The damage to the roof structure and to the exterior frame wall was inspected and evaluated. The existing roof structure was a conventional rafter system, which had been built before there were Codes and structural requirements. The main ridge beam had been broken and several of the rafters compromised. This had forced the top plate of the second floor exterior wood frame wall on the west side of the home to bow out. The repair must meet all of the requirements of the current Code. The west side wall must be pulled back into place and then secured with adequate strapping. The entire rafter and roof structure must be removed and replaced. It is recommended that a simple gable end manufactured truss system be installed. Stuhrke, PhD, PE State of Florida Professional Engineer # 22150 r 310 3Id St., Sanford Report # PEA1228 December 28, 2001 DISCUSSION The historic wood frame two story home located at 310 3`d St., Sanford (32771) was inspected and evaluated on December 28, 2001. This was a detailed visual inspection of the exterior, interior and interior of the attic plenum. This is a picture of the two story historic home in Sanford. The home had been built in the first part of the 20th century. As may be seen in the picture, this was a wood frame two story home, which had been installed over a crawl space on piers. A new roof covering was to be installed on this home and the bundles of shingles had been stacked on the top portion of the roof over this home, when the roof structure failed and there was a partial collapse. As a part of that collapse the upper portion of the west side second story wall as shown in the picture bowed outward. On the interior of the home a separation at the ceiling of the wall was observed, which varied but was a maximum of about two inches above the window in the stairwell in the center of the picture. Temporary shoring had been installed to stabilize the structure and prevent further collapse and damage. 2Td Q/ William F. Stuhrke, PhD, PE State of Florida Professional Engineer # 22150 3 This is a picture of the separation between the ceiling and the wall at the top of the stairwell. There was no evidence of structural damage in the exterior wall and it did not appear that there had been a failure in the double top plate. It appeared that the wall had been pushed outward by the downward pressure on the rafters. It is likely that this section of wall can be jacked back into place and then secured with proper and adequate strapping. This is a picture on the interior of the attic plenum, which shows the chimney at the center point of the attic. As may be seen in this picture, the 1 "X6" ridge beam had been broken adjacent to this chimney. When this ridge beam broke, there was no support for the rafters and due to the fact that there were no collar ties, the weight of the roof shingle bundles forced the rafters down and outward. This is 310 3Id St., Sanford Report # PEA1228 December 28, 2001 what forced the wall on the west side outward. This is a general view of the interior of the attic plenum. The structure of this attic plenum fails to meet any Code or good engineering requirements for load capability. It has been noted that this home was built before there were any Code or engineering requirements for the construction of this roof system. Due to the damage, which had occurred to this roof structure, the new roof structure as repaired or restored must meet all of the requirements of the current Code. As may be seen in the picture, the 2"X6" wood rafters were installed 25" on center. The total span of the roof, including both rafters and the ridge beam was 20 feet. The ceiling joists as shown in the picture were installed perpendicular to the rafters and as such did not provide any tie between the sidewalls of the home. It was noted that the rafters were 2"X6" wood material and had been installed 24" on center and spanned the full length of the home, which was 24'. The rafters were secured to the balloon frame 2"X4" wood studs and the top of the ceiling joists were about an inch below the bottom of the double top plate on the wall. The rafters were secured to the top of the double top wall plate. William F. Stuhrke, PhD, PE State of Florida Professional Engineer # 22150 4 7 310 3`d St., Sanford Report # PEA1228 December 28, 2001 PRELIMINARY REPAIR SPECIFICATION The existing roof structure on the home located at 310 3Id St., Sanford (32771) was damaged and compromised. Due to the fact that it is non conforming, it must be completely removed and replaced. The replacement structure must meet all of the requirements of the Standard Building Code, 1997 Edition, including all of the load requirements of Section 1606, including the 100-MPH wind loads. Demolition - All of the roof structure above the double top plates of the four walls must be removed. New Roof Structure - It is recommended that manufactured wood trusses by provided and installed. The standard 24" on center wood trusses must be built to match the existing span of the structure and roof slope. The manufactured wood trusses must be secured to the existing walls with suitable strapping to resist the wind load uplifts. Bracing and nailing of the roof sheathing materials must be specified. The truss installation details, including bracing and strapping will be provided with the detailed repair specification upon review of the truss layout and truss engineering from the truss manufacturer.
