CONSTRUCTION CONTRACTING
Owners of property when acting as their oNwi contractor and providing direct, onsite supervision
themselves -of all work not performed by licensed contractors. Nyhen building or improving farm
outbuildings or one -family or two-family residences on such property for the occupancy or use of such
owners and not offered for sale or lease, or building or improving commereial buildings, at a cost not to
exceed $25,000, on such property for the occupancy or use of such owners and not offered for sale or
lease. In an action brought under this part, proof of sale or lease, or offering for sale or lease, of any such
structure by the owner -builder within 1 year after completion of same creates a presumption that the
construction was undertaken for purposes of sale or lease. This subsection does not exempt any person
who is employed by or has a contract with such owner and who acts in the capacity of a contractor. The
owner may not delegate the owner's responsibility to directly supervise all work to any other person
unless that person is registered or certified tinder this part and the work being performed is within the
scope of that person's license. For the purposes of this subsection, the term "owners of property"
includes the owner of a mobile home situated on a leased lot. To qualify for exemption under this
subsection; an owner must personally appear and sign the building permit application.
State law requires constriction to be done by licensed contractors. You have applied for a permit under
an exemption to that law. The exemption allows you. as the owner of your property. to act as vour own
contractor with certain restrictions even though you do not have a license. You must provide direct.
onsite supervision of the construction yourself. You may build or improve a one -family or two-family
residence or a farni outbuilding. You may also build or improve a commercial building, provided your
costs do not exceed $25.000. The building or residence must be for your own use or occupancy. It ma\
not be built or substantially improved for sale or lease. If you sell or lease a building you have built or
substantially improved yourself within l year after the construction is complete, the law will presume that
you built or substantially improved it for sale or lease, which is a violation of this exemption. You may
not hire an unlicensed person to act as your contractor or to supervise people working on your building. It
is your responsibility to make sure that people employed by you have licenses required by state law- and
b count)' or municipal licensing ordinances. You may not delegate the responsibilI for supervising
work to a licensed contractor who is not licensed to perform the work being done. Any person -,vorking
Oil your building who is not licensed must work under your direct supervision and must be employed by
you. which means that you must deduct F.I.C.A. and withholding tax and provide workers' compensation
for that employee, all as prescribed by law. Your constriction must comply with all applicable laws,
ordinances; building codes, and zoning regulations.

RENOVATION DETAILS FOR SUBMITTAL TO SANFORD HISTORIC PRESERVATION BOARD
FOR MARCH 14, 2002
EXTERIOR CHANGES: REFER TO ATTACHED DRAWINGS AND PHOTOS
1. Remove all aluminum awning windows (North and West walls, I" floor), close openings .
2. Remove steel entry door (West wall, 1' floor), close opening .
3. Remove six (6) windows and close resulting openings
i. South wall, I" floor — Western most window
ii. West wall, 2"d floor — two (2) Northern most windows
iii. North wall, 2"d floor — three (3) Western most windows
4. Move existing small double casement window
North wall, 2°d floor bathroom window to move approximately sixteen (16") inches
Westerly, height on wall to be maintained
5. Create opening on West wall, I' floor in new kitchen area and install one (1) wood double
casement window (opening dimensions 32"W X 48"H, see photo) salvaged from Winter Park
home.
6. Create opening on 2"d floor, West wall (see drawings) in new closet and install one (1) wood
double hung, one -over -one (opening dimensions 18"W X 38"H, see photo) salvaged from
Sanford home.
7. Create opening on I' floor, West wall (see drawings) and install wood double doors. Detail on
doors currently not known, will submit details for doors on separate Application for a
Certificate of Appropriateness prior to installation.
8. Exterior drain lines to be added on North wall for 2"d
floor bathroom/ laundry (see drawings).
Exterior A/C lines to be added on North wall. Exact location not known, all lines to be
enclosed in metal chase to be painted main house color.
9. Existing metal roof to be repaired and/or replaced with metal, five-V crimp panels.
10. Existing metal gutters and downspouts to be removed and replaced with new aluminum gutters
and downspouts.
11. All existing windows to be serviced and thoroughly restored. Any parts of windowstsashes
beyond repair will be replaced with custom-built parts to match existing in material and
dimension.
12. Exterior siding and trim to be repaired as needed. All siding and trim will match existing.
13. Damaged front porch decking to be replaced as needed with similar materials as existing (I x4
t&g pine).
14. Damaged wood screens to be repaired and re -screened, new wood screens to be manufactured
to match existing screens and installed.
15. Exterior of house to be thoroughly prepared and painted. Colors to be submitted at a later date
on separate Application for a Certificate of Appropriateness. No paint to be applied prior to
receiving a Certificate of Appropriateness.
All openings to be properly framed and clad in siding to match existing and `keyed -in' to hide repair
work.
