Insect damage .was identified in the wood frame exterior walls of the ARBOR'LAKES
CONDOMINIUM.UNIT at-1000 Arbor Lakes Dr., Sanford,' IFL (32771). The identified
damage included`damage to a number of'the,2"X4' wall studs, jack and king studs
supporting the window header,, the, window header and'portions.of the double 2"X4" top
plate and possibly some. of'tFie %" exterior wall sheeting. In accordance with the
FLORIDA BUILDING CODE 5TH EDITION'(2014)-EXISTING BUILDINGS, the following
classification" is established'for the repair ofthis identified insect damage'._In accordance'.
with Section 502.1, the proposed effort "is to -be considered -a repair". Further., since this
structure has not sustained."substantial structuraWamage" in.,accordance with Section
464 Repairs, Section (B) 404.4 applies. This.section provides that "For damage less
than substantial structural damage, repairs shall, be alloWed, that restore the building to
its pre -damage state, based on, material'propeities and design'strengths applicable at
the.tii'ne of briginai construction. New structural members and connections used for this
repair shall comply with the provisions of FLORIDA BUILDING CODE,STH EDITION
BUILDING for, new buildings.of similar structure, --purpose and location." The following
specific steps.detail the requirements for the repair of this damaged,wood-structure.

ENGINEERING REPAIR -DIRECTION
This Engineering Repair, provides for.the repair of 'the-darna- ed Wall'structures, 9 9 P 9_ . .
inlull corri`pliance with the requirements'of the•FLORIDA BUILDING,CODE,5T"
EDITION,(2014); including the FLORIDA.BUILDING CODE, BUILDING, the FLORIDA_
BUILDING CODE, RESIDENTIAL and the FLORIDA' BUILDING CODE, EXISTING
BUILDINGS. The, following specific directions are provided for the repair and restoration
ofahe damage, identified in .the wall structure of the ARBOR-LAKES'CONDOMINW
UNIT`at,1000"Arbor Lakes'Dr., Sanford; FL (32771). The specific-directions,are
provided relative to the wall section shown in -Attachment "A".
Shoring ,—,Prior,to demolition of the damaged portions.of the exterior bearing
walls, shoring must be provided to insure that.the roof and roof structures are
adequately supported during the repair and restoration.
Dem"olition,, Upon removal of the interior wall`covering materials from the
darnaged,areas of the exterior wall„the full extent,of,the'damaged-Wood
structures -will be identified. All of•the structurally damaged•wood materiallis to be
removed and replaced. Based on the preliminary evaluation, this.may involve the
removal -and replacement of a number of the 2" X4" exterior wall studs, jack and
king studs supporting the window header, the',window header, sections of the
double.2"X4" top plate and possibly damaged -sections of.the'/z" OSB-or-'/2" CDX
Plywood sheeting. The portions of the doub,V2"X4" top plates, which are found
to have -been damaged must be'removed'in such.a manner that.the replacement
section, of'double.'top plate will -be provided with a min'imum,16„ of overlap splice.
The;pressure treated 2"X4" bottom plate•is undamaged, howeversome additional
attachment -to the existing concrete'foundatioh structure maybe,required.
Load Bearing Frame Wall = The schematic -load bearing V511'structure' is -"shown
in Attachment "B This attachment:should be employed as applicable in the
repair and -restoration of the damaged exterior load bearing wall structure. It
should be noted that the.existing.wall structure, which is the first..floor of a'two
story' wood -frame structure hac .been provided with-continuous,ttireaded rod
con nectors-providing -the up lift connection between the+foundation and'the
double'top plate and as a result no. add itiond connectors will be required for the w11_D1/VG

bearing header.to.the Jack and King' studs: The•SIMPSON MSTA is to be
secured, employing 18 — 10d nails and'provides a tension load capability of
1640 pounds.
o B This, is a SIMPSON LSTA9 strav-connecting the header to -the 2"X4"
cripples between the header and the double;top,plate:_The"SIMPSON
LSTA9 is to be secured,employing 8 — 10d nails and provides•a tension
capability. of 740 pounds.
o C•—'Thisis a SIMPSON SSP stud'plate tie; securing:tfie.2"X4" cripple
studs and the'full length studs to the double,top plate. ThesIMPSON SSP
connected•to the double top plate is to be secured employing 7 -10d nails
and provides uplift'allowableSIMcapabilityof435pounds. o
D - This'is and SSP.stud plate tie, securing the, ZX4"full length studs -
to the pressure, treated bottom plate. The SIMPSON SSP connected to
the bottom plate is to be secured employing 5 =10d nails and provides uplift'
allowable capability of 455 pounds. o_ `
E - This isa SIMPSON DSP stud plate tie;•securing the -two King_Studs to the double'
top plate. The SIMPSON DSP'connected to'the double top plate is
to be secured,employing 14 -10d nails and provides;uplift allowable capability

foundation. The-SIMPSON HTT4 is;to be secured to the foundation employing a•
5l8" anchor bolt and to the studs employing 18 — 16d.nails which

is a!'/z" diameter Anchor bolt with a 2" washer. This is to be provided to secure

Double • Top, Plate — The damaged portions Uthe 2"X4" 'double'top'plate must be
removed such that a'minimurn of 16" is available for the splice'to,insure adequate
continuity for the "continuous" top plate,systeni. The new sections of double top
plate are to be nailed 'together,arid'to-the'undamaged-portions of'the top plate:
with 12d'nails installed a maximum of 3" on center.
Wall Sheathing,= The new'/2" plyWobd.eicteridr'sheathing material is to be
secured to the 2"X4' " studs employing 8d.ring `shank nails, 4" on center along all
the edges and 8 on center in the field of.the'plywood, horveverwhere nailing is
not possible, the studs, may be secured -to thelplywood -employing generous Amounts
of waterproof, exterior grade'construction adhesive. The replacement stucco
material,is to be provided with the required double layet'of vapor and moisture
barriers installed over the plywood sheathing and ttien.installed'as a three.
coat stucco system reiriforcedmith galvanized or stainless.steel wire mesh and'
secured with galvanized or stainless steel fasteners. The three.coat stucco system
is to provide a minimum,thickness of 7/8"-of masonry -material. The stucco
is,to be finished and painted toymatch the existing stucco. materials. In those
areas where the existing stucco is to tieF-retaine.d over new -plywood Isheeting,
which has been provided with the required double layer of moisture and vapor
barrier, the stucco is to be secured to the new sheeting with'#10 X 2" galvanized
or stainless steel'wood, screws, installed 16" on center horizontally and

Installation — The existing window is to be reinstalled into the repaired opening
and °secured with #8 X 3" galvanizedor stainless steel screws, 6".from all -
corners and then 12" on, centet,on the,sides and top to - insure that the window is
secured to adequately, provide' for the +25.45 PSF •/ -27.57 PSF wind -load pressures.
