Acceptance of permit is verification that I will notify the owner of the property of the requirements of Florida Lien Law, FS 713.
The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required
in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal.
The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in
accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value,
credit will be applied to your permit fees when the permit is issued.

DESCRIPTION OF THE WORK AND MATERIALS:
Remove one layer of existing roof and underlayment to expose decking.
Replace any rotten wood.
Install 2%in. coil nails along all trusses, every 6in., to properly secure decking.
Install one layer of synthetic felt as a dry in application over shingle roof.
Install one layer of peel and stick and valley metal in all the valleys.
Install 2%in. drip edge around perimeter of the roof.
Install one- 3in. lead boot.
Install three- tin. lead boots.
Install two- 4ft OFF ridge vent.
Install two- loin exhaust vents.
Install one- 10ft aluminum ridge vent. Vent will be fastened using 1%in neoprene screws.
Install 25yrs. 3-TAB shingles with a wind resistance of up to 60mph.
Shingles will be installed six nails per shingle.
Ground will be swept with a magnet at the end of each working day.
Clean entire work area and haul away all debris.

specifications, provisions, prices'and plans are the entire agreement. Changes will be made by written
change order only.

CONTRACT TERMS
Owner agrees to pay Contractor its normal selling price for all addition, alteration or deviations. No additional work
shall be done without prior written authorization of Owner. Any such authorization shall be on a change order form,
approved by both parties, which shall become part of this Contract. Where such additional work is added to this
Contract, it is agrees that the Total Price under this Contract shall be increased by the price of additional work and
that all terms and conditions of this Contract shall apply equally to such additional work. Any change in
specifications or construction necessary to conform to existing or future building codes, zoning laws, or regulations
of inspecting Public Authorities shall be considered additional work to be paid for by Owner as additional work. If
the quantity of material required under this Contract is altered so as to create
a hardship on the Contractor, the Owner shall be obligated to reimburse Contractor for additional expense incurred.
If the Owner or agent of the Owner furnishes material or performs labor on any portion of the work in progress any
loss to the Contractor that results thereof shall be charged to the Owner. Any changes made under this Contract will
not affect the validity of this document.
The Contractor shall NOT be responsible for any damage occasioned by the Owner or Owner's agent, Acts of
Nature, earthquake, storm, or other causes beyond the control of Contractor, unless herein provided or unless he is
obligated by the terms hereof to provide insurance against such hazards.
The Contractor shall NOT be responsible for any damages occasioned during the performance of his work using
normal construction practices or dusting inside the house if the Contractor damages or contacts any other existing
components including by not limited to water -pipes, sewer -pipes, gas lines, electrical wiring, ventilation and/or
other wiring, conduits, pipes, tubes and vents that have been incorrectly installed within the roof deck or roof truss
area.
The time during which the Contractor is delayed in his work by (a) the acts of the Owner or this agents or employees
or those claiming under agreement with or grant from Owner, or by (b) any Acts of Nature which Contractor could
not have reasonably foreseen and provided against, or by (c) stormy or inclement weather which necessarily delays
the work, or by (d) strikes, boycotts or like obstructive actions by employees or labor organizations which are
beyond the control of the Contractor and which he cannot reasonably overcome, or by (e) extra work requested by
the Owner, or by (f) failure of the Owner to promptly pay for any extra work as authorized, or by (g) unforeseen
delays caused by Public Authorities, shall be added to the time for completion by a fair and reasonable allowance.
Contractor shall at his own expense carry all workers' compensation insurance and public liability insurance
necessary for the protection of the Contractor and the Owner during the progress of the work. Owner agrees to
procure at his won expense, prior to the commencement of any work, fire insurance with Coarse of Construction, All
Physical Loss and Vandalism and Malicious Mischief clauses attached in a sum equal to the total cost of
improvements. Such insurance shall be written to protect the Owner and Contractor, and Lien Holder, as their
interests may appear. Should Owner fail to do so, Contractor may procure such insurance, as agent for Owner, but is
not required to do so, and Owner agrees on demand to reimburse Contractor in cash for the cost thereof.
Where colors are to be matched, Contractor shall make every reasonable effort to do so using standard colors and
materials, but does not guarantee a perfect match.
Any controversy or claim arising out of or relating to this Contract shall be settled by arbitration in accordance with
the Rules of the American Arbitration Association, and judgment upon the award rendered by the Arbitrator(s) may
be entered in any court having jurisdiction. Should either party hereto bring suit in court to enforce the terms of this
agreement, any judgment awarded shall include court costs and reasonable attorney's free to the prevailing party
plus interest at the legal rate.
Unless otherwise noted in this agreement, the price quoted does not include removing fascia, trim, sheathing, rafters,
structural members, siding, masonry, vents, roofing, caulking, metal edging or flashing or any type. If, during the
course of the work, it should become apparent that any such portions of the structure should be repaired or replaced,
Owner may authorize Contractor to do such additional work and charge Owner for additional labor and materials
required plus a reasonable profit.
The Owner is solely responsible for providing Contractor with a water, electricity and toilet during the course of
construction.
The Contractor shall not be responsible for damage to existing walks, stairways, curbs, driveways, cesspools, septic
tanks, water or gas lines, arches, shrubs, lawn, trees, clotheslines, telephone or electric lines, etc. by the Contractor,
sub -contractor, or supplier incurred in the normal use, the performance of the work or in the delivery of materials for
the job. Owner hereby warrants and represents that he shall be solely responsible for the conditions of the building
site over which the Contractor has no control and subsequently results in damage to the building or injury to persons
or property.
Contractor agrees to complete the work in a substantial and timely manner but is not responsible for: (a) failure or
defect that result from work done by other prior to, at the time of, or subsequent work done under this agreement (b)
failure to keep gutters, downspouts and valleys clear of obstructions (c) failure of Owner to authorize Contractor to
undertake needed repairs or replacement of fascia, vents, defective or deteriorated roofing or roofing felt, trim,
sheathing, structural members, siding, masonry, caulking, metal edging, flashing of any type or other repairs.
Contractor makes no warranty, expressed or implied, (including warranty of fitness for purpose of merchantability).
Any warranty or limited warranty shall be as provided by the manufacturer of the products and materials used in
construction or as written above.
Owner hereby grants Contractor the right to display signs and advertising at the building site.
Within ten days after the execution of this contract, Contractor shall have the right to cancel this Contract should he
determine that there is any uncertainty that all payments due under this Contract will be made when due.
This agreement constitutes the entire contract and the parties are not bound by oral representation by any party or
agent of either party.
The price quoted for completion of the work is subject to change to the extent of any difference in the cost of labor
and materials as of this date and the actual cost to the Contractor at the time materials are purchased and the work is
done.
