CONSTRUCTION CONTRACTING
Owners of property when acting as their own contractor and providing direct, onsite supervision
themselves of all work not performed by licensed contractors, when building or improving farm
outbuildings or one -family or two-family residences on such property for the occupancy or use of such
owners and not offered for sale or lease, or building or improving commercial buildings, at a cost not to
exceed $25,000, on such property for the occupancy or use of such owners and not offered for sale or
lease. In an action brought under this part, proof of sale or lease, or offering for sale or lease, of any such
structure by the owner -builder within 1 year after completion of same creates a presumption that the
construction was undertaken for purposes of sale or lease. This subsection does not exempt any person
who is employed by or has a contract with such owner and who acts in the capacity of a contractor. The
owner may not delegate the owner's responsibility to directly supervise all work to any other person
unless that person is registered or certified under this part and the work being performed is within the
scope of that person's license_ For the purposes of this subsection, the term "owners of property"
includes the owner of a mobile home situated on a leased lot. To qualify for exemption under this
subsection, an owner must personally appear and sign the building permit application.
State law requires construction to be done by licensed contractors. You have applied for a permit binder
an exemption to that law. The exemption allows you, as the owner of your property, to act as your own
contractor with certain restrictions even though you do not have a license. You must provide direct,
onsite supervision of the construction yourself. You may build or improve a one -family or two-family
residence or a farm outbuilding. You may also build or improve a commercial building, provided your
costs do not exceed $25,000. The building or residence must be for your own use or occupancy. It may
not be built or substantially improved for sale or lease. If you sell or lease a building you have built or
substantially improved yourself within 1 year after the construction is complete, the law will presume that
you built or substantially improved it for sale or lease, which is a violation of this exemption. You may
not hire an unlicensed person to act as your contractor or to supervise people working on your building. It
is your responsibility to make sure that people employed by you have licenses required by state law and
by county or municipal licensing ordinances. You may not delegate the responsibility for supervising
work to a licensed contractor who is not licensed to perform the work being done. Any person working
on your building who is not licensed must work under your direct supervision and must be employed by
you, which means that you must deduct F.I.C.A. and withholding tax and provide workers' compensation
for that employee, all as prescribed by law. Your construction must comply with all applicable laws,
ordinances, building codes, and zoning regulations.

Products Storage Building. Please read this
Owner's Manual completely before assembling
your building. Retain manual and your dated sales
slip for future reference and. warranty claims.
Assembly Safety information
As with any construction project, use common
sense when assembling your building. Royal
Outdoor Products cannot: be responsible :for any
damages or injuries resulting from the incorrect
use of any tools, equipment or the mishandling
of any of the building components.
• Use proper rifting procedures when handling
the packages.
• Take care when handling the individual com-
ponents and wear gloves to avoid cuts or
scrapes.
• Follow proper operating procedures for any
tools, ladders, etc. used when assernbhng the
building.
• Protect your eyes. Always wear safety glasses
when assembling the building and when
using power tools and hammers.
• Do not assemble building during high winds.
• Do not assemble bu.iiding if parts are miss-
ing. A partially assembled building may be
seriously damaged by high winds.
• This building must be anchored to -the foun-
dation to prevent wind damage. See pages 4
and 5 for how to anchor. Screws for anchor-
ing are not included.

Construct foundation (concrete slab or wooden platform) and anchor base
channels before assembling your building. Foundation and anchoring
materials are not included.
Make sure that your building complies with your local building codes.
Before you excavate you will need to call local utility companies (e.g.
phone, cable, gas and electric) to ensure the area in which you plan to dig
is clear of underground cables or pipes. Utility company personnel will
come and mark these areas for you, usually at no charge. Always excavate
the base construction area slightly wider than the dimensions of the base
to give you some working room.
Select a location that is free from ground water and provides suitable
drainage, ample room to erect the building, and an area that can be lev-
elled properly.
Decide on the type of foundation.
Foundation must be complete before unpacking and assembly can begin.
In selecting the site, allow approximately 5' (1,52m) of clearance on all
sides and 3' (2.44m) more than the height of the building for assembly.

Slab should be 4" (10.16 cm) thick. To provide the best support for your
building and to erasure that the corners are square, the slab must be sloped
slightly away from the door opening and free of bumps and ridges. Follow
Building Code requirements and provide a moisture barrier as specified by
your concrete contractor.
OPTIONAL: Use Concrete Sealer paint on cured concrete floor to prevent
moisture buildup in building.

To provide the best support for your building and to ensure that the corners
are square, the platform must be sloped slightly away from the door opening
and free of bumps and ridges.
Materials to construct platform may be obtained at a lumber yard.
1. Begin by marking out the area to be excavated. Remove loose sod, top-
soil or fill to allow for the placement of a compacted gravel base.
Excavating is required to achieve a firm foundation which will prevent
your base from shifting/sinking and give overall stability. tette recommend
you dig that will allow for a 2" gravel bed and will allow your base to be
slightly above ground level. In some areas it may be required to dig
deeper to achieve this goal.
2, Fill the area with a minimum of 2" of medium to fine gravel. Grade your
aggregate material as closely as possible to the final contour of the base
surface. To ensure proper drainage make sure to grade the slope of
the base installation away from the front of the shed. Use either a hand
tamper or plate compactor and firmly compact the gravel base material.
3. Have lumber cut to size and nail together following plan as shown.
Recommended minimum nail length is Y.
4. Position platform onto site and drive stakes into the ground to anchor
platform.
5. OPTIONAL: Paint floor to preserve platform.

line up corners. Please note: The diagonal measurement included in the diagram may
vary slightly from the actual measurement.
APPLY A CONTINUOUS BEAD Of SILICONE CAULK UNDERNEATH BASE CHANNELS, AROUND THE
INSIDE PERIMETER Of THE BASE CHANNELS AND WHERE INDIVIDUAL CHANNEL PIECES MEET.
CHECK 70 718" (180.0cm) door opening dimension between front Base Channels.
Secure Base Channels (AL1-AL6,) to foundation
using flat -head wood screws if your foundation
is wood or flat -head concrete screws for a
. concrete slab. These screws are not incitaded.
The recommended size of flat -head screws to
use is 3115" x 314" Use pre -drilled holes in channels as a
guide for screw placement. Install a minimum of S screws
in each side and rear channel piece and 4 screws in each
front channel.
DOUBLE CHECK 70 718" (180.0cm) door opening dimen-
sion between front Base Channels.
OTE: Hales in exterior of Base Channels are for drainage only.

General Assembly
The Joiner and Groove Panels are designed to make assembling
your building easy. The Joiner Panel and Groove Panel slide
together easily without additional lubricants. There is no inside
or outside surface to the panels.
Some panels are shipped preassembled in groups of 3 or 4. Due to the weight
of the pre -assembled panels, you may find it necessary to disassemble some
groups of 3 or 4 in order to assemble your building.

It's helpful to lay out all the required panels on the ground around your
foundation in their proper sequence. Note that the back wall panels are
angled at the top edge and vary in length.

center for the Fascia Board Seam Cover FSCI is required.

1. Before you install screws in the Slope Nall Caps (roof/wall line), you
must align the doors. DO NOT install screws unless the doors are
lined up properly.
2. Ensure the doors are not upside down. Remember the door sweep
must be at the bottom.
1 If you have installed your doors and you are experiencing problems, as
in diagram a, use the following instructions to correct:
To obtain an even vertical gap between the doors, i.e. the doors are
touching at the top or the bottom, gently push the building back and
forth, not side to side. To obtain an even horizontal gap between the
doors and the Door Lintel, i.e. the top of one door is higher than the
other, gently push the shed side to side. You will notice that the doors
shift as you push the building.
4. If you have installed your doors and you are experiencing problems as
in diagram b, use the following instructions to correct:
In diagram b, the right door does not line up properly with the left door
because the bottom of the right door appears bent inward. To correct
this, gently push on the building at the top of the front right corner tat
the point shown in diagram b) until the right door is aligned properly.
If the left door appears bent inward, correct the alignment by pushing
on the top left comer of the building.

Do rwt install a screw in the Fascia Gable holes nearest
the corners of the building at this time. It is helpful to have
one person on the outside of the building pushing down on
the Fascia Gable FG while the second person inserts the
screw from the inside. Install 3 screws into both front Fascia
Gables FG beside door opening while one person holds the
Fascia Gables FG down from the outside.
IMPORTANT- Be sure to check door alignment several
times during screw installation to ensure building has not
moved out of alignment. If it has, realign and resume
installation of screws.

wall panels. Next, install screws into the top of Slope
Wail Caps (SCI & SC2) into the roof panels. Do not install a screw in
the Slope Wall Cap holes nearest the corners of the building at this

and will be free from defects in materials and workmanship that result in warping, rotting, corroding, flaking, pealing, blistering, or abnormal discoloration
of surfaces. This warranty will remain in effect for a period of 15 years as long as you are the original purchaser of the Product and if the Product used in
non-commercial applications. All failures to Products covered by this warranty will be repaired, replaced or restored by Royal in accordance with the
terms and conditions of this warranty. By acceptance and use of the Products, you agree with Royal's liability. and replacement of the Products at Royal's
option, as provided herein.
Products which experience color change due to normal weathering are excluded from this warranty (including non-uniform fading and color changes result-
ing from unequal exposure of panels to the sun and elements.) For the purpose hereof, the term'nortnal weathering" means exposure to ultraviolet (sun)
fight. and extremes of temperature and atmosphere which will cause any colored or painted surface to fade, darken, chalk or acquire a surface accumulation
of dirt or stains. The severity of these conditions depends on air quality, the geographic location of the property at which the Products are installed, and
other local conditions over which Royal has no control. Royal shall not be liable for and this warranty does not apply or extend to any failure, defects or
damages arising from or connected with, without limitation, misuse. neglect, faulty or improper installation.
This warranty is void if structural parts and components not supplied by Royal are used. Failure, damage, defects or malfunctions resulting from misuse,
abuse. negligence, alteration, accident, lack of proper maintenance, impact of foreign objects, hail, tornado, hurricane, other violent storm, flood, fire. pollu-
tants, chemicals, acts of God and other causes beyond Royal's control shall not be considered defects under this warranty and are not covered in anyway
