Seven Thousand Four Hundred Fifty 00/00 Dollars ($7,450.110)
P:ivnicnl Terms:
80% ($5.960.00) of total contract price due upon completion rough -in stage.
20% ($1,490.00) of total contact price due upon compete of trim stage.
Terms and Conditions:
1. Electrical shall be installed to standards of the National Electrical code and is guarantee free from short circuits for one year,
labor only no other warranties are expressed or Implied.
2. Electrical Contractor is not responsible or liable in any way, for any part of the existing electrical system.
3. Electrical Contractors shall make holes if needed in the structure to gain access for routing cables & conduits and shall not be
hold liable in any way for labor or cost incurred for painting, texturing, repairing walls or ceilings.
4. Permits, inspections and.or plans require for this work are the responsibi lily and liability of the party submitted above.
5. Change orders: any deviation for Alteration from the above specifications involving extra costs will be made only upon
written agreement and will became an extra charge above the contract price to be paid upon completion.
6. Delay: Electrical Contractor will a excused for any delay beyond our control. These delay may include but are not limited to
aces of Gcxl, labor disputes inclement weather, acts of owner or public authority, or other unforeseen contingencies.
7. Right to stop work: if any payment under [his contract is not made when due, Electrical Contractor may stop/suspend work
until all payments have been made.
8. For thirty days from the date first set forth above, if this proposal is not accepted within this time it shall be expired, this
proposal may be withdrawn any time before acceptance, it will only become effective after sign by General contractor or
owner.
9. If payment is not received with -in 10 business days from work completion a mechanical lien will be place against the
property and all fees will be charge to client including attorneys fees.
10. CNI Electric is responsible for correcting any fail electrical inspections with no extra charge to owner, if inspector require
any additional work not listed in the scope of work listed above a change is require in order to proceed any additional work.

The following is a list of the areas of the submitted plans that contained violations of the codes adopted by
the City of Sanford and enforced by the Building Division. The violations noted must be addressed before
the plans can be approved. Changes to plans shall be submitted on the same size format as the original
submittal. Changes to construction documents that require an Architect or Engineer's seal must be
submitted with the appropriate seal. Provide two copies of affected plan sheets and/or supplemental
information as requested.
COMMENTS:
1. The note on Sheet 1 states that damaged exterior wall 2x4 studs to be replaced. Pleas show the location
of these damaged studs on the signed and sealed plans for clarification.

3. The I` floor bathroom is not existing (the layout). Please reference the attached picture. The tub is new,
new durarock and the plumbing is new. Please address on the plans.

4. As observed during the initial walkthrough, all of the roof framing (rafters, trusses) have been replaced
and rebuilt without a permit. The only part of the roof framing addressed on the plans is the replacement of
a roof beam. The engineer must either address the framing on the plans (complete roof framing plan,
framing member sizes, span lengths) or provide a design statement on the signed and sealed plans stating
that the engineer has personally inspected all roof framing and verify it meets current code.

Please note that during the initial site visit, all of the drywall had been installed. No framing or
insulation could be verified. In accordance with Chapter 1 FBC, all work must be made accessible for
inspection or the registered design professional must provide a statement on the signed and sealed plans
that address any covered work and that the engineer has personally inspected the covered work and verify it
meets current code.
Any error or omission in this plan review shall not be construed to grant approval of any violation of any of
the adopted codes or municipal ordinances of this jurisdiction.

GENERAL REQUIREMENTS:
HardiePlank• lap siding can be installed over braced wood or steel studs spaced a maximum of 24" o.c. or directly to minimum 7/16" thick OSB sheathing.
See general fastening requirements. Irregularities in framing and sheathing can mirror through the finished application.

A water -resistive barrier is required in accordance with local building code requirements. The water -resistive barrier must be appropriately installed with
penetration and junction flashing in accordance with local building code requirements. James Hardie will assume no responsibility for water infiltration.
James Hardie does manufacture HardieWrap• Weather Barrier, a non -woven non -perforated housewrap', which complies with building code requirements.
When installing James Hardie products all clearance details in figs. 3-14 must be followed.
Adjacent finished grade must slope away from the building in accordance with local building codes -

GENERAL FASTENING REQUIREMENTS
Fasteners must be corrosion resistant, galvanized, or stainless steel.
Electro -galvanized are acceptable but may exhibit premature corrosion.
James Hardie recommends the use of quality, hot -dipped galvanized nails.
James Hardie is not responsible for the corrosion resistance of fasteners.
Stainless steel fasteners are recommended when installing James Hardiem
products near the ocean, large bodies of water, or in very humid climates.
Manufacturers of ACO and CA preservative -treated wood recommend spacer
materials or other physical barriers to prevent direct contact of ACO or CA
preservative -treated wood and aluminum products. Fasteners used to attach
HardieTrim Tabs to preservative -treated wood shall be of hot dipped
zinc -coated galvanized steel or stainless steel and in accordance to 2009 IRC
R317.3 or 2009 IBC 2304.9.5.
Consult applicable product evaluation or listing for correct fasteners type
and placement to achieve specified design wind loads.
NOTE: Published wind loads may not be applicable to all areas where Local
Building Codes have specific jurisdiction. Consult James Hardie Technical
Services if you are unsure of applicable compliance documentation.
Drive fasteners perpendicular to siding and framing.
Fastener heads should fit snug against siding (no air space). (fig. A )
Do not over -drive nail heads or drive nails at an angle.
If nail is countersunk, fill nail hole and add a nail. (fig. B)
For wood framing, under driven nails should be hit flush to the plank with a
hammer (For steel framing, remove and replace naiq.
NOTE: Whenever a structural member is present, HardiePlank should be
fastened with even spacing to the structural member. The tables allowing
direct to OSB or plywood should only be used when traditional framing is
not available.
Do not use aluminum fasteners, staples, or clipped head nails.
PNEUMATIC FASTENING
James Hardie products can be hand nailed or fastened with a pneumatic tool.
Pneumatic fastening is highly recommended. Set air pressure so that the
fastener is driven snug with the surface of the siding. A Flush mount
attachment on the pneumatic tool is recommended. This will help control the
depth the nail is driven. If setting the nail depth proves difficult, choose a
setting that under drives the nail. (Drive under driven nails snug with a
smooth faced hammer - Does not apply for installation to steel framing).

PAINTING
IDO NOT use stain, oiValkyd base paint, or powder coating on James Hardie®
Products. James Hardie products must be painted within 180 days for primed
product and 90 days for unprimed. 100% acrylic topcoats are recommended.
Do not paint when wet. For application rates refer to paint manufacturers
specifications. Back -rolling is recommended if the siding is sprayed.
CUT EDGE TREATMENT
Caulk, paint or prime all field cut edges. James Hardie touch-up kits are
required to touch-up ColorPlus products.
CAULKING
For best results use an Elastomeric Joint Sealant complying with ASTM C920
Grade NS, Class 25 or higher or a Latex Joint Sealant complying with ASTM
C834. Caulking/Sealant must be applied in accordance with the
caulking/sealant manufacturer's written instructions. Note: OSI Quad as well
as some other caulking manufacturers do not allow tooling.
COLORPLUS® TECHNOLOGY CAULKING, TOUCH-UP & LAMINATE
Care should be taken when handling and cutting James Hardie® ColorPlus® products. During installation use a wet soft doth or soft brush to gently wipe off any
residue or construction dust left on the product, then rinse with a garden hose.
Touch up nicks, scrapes and nail heads using the ColorPlus' Technology touch-up applicator. Touch-up should be used sparingly.
If large areas require touch-up, replace the damaged area with new HardiePlank• lap siding with ColorPlus Technology.
Laminate sheet must be removed immediately after installation of each course.
Terminate non -factory cut edges into trim where possible, and caulk. Color matched caulks are available from your ColorPlue product dealer.
Treat all other non -factory cut edges using the ColorPlus Technology edge coaters, available from your ColorPlus product dealer.
Note: James Hardie does not warrant the usage of third party touch-up or paints used as touch-up on James Hardie ColorPlus products.
Problems with appearance or performance arising from use of third party touch-up paints or paints used as touch-up that are not James Hardie touch-up will not be
covered under the James Hardie ColorPlus Limited Finish Warranty.
PAINTING JAMES HARDIE® SIDING AND TRIM PRODUCTS WITH COLORPLUS® TECHNOLOGY
When repainting ColorPlus products, James Hardie recommends the following regarding surface preparation and topcoat application:
Ensure the surface is clean, dry, and free of any dust, dirt, or mildew
Repriming is normally not necessary
100% acrylic topcoats are recommended

Good afternoon Lance,
Per our discussion this morning, I have done some research on the property at 406 W. 15`h Street and unfortunately we
do not have anything on file. Based on our records, the last tenant that occupied this space was Step Back in Time
Antiques, however their business license went inactive as of February 17, 2009. Once a property is unoccupied/vacant
for six months or longer it is required to be brought up to current codes and standards including the site, building and
use.
The property has a current zoning of GC -2, General Commercial and a future land use of GC, General
Commercial. Pursuant Schedule B of our Land Development Regulations, an accessory dwelling unit is allowed within
the GC -2 zoning district only after being approved at a public hearing by the Planning and Zoning Commission as a Major
Conditional Use.
In addition, it is helpful for interested parties to attend a pre -application conference with the Development Review
Team (DRT) as representatives from multiple departments participate. Attached is the application for a Pre -Application
conference with the DRT. The purpose of the Pre -Application Conference is to help familiarize potential applicants with
the City requirements, processes and fees associated with a proposed (re)development or specific use and bring to light
any concerns prior to a formal application being submitted. There is no fee for the first pre -application conference with
the DRT. Please submit the completed application and a description of your business plan indicating the proposed use
and a site plan showing any site/building modifications. Any information you can include as to the use and function will
help us to better assist you. Once we receive this information you will be scheduled for the next available DRT
meeting. We meet every Tuesday morning and the meeting agendas are sent out the Thursday of the week before the
meeting, the submittal deadline being noon on the Wednesday before the meeting date.

GENERAL REQUIREMENTS:
HardiePlank° lap siding can be installed over braced wood or steel studs spaced a maximum of 24" o.c. or directly to minimum 7/16" thick OSB sheathing.
See general fastening requirements. Irregularities in framing and sheathing can mirror through the finished application.
Information on installing James Hardie products over foam can be located in JH Tech Bulletin 19 at www. jamehardie.com
A water -resistive barrier is required in accordance with local building code requirements. The water -resistive barrier must be appropriately installed with
penetration and junction flashing in accordance with local building code requirements. James Hardie will assume no responsibility for water infiltration.
James Hardie does manufacture HardieWrap• Weather Barrier, a non -woven non -perforated housewrap', which complies with building code requirements.
When installing James Hardie products all clearance details in figs. 3-14 must be followed.
Adjacent finished grade must slope away from the building in accordance with local building codes -

Blind Nailing is the preferred method of installation for HardiePlank® lap siding products. race nailing should only be used where required by code for high wind
areas and must not be used in conjunction with Blind nailing (Please see JH Tech bulletin 17 for exemption when doing a repair). Pin -backed comers may be

GENERAL FASTENING REQUIREMENTS
Fasteners must be corrosion resistant, galvanized, or stainless steel.
Electro -galvanized are acceptable but may exhibit premature corrosion.
James Hardie recommends the use of quality, hot -dipped galvanized nails.
James Hardie is not responsible for the corrosion resistance of fasteners.
Stainless steel fasteners are recommended when installing James Hardie®
products near the ocean, large bodies of water, or in very humid climates.
Manufacturers of ACO and CA preservative -treated wood recommend spacer
materials or other physical barriers to prevent direct contact of ACO or CA
preservative -treated wood and aluminum products. Fasteners used to attach
HardieTrim Tabs to preservative -treated wood shall be of hot dipped
zinc -coated galvanized steel or stainless steel and in accordance to 2009 IRC
R317.3 or 2009 IBC 2304.9.5.
Consult applicable product evaluation or listing for correct fasteners type
and placement to achieve specified design wind loads.
NOTE: Published wind loads may not be applicable to all areas where Local
Building Codes have specific jurisdiction. Consult James Hardie Technical
Services if you are unsure of applicable compliance documentation.
Drive fasteners perpendicular to siding and framing.
Fastener heads should fit snug against siding (no air space). (fig. A )
Do not over -drive nail heads or drive nails at an angle.
If nail is countersunk, fill nail hole and add a nail. (fig. B)
For wood framing, under driven nails should be hit flush to the plank with a
hammer (For steel framing, remove and replace naiq.
NOTE: Whenever a structural member is present, HardiePlank should be
fastened with even spacing to the structural member. The tables allowing
direct to OSB or plywood should only be used when traditional framing is
not available.
Do not use aluminum fasteners, staples, or clipped head nails.
PNEUMATIC FASTENING
James Hardie products can be hand nailed or fastened with a pneumatic tool.
Pneumatic fastening is highly recommended. Set air pressure so that the
fastener is driven snug with the surface of the siding. A flush mount
attachment on the pneumatic tool is recommended. This will help control the
depth the nail is driven. If setting the nail depth proves difficult, choose a
setting that under drives the nail. (Drive under driven nails snug with a
smooth faced hammer - Does not apply for installation to steel framing).

PAINTING
IDO NOT use stain, oil/alkyd base paint, or powder coating on James Hardie°
Products. James Hardie products must be painted within 180 days for primed
product and 90 days for unprimed.100% acrylic topcoats are recommended.
Do riot paint when wet. For application rates refer to paint manufacturers
specifications. Back -rolling is recommended if the siding is sprayed.
CUT EDGE TREATMENT
Caulk, paint or prime all field cut edges. James Hardie touch-up kits are
required to touch-up ColorPlus products.
CAULKING
For best results use an Elastomeric Joint Sealant complying with ASTM C920
Grade NS, Class 25 or higher or a Latex Joint Sealant complying with ASTM
C834. Caulking/Sealant must be applied in accordance with the
caulking/sealant manufacturer's written instructions. Note: OSI Ouad as well
as some other caulking manufacturers do not allow tooling.
COLORPLUS® TECHNOLOGY CAULKING, TOUCH-UP & LAMINATE
Care should be taken when handling and cutting James Hardie® ColorPlus@ products. During installation use a wet soft doth or soft brush to gently wipe off any
residue or construction dust left on the product, then rinse with a garden hose.
Touch up nicks, scrapes and nail heads using the ColorPlus• Technology touch-up applicator. Touch-up should be used sparingly.
If large areas require touch-up, replace the damaged area with new HardiePlank• lap siding with ColorPlus Technology.
Laminate sheet must be removed immediately after installation of each course.
Terminate non -factory cut edges into trim where possible, and caulk. Color matched caulks are available from your ColorPlue product dealer.
Treat all other non -factory cut edges using the ColorPlus Technology edge coaters, available from your ColorPlus product dealer.
Note: James Hardie does not warrant the usage of third party touch-up or paints used as touch-up on James Hardie ColorPlus products.
Problems with appearance or performance arising from use of third party touch-up paints or paints used as touch-up that are not James Hardie touch-up will not be
covered under the James Hardie ColorPlus Limited Finish Warranty.
PAINTING JAMES HARDIE® SIDING AND TRIM PRODUCTS WITH COLORPLUS® TECHNOLOGY
When repainting ColorPlus products, James Hardie recommends the following regarding surface preparation and topcoat application:
Ensure the surface is clean, dry, and free of any dust, dirt, or mildew
Repriming is normally not necessary
100% acrylic topcoats are recommended
DO NOT use stain, oil/alkyd base paint, or powder coating on James Hardie° Products.
Apply finish coat in accordance with paint manufacturers written instructions regarding coverage, application methods, and application temperature
DO NOT caulk nail heads when using ColorPlus products, refer to the ColorPlus touch-up section
