It is likely that the damage includes a number of the 2"X4" wall studs, jack and king studs supporting the window header, the window header and portions of the double 2"X4" top plate and possibly some of the'/Z" exterior wall sheeting. In accordance with the FLORIDA BUILDING CODE 5TH EDITION (2014) EXISTING BUILDINGS, the following classification is established for the repair of this identified insect damage. In accordance with Section 502. 1, the proposed effort "is to be considered a repair". Further, since this structure has not sustained "substantial structural damage" in accordance with Section 404 Repairs, Section (B) 404.4 applies. This section provides that "For damage less than substantial structural damage, repairs shall be allowed that restore the building to its pre -damage state, based on material properties and design strengths applicable at the time of original construction. New structural members and connections used for this repair shall comply with the provisions of FLORIDA BUILDING CODE 5TH EDITION BUILDING for new buildings of similar structure, purpose and location." State of Florida PE # 22150 0��w�Nc SANFORD MAY 182016+ gyi� _ Judy Hensley 202 McVay Dr. Sanford, FL 32773 May 11, 2016 ENGINEERING REPAIR DIRECTION This Engineering Repair Direction provides for the repair of the damaged structures in full compliance with the requirements of the FLORIDA BUILDING CODE 5T" EDITION (2014), including the FLORIDA BUILDING CODE, BUILDING, the FLORIDA BUILDING CODE, RESIDENTIAL and the FLORIDA BUILDING CODE, EXISTING BUILDINGS. The following speck directions are provided for the repair and restoration of the damage identified in the exterior frame wall structure of the Hensley Residence located at 202 McVey Dr., Sanford, FL (32773). The specific directions are provided relative to the wall section shown in Attachment "A". • Shoring — Prior to demolition and removal of the damaged structures, shoring must be provided to insure that the roof and roof structures are adequately supported during the repair and restoration. • Demolition — Upon removal of the interior wall covering materials from the damaged areas of the exterior wall, the full extent of the damaged wood structures will be identified. All of the structurally damaged wood material is to be removed and replaced. Based on the preliminary evaluation, this will involve the removal and replacement of a number of the 2"X4" wall studs, jack and king studs supporting the window header, the window header, sections of the double 2"X4" top plate and possibly damaged sections of the %2" OSB or Y2" CDX Plywood sheeting. The portions of the double 2"X4" top plates, which are found to have been damaged must be removed in such a manner that the replacement section of double top plate will be provided with a minimum 16" of overlap splice. The pressure treated 2"X4" bottom plate is undamaged, however some additional attachment to the existing concrete foundation structure may be required. • Load Bearing Frame Wall — The schematic load bearing wall structure is shown in Attachment "B". This attachment should be employed as applicable in the repair and restoration of the damaged exterior load bearing wall structure. The required strapping and connectors for the rebuilt and restored bearing walls are identified in the attachment with capital letters. These or equivalent connectors must be employed as shown and are documented as follows: o A — This is a SIMPSON MSTA24 strap securing both ends of the load William F. The SIMPSON MSTA is to be secured employing 18 —10d nails and provides a tension load capability of 1640 pounds. o B — This is a SIMPSON LSTA9 strap connecting the header to the 2"X4" cripples between the header and the double top plate. The SIMPSON LSTA9 is to be secured employing 8 —10d nails and provides a tension capability of 740 pounds. o C — This is a SIMPSON SSP stud plate tie, securing the 2"X4" cripple studs and the full length studs to the double top plate. The SIMPSON SSP connected to the double top plate is to be secured employing 7 -10d nails and provides uplift allowable capability of 435 pounds. o D - This is a SIMPSON SSP stud plate tie, securing the 2"X4" full length studs to the pressure treated bottom plate. The SIMPSON SSP connected to the bottom plate is to be secured employing 5 -10d nails and provides uplift allowable capability of 455 pounds. o E - This is a SIMPSON DSP stud plate tie, securing the two King Studs to the double top plate. The SIMPSON DSP connected to the double top plate is to be secured employing 14 -10d nails and provides uplift allowable capability of 825 pounds. o F — This is a SIMPSON HTT4 tension tie securing the King and Jack Studs to the foundation. The SIMPSON HTT4 is to be secured to the foundation employing a 5/8" anchor bolt and to the studs employing 18 — 16d nails which provide allowable tension load capability of 4235 pounds. o G —This is a '/2" diameter Anchor Bolt with a 2" washer. This is to be provided to secure the pressure treated bottom plate to the foundation for all bearing frame walls. The W anchor bolt is to be installed 6" from the end of the wall and all openings and then 24" on center. o H — This is a SIMPSON MTS12 twist strap with 14, 10d X 1'/Z" nails securing the double top plate to the roof rafters or roof trusses, providing an uplift capability of 1000 pounds. • Double Top Plate — The damaged portions of the 2"X4" double top plate must be removed such that a minimum of 16" is available for the splice to 'insure adequate continuity for the "continuous" top plate system. The existing siding material is to be removed and reinstalled as required. However, in those areas, where new plywood sheathing is to be installed or the original plywood sheathing is exposed, new vapor and moisture barrier material must be installed. • Window Installation — In accordance with the provisions of the CODE the existing window is to be reinstalled in the rebuilt and restored window opening and secured employing #8 X 3Y2" corrosion resistant wood screws installed 6 inches from all corners and then 8 inches on center max to provide for the imposed wind load pressures of +25.45 PSF / -34.03 PSF • Wall Finish — Upon completion of the structural repair of the wall and the installation of the CODE required R13 minimum insulation, the walls are to be finished to match the existing.
