AN ORDINANCE OF THE CITY OF SANFORD,
FLORIDA, AMENDING SECTION 13, ENTITLED
AD AGRICULTURAL DISTRICT OF ARTICLE V
OF ORDINANCE NO, 1097 OF SAID CITY, SAID
ORDINANCE BEING A ZONING PLAN WITHIN THE
CITY OF SANFORD, FLORIDA, SAID ORDINANCE
BEING CITED AS "THE ZONING REGULATIONS OF
THE CITY OF SANFORD, FLORIDA"; SAID AIV~END-
MENT PROVIDING FOB A SANITARY LANDFILL
OPERATION AS A PERMITTED USE AFTER A
MINIMUM OF TWO PUBLIC HEARINGS BY THE
CITY COMMISSION, SAID AMENDMENT FURTHER
REQUIBrNG APPROVAL OF A SITE DEVELOPMENT
PLAN PRIOR TO THE USE OF ANY PROPERTY IN
AN AD AGRICULTURAL DISTRICT.
BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA:
SECTION 1. That Sect[on 13, entitled AD AGRICULTURAL
DISTRICT of Article V of Ordinance No. 1097, said Ordinance being
cited as "The Zoning Regulations of The City of Sanford, Florida", be
and the same is hereby amended to read as follows:
13. AD AGRICULTURAL DISTRICT.
Within the AD Agricultural D~str[ct as shown on the Official
Zoning Map of the C[ty of Sanford, the following regulations shall apply:
A. Uses Permitted.
Land and strucgares shall be used only for sanitary landfill
operations after a minimum of two hearings before the City
Comm~ss ion.
B. Conditional Uses.
When, after a review of an application, the Planning and
Zoh[ng Commission finds as a fact that the proposed use is
consistent w[th the General Development Plan of the City of
Sanford, the follow ing uses may be permitted:
(1) Agricultural, horticultural and forestry uses, including
the keeping and raising of horses and eattie provided
structures for raising same shall nc~ be located within
300 feet of any property line.
(2) Permanent or temporary hous ~ng for farm labor
working on the property.
(3) Dude ranch, riding academy, or boarding stable,
private camps, country club; and golf course.
(4)Roadside stands for the sale of products grown on
the premises only.
(5) Farm ~mplement storage.
(6) Agricultural and horticultural processing plants for
materials produced on the property only.
C. Approval of Development Plan.
No ~bu[ld~ng or structure, or part thereof, shall be erected,
altered or used, or land or water used nor shall any building
permit or certificate of occupancy be ussued therefor, unless
and until a development plan for such building, structure or
use shall have been approved as provided heroin.
D. Dens ity Controls.
The follow ing yard, dens ity and he ights of bu~ldLngs require-
ments shall be observed except as provided in Article VIII:
(1) Minimum required lot area: 5 acres.
(2) Minimyra required lot width: 200 feet.
(3) Minimum required front yard: 100 feet.
(4) Minimum required rear yard: 100 feet.
(5) Minimum required side yard: 50 feet.
(6) Minimum required living area: 900 square feet.
(7) Max[mum required lot coverage: None.
(8) Max[mum required structure heights: 50 feet.
E. Off-Street Parking.
Required off-street parking spaces shall be provided as set
forth in Article VI hereof.
SECTION 2. That all ordinances or parts of ordinances
conflict herew ith be and the same are hereby repealed.
SECTION 3. That this ordinance shall become effective

immediately upon its passage and adoption.
