AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA, AMENDING
ORDINANCE NO. 1097 OF SAID CITY; SAID ORDINANCE BEING
A ZONING PLAN; SAID AMENDMENT CHANGING THE ZONING OF
A PORTION OF THAT CERTAIN PROPERTY LYING BETWEEN
FOURTH STREET AND 13TH STREET AND BETWEEN LAUREL
AVENUE AND SANFORD AVENUE FROM RMOI (MULTIPLE-FAMILY
RESIDENTIAL, OFFICE AND INSTITITUIONAL) DISTRICT AND
MR-2 (MULTIPLE-FAMILY RESIDENTIAL DWELLING) DISTRICT
TO SR-1 (SINGLE-FAMILY RESIDENTIAL DWELLING) DISTRICT;
PROVIDING FOR SEVERABILITY, CONFLICTS AND EFFECTIVE
DATE.
WHEREAS, the Planning and Zoning Commission has held public
hearings, with due public notice, and has submitted in writing its
recommendations of the proposed change in zoning to the City Commission
for official action, and
WHEREAS,; the City Commission held a public hearing on September 26,
1983, with due public notice, and considered the proposed change in
zoning, and
WHEREAS, the City Clerk notified by mail each property owner
whose land was affected by the proposed rezoning and whose address
was known by reference to the latest ad valorem tax records at least
thirty (30) days prior to the date set for said public hearing and
complied with statutory publication and posting requirements, and
WHERt~S, the City Commission at the conclusion of said public
hearing determined it to be in the public interest to change said
zoning and authorized the preparation of an Ordinance implementing
the recommendation of the Planning and Zoning Commission changing the
zoning from RMOI (Multiple-FamilyResidential, Office and Institutional
District and MR-2 (Multiple-Family Residential Dwelling) District to
SR-1 (Single-Family Residential Dwelling) District,
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA, AS FOLLOWS:
SECTION 1: That Ordinance No. 1097 of the City of Sanford,
Florida, passed and adopted December 11, 1972, said ordinance being the
Comprehensive Zoning Ordinance of the City of Sanford, Florida, regulating
and restricting the location and use of buildings, structures, land, and
water from trade, industry, residence or other purposes, be and the same
is hereby amended as follows: That the real property described in
Exhibit "A" attached hereto and made a part hereof by reference be and
the same is hereby rezoned from RMOI (Multiple-Family Residential, Office,
and Institutional) District and MR-2 (Multiple-Family Residential Dwelling)
District to SR-1 (Single-Family Residential Dwelling) District.
SECTION 2: If any section or portion of a section of this
Ordinance proves to be invalid, unlawful, or unconstitutional, it shall
not be held to invalidate or impair the validity, force or effect of any
other section or part of this ordinance.
SECTION 3: All ordinances or parts of ordinances in conflict
herewith, be and the same are hereby repealed.
SECTION 4: This ordinance shall become effective immediately
upon its passage and adoption.

RESOLUTION NO. 1364
A RESOLUTION OF THE CITY OF SANFORD, FLORIDA, PROVIDING
A TWO YEAR TIME LIMIT TO BRING CURRENTLY EXISTING
MULTIPLE FAMILY RESIDENTIAL DWELLINGS INTO COMPLIANCE
WITH CITY BUILDING AND OTHER TECHiqICAL CODE REQUIREMENTS.
WHEREAS, the City of Sanford held extensive publi~ hearings with
due public notice and considered a change of zoning of a portion of that
certain property lying between Fourth Street and 13th Street and between
Laurel Avenue and Sanford Avenue, further described as:
That property described as:
All of Blks 6, 7, 8, 9, 10, 11, 12, 13, & 14 Trs.
1, 2, 3, 4, 5, 6, & 7, E.R. TKAFFORD'S MAP OF THE
TOWN OF SANFORD, PB 1, Pg 58, 59, 60 & 62, as
recorded in the Public Records of Seminole County,
F1; LESS the following: All of Blk 6, Tr 7; Also
Lots 7 thru 10, Blk 6, Tr 6; Also Lots 4 & 5,
Blk 9, Tr 7; Also Lots 5, 9 & t0, Blk 10, Tr 7;
Also all of Blk 14, Tr 7; Also Lots 1 thru 5,
Blk 14, Tr 4; Also Lots 6 thru i0, Blk 14, Tr3;

WHEREAS, at the conclusion of said public hearings the City
Commission determined it to be in the public interest to change the zoning
from 1MOI (Multiple-Family Residential, Office and Institutional) District
and Mlt-2 (Multiple-Family Residential Dwelling) District to SR-1 (Single-
Family Residential Dwelling) District, and
WHEREAS, Ordinance No. 1662 was duly enacted changing said
zoning, and
WHEREAS, the City Commission has found that a number of multiple
family residential dwellings exist in the area described above that do
not meet current building codes, fire codes, and other technical code
requirements, and
WHEREAS, the City Commission desires to set a time certain for
compliance with said codes,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF SANFORD, FLORIDA, as follows:
1. The policy of the City of Sanford, Florida, shall be to
encourage all property owners in the area described above to bring their
property into compliance with the building and other technical codes
currently in effect in the City of Sanford as soon as practicable.
2. That all existing multiple family residential dwellings
located within the area described above shall be required to be in full
compliance with all of the building and other technical codes within
two (2) years of the date of rezoning, to-wit, by October 24, 1985.
3. That all new construction of multiple family residential
dwellings and all new conversions from single family residential dwellings
to multiple family residential dwellings in the area described above
shall meet the requirements of the building and other technical codes
at the time of construction or conversion as the case may be.
BE IT FURTHER RESOLVED that this Resolution shall become
effective immediately upon passage and adoption,
