FINDINGS OF FACT Property Owner: Beach Quarters LLC 417 West 2nd Street Sanford, Florida 32771 Applicant: Beach Quarters LLC 417 West 2nd Street Sanford, Florida 32771 Project: To remove a rear porch relative to property located 1100 South Myrtle Avenue. Requested Development Approval: The Applicant has requested approval to remove a rear porch. Additional Findings: The Seminole County Property Appraiser web site lists the year of construction as 1913 with modification in 1950. The request for approval is to remove a rear porch on the west elevation. Based on the manner in which the porch is connected to the building and the difference in construction techniques, the porch appears to be an extension of a smaller, original porch. The porch is in disrepair and rather than repair this element of the building .which is likely not historic, removal is appropriate. CONCLUSIONS OF LAW a). Pursuant to Section 8.0 of Schedule "S" of the City's Land Development Regulations as set forth in the Code of Ordinances of the City of Sanford, the Historic Preservation Board has reviewed the proposed Certificate of Appropriateness and all matters relating thereto in accordance with the procedures for altering historic landmarks or structures within historic districts as set forth in Schedule "S" b). Schedule "S" provides with regard to the facts of this case as follows: Porches and porch features that are in good condition or repairable and are in character with the style and period of the building shall be retained. Porches and porch features shall be repaired so they match the original in materials, size and configuration. (S-31). It appears that the area proposed for removal is not original. It is in poor condition and Will require extensive modifications to be repaired to a safe condition. c). To the extent that a conclusion of law as set forth herein also constitutes a factual finding, then such shall be taken to be so as part of this Development Order. d). The proposed Certificate of Appropriateness is hereby found and determined to comply with the aforestated requirements e). Additionally, the Certificate of Appropriateness sought is hereby found and determined to be consistent with the City of Sanford Comprehensive Plan and development of the property as proposed would not be consistent with and in compliance to applicable land development regulations and all other applicable regulations and ordinances as set forth in the Code of Ordinances of the City of Sanford. 0 NOW, THEREFORE, IT IS ORDERED THAT: 1). The aforementioned application for a Certificate of Appropriateness is APPROVED. 2). Myrtle Ave Dear Mr. Aldrich I have been working on this property per a developmental order 16-04. Removing the porch was only one condition and I didn't realize I only had 30 days to call for an inspection, Since I first started on the project I have removed the porch, replaced all rotted siding, replaced the roof, removed roofing shingles off of the siding, added lattice skirting and have painted. I have obtained CofA's on all work and permits where needed. I am finished with the exterior which is why I called for an inspection not realizing that should have been done within 30 days. Everything else was 6 months. Will you please allow me to get this inspection? I want to call Monica to show her I'm now in compliance and I don't want that permit left open.
