF ANY CONFLICTS. THE ARCHITECT HAS THE RIGHT TO MAKE MINOR
MODIFICATIONS IN THE DESIGN OF CONTRACT WITHOUT THE CONTRACTOR GETTING
ADDITIONAL COMPENSATION.
25 WHERE ONE DETAIL IS SHOWN FOR ONE CONDITION, IT SHALL APPLY FOR ALL LIKE OR
SIMILAR CONDITIONS, EVEN THOUGH NOT SPECIFICALLY MARKED ON THE DRAWINGS OR
REFERRED TO IN THE SPECIFICATIONS, UNLESS NOTED OTHERWISE.
THE CONTRACTOR SHALL MODIFY THE EXISTING FLOORS, WALL, CEILING OR OTHER
26. CONSTRUCTION AS REQUIRED TO GAIN ACCESS TO AREAS FOR ALL MECHANICAL,
PLUMBING, ELECTRICAL, OR STRUCTURAL MODIFICATIONS. WHERE THE EXISTING
CONSTRUCTION DOORS, PARTITIONS, CEILING, ETC., ARE TO BE REMOVED, MODIFIED, OR
REARRANGED OR WHERE THE EXPOSED OR HIDDEN MECHANICAL, ELECTRICAL, SYSTEMS ARE
ADDED OR MODIFIED, THE GENERAL CONTRACTOR SHALL REPAIR, PATCH AND MATCH ALL
EXISTING CONSTRUCTION AND FINISHES OF ALL FLOORS WALLS AND CEILINGS. WHERE
CONCRETE MASONRY CONSTRUCTION IS MODIFIED, THE CONTRACTOR SHALL TOOTH IN ALL
NEW CONSTRUCTION TO MATCH THE EXISTING BOND. WHERE CONCRETE CONSTRUCTION IS
