It is not a complete detailed review. The comments noted in this review must be addressed before the plans can be approved. Changes to plans shall be submitted on the same size format as the original submittal — changes in letter form are not permitted. All references to FBC Chapter 1 are as amended by City of Sanford ordinance viewable on our website at www.sanfordfl.gov. Provide two copies of affected plan sheets and/or supplemental information as requested. Permit submittals will not be accepted without two copies. COMMENTS: 1. There are many inconsistencies with the scope of work and what is shown on the plans. The scope of work and plans reference a "garage" conversion to living space, however there is no garage door. There is a wall with 2 windows where there should be a garage door. There is no permit record or approval for this new wall space where a garage door used to be, regardless of when it was done. Therefore, the wall itself needs to be addressed and will be subject to inspection. An exterior wall structural detail is required on the plans for this area. FBC 107 2. The Existing Floor Plan shows the front wall (where the garage door was located) having 2 windows. The Proposed Floor Plan shows a solid wall. A structural exterior wall detail is required for this wall (reference Comment #1). FBC 107 3. The Proposed Floor Plan and Addition Floor Plan on Sheets 2 & 3 indicate a 4'10" window as existing, however it is shown at a different location on the Existing Floor Plan. A detail is required to be provided on the plans to make a new window opening and enclose the current window opening. FBC 107 4. Please verify and indicate on the plans that the window installed will meet Egress requirements. FBC 107 5. The Existing Floor Plan shows an exterior door on the side of the "garage", while the Proposed Floor Plan doesn't. A structural detail for the infill of this door is required to be provided on the plans. FBC 107 6. Sheet 3 shows a two separate closets while Sheet 2 shows a single closet. Please revise accordingly and indicate on the plans exactly what will be the layout of the closet. FBC 107 7. The Proposed Floor Plan on Sheets 2 & 3 show a window where the shower will be located. The Existing Floor Plan doesn't show a window at this location. A structural detail is required on the plans for creating a new opening for this window. 1 : OW11 8. The branch line to the washing machine fixture drain is shown as 2". The branch line is required to be 3" or larger. Please revise the plumbing isometric accordingly. FBC 107, FBC P406.2 9. The water heater is being converted to a tankless water heater, in a different location. Please address on the plans if the entire home will require installation of new water fines to accommodate this. FBC 107 10. The Existing Floor Plan shows the electrical panel in the "garage" area while the Proposed and Electrical Floor Plan shows it inside the house, and as existing. Please clarify the existing and proposed location of the electrical panel and what will be required to be re -wired as a result of moving the electrical panel. FBC 107 11. Please provide two copies of the manufacturer installation instructions for the new tankless water heater, for review. FBC 107 12. Please address all other areas of the home that new insulation and/or drywall will be installed. There are multiple City of Sanford Code Enforcement pictures that show bare walls (no drywall/insulation) and open ceilings in the kitchen area. FBC 107 13. The Scope of Work on the cover page states that a window in the kitchen will be replaced. This is not addressed on the plans. Please revise accordingly. FBC 107 14. The plans indicate a new Air Handler will be installed. Please verify if a new condenser will be installed and provide the location on the plans. If the existing condenser is being moved from the side of the house, please show the proposed location and electrical requirements on the plans (disconnect & service receptacle).
