AN ORDINANCE OF TIlE CITY OF SANFORD,
FLORIDA, AMENDING SECTION 13, ENTITLED
AD AGRICULTURAL DISTRICT OF ARTICLE V
OF ORDINANCE NO. 1097 OF SAID CITY, SAID
ORDINANCE BEING A ZONING PLAN WITHIN THE
CITY OF SANFORD, FLORIDA, SAID ORDINANCE
BEING CITED AS "THE ZONING REGULAT IONS OF
THE CITY OF SANFORD, FLORIDA"; SAID AMEND-
MENT PROVIDING FOR A SANITARY LANDFILL
OPERATION AS A PERMITTED USE AFTER A
MINIMUM OF TWO PUBLIC HEARINGS BY THE
CITY COMMISSION, SAID AMENDMENT FURTHER
REQUIRING APPROVAL OF A SITE DEVELOPMENT
PLAN PRIOR :TO THE USE OF ANY PROPERTY IN
AN AD AGRICULTURAL DISTRICT.
BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA::
SECTION 1. That Section 13o entitled AD AGRICULTURAL
DISTRICT of Article V of Ordinance No. 1097~ said Ordinance being
cited as "The Zoning Regulations of The City of Sanford~ Florida", be
and the same is hereby amended to read as follows:
13. AD AGRICULTURAL DISTRICT.
Within the AD Agricultural District as shown on the Official Zoning
Map of the City of Sanford~ the following regulations shall apply:
A. Uses Permitted.
Land and structures shall be used only for sanitary landfill
operations after a minimum of two hearings before the City
Commission.
B. Conditional Uses.
When~ after a review of an application~ the Planning and
Zoning Commission finds as a fact that the proposed use is
consistent with the General Development Plan of the City of
Sanfordo the following uses may be permitted:
(1) AgriculturaL horticultural and forestry uses° including
the keeping and raising of horses and cattle provided
structures for raising same shall not be located within
300 feet of any property line.
(2) Permanent or temporary housing for farm labor
working on the property.
(3) Dude ranch, riding academy, or hoarding stable,
private camps, country club, and golf course.
(4) Roadside stands for the sale of products grown on the
premises only.
(5) Farm implement storage.
(6) Agricultural and horticultural processing plants for
materials produced on the property only.
C. Approval of Development Plan.
No building or structure, or part thereof° shall be erected,
altered or used, or land or water used nor shall any building
permit or certificate of occupancy be issued therefor, unless
and until a development plan for such building, structure or
use shall have been approved as provided herein.
D. Density Controls.
The following yard, density and heights of buildings require-
ments shall be observed except as provided in Article VIII:
(1) Minimum required lot area: 5 acres.
(2) Minxmum required lot width: 200 feet.
(3) Minimum required front yard: 100 feet.
(4) Minimum required rear yard: 100 feet.
(5) Minimum required side yard: 50 feet.
(6) Minimum required living area: 900 square feet.
(7) Maxxmum required lot coverage: None.
(8) Maximum required structure heights: 50 feet.
E0 Off-Street Parking.
Required off-street parking spaces shall be provided as set
forth in Article Vt hereof.
SECTION 2. That all ordinances or parts of ordinances in
conflict herewith be and the same are hereby repealed.
SECTION 3. That this ordinance shall become effective

immediately upon its passage and adoption.
