NOTICE: In addition to the requirements of this permit, there may be additional restrictions applicable to this property that may be
found in the public records of this county, and there may be additional pen -nits required from other governmental entities such as water
management districts, state agencies, or federal agencies.
Acceptance of permit is verification that 1 will notify the owner of the property of the requirements of Florida Lien Law, FS 713.
The City of Sanford requires payment of a plan review fee at the time of permit submittal. A copy of the executed contract is required
in order to calculate a plan review charge and will be considered the estimated construction value of the job at the time of submittal.
The actual construction value will be figured based on the current ICC Valuation Table in effect at the time the permit is issued, in
accordance with local ordinance. Should calculated charges figured off the executed contract exceed the actual construction value,
credit will be applied to your permit fees when the permit is issued.

On June 29, 2016, City of Sanford. issued this Development Order relating to and touching and.
concerning the following describedproperty:

FINDINGS OF FACT

Requested Development Approval: Allow use of an Accessory Residential Structure
The development approval sought is consistent with the City of Sanford Comprehensive Plan and will be
developed consistent with and in compliance to applicable land developmentregulations and all other applicable
regulations and ordinances.
The owner of the property has expressly agreed to be bound by and subject to the development conditions
and commitments stated below and has covenanted and agreed to have such conditions and commitments run
with, follow and perpetually burden -the afore described property.
ORDER
NOW, THEREFORE, it is ORDERED AND AGREED THAT:
1) The aforementioned application for:development approval is GRANTED.
2) All development shall fully comply with all of the codes and ordinances in effect in the City of Sanford,
Florida at the time of issuance of pemits including all impact fee ordinances.
3) The conditions upon this development approval and the commitment made as to this development approval,
all of which have been accepted by and agreed to by the owner of the property are as follows:
A. The occupancy of the accessory residential structure shall be restricted as a guest house;
B. All utility hookups and services, including water, sewer, electric and garbage collection
services shall be billed to the main house;
C. The accessory structure shall not receive a separate address;
D. All construction or modification to the property shall meet all requirements of Sanford's
Land Development Regulations and building codes;
E. All-construction-shall-be`in-complia- ce-with-and-maintaiired-in-accordance-with-Historic
Preservation Board approvals.
4) This Development Order touches and concerns the afore described property and the conditions, commitments

and provisions of this Development Order shall perpetually burden, run with and follow the said property and
be a servitude upon and binding upon said property unless released in whole or part by action of the City of
Sanford by virtue of a document of equal dignity herewith. The owner of the said property has expressly
covenanted and agreed to this provision and all other terms and provisions of this Development Order.
5) The terms and provisions of this. Order are not severable and in the event any portion of this Order shall be
found to be invalid or illegal then the entire order shall be null and void.
