work or installation has commenced prior to the issuance of. a permit and.that all work will be performed to
meet standards of all laws regulating construction in this jurisdiction. I understand that a separate permit
must be secured for electrical work, plumbing, signs, wells, pools, furnaces, boilers, heaters, tanks, and
air conditioners, etc.

The City of Sanford requires payment of a plan review fee. A copy of the executed contract is required in order
toy{`calculate a plan review charge. If the executed,contract is not submitted, we reserve the n'ght-to calculate the
Clan refee`ased on past permit activity levels. Should calculated charges exceed the documented construction

LEASE AGP.EEMENT

This Agreement, made this day of 2011 by and Ramco USA Development
Corporation as lessor ("Lessor:) and First American Fireworks Company as lessee ("Lessee").
That for and in consideration of rental to be paid by the Lessee to the Lessor, Lessor does hereby
lease to the Lessee, and Lessee hereby leases from Lessor, the premises known as Sanford Town
Square Shopping Center, 1540 South French Avenue, Sanford, Florida 32771 (designated area)
Lease"). In addition, Lessor will not issue any other leases on this, or on these surrounding areas
for the said purpose of this agreement. The entire Lease- will -be for the period beginning June 15,
2011.through July 7, 2011.
Lessee shall pay to the Lessor the amount of one thousand hundred dollars W 000.00) for the
entire duration of the Lease.
Lessee shall indemnify and save harmless Lessor from and against any and all liability, penalties,
damage and judgments by reason of injury or claim of injury to person or property of any nature and
however caused, arising out of the use, occupation and . control of the leased premises by Lessee.
Lessee shall at his own expense carry comprehensive liability insurance policies, for the protection of
himself and of lessor in accordance with the State and Local Regulations, (liability binder to be issued
to Lessor by June 15, 2011.)
The'premises leased hereby shall be used for the purpose of selling "sparklers". Lessee shall comply
with the laws, ordinances, rules and regulations of the federal, state, and municipal authorities.
Lessor authorizes the Lessee to erect a tent for said purpose.
In the event that the local regulations prohibit the intentional use of this Lease, this Lease shall be
termed null and void and all monies paid shall. be promptly refunded. Lessor shall also guarantee
Lessee annual first right of renewal of this Lease. At the termination of the Lease, Lessee shall leave
the premises in good order.
It, is understood. and agreedthat this instrument contains the entire agreement between the parties and
no representations heretofore madeare apart unless included herein. Any modification of the Lease
shall be in writing and signed by the parties hereto. Lessee:
