Florida Statutes are quoted here in part for your information to indicate the authority for exemptions for
homeowners from qualifying as contractors and to express any applicable restrictions and responsibilities.

I understand that state law requires construction to be done by a licensed contractor and have applied for
an owner -builder permit under an exemption from the law. The exemption specifies that 1, as the owner of
the property listed, may act as my own contractor with certain restrictions even though I do not have a
license.
I understand that building permits are not required to be signed by a property owner unless he or she is
responsible for the construction and is not hiring a licensed contractor to assume responsibility.
I understand that, as an owner -builder, I am the responsible party of record on a permit. I understand that I
may protect myself from potential financial risk by hiring a licensed contractor and having the permit filed
in his or her name instead of my own name. I also understand that a contractor is required by law to be
licensed in Florida and to list his or her license numbers on all permit and contracts.
I understand that I may build or improve a one -family or two-family residence or a farm outbuilding. I
may also build or improve a commercial building if the costs do not exceed $75,000. The building or
residence must be for my own use or occupancy. It may not be built or substantially improved for sale or
lease. If a building or residence that I have built or substantially improved myself is sold or leased within
in 1 year after the construction is complete, the law will presume that 1 built or substantially improved it
for sale or lease, which violates this exemption.
I understand that, as the owner -builder, I must provide direct, onsite supervision of the construction.
I understand that I may not hire an unlicensed individual person to act as my contractor or to supervise
persons working on my building or residence. It is my responsibility to ensure that the persons whom I
employ have the licenses required by law and by city ordinance.
I understand that it is a frequent practice of unlicensed persons to have the property owner obtain an
owner -builder permit that erroneously implies that the property owner is providing his or her own labor
sand materials. I, as an owner -builder, may be held liable and subjected to serious financial risk for any
injuries sustained by an unlicensed person or his or her employees while working on my property. My
homeowner's insurance may not provide coverage for those injuries. I am willfully acting as an owner -
builder and am aware of the limits of my insurance coverage for injuries to workers on my property.
I understand that I may not delegate the responsibility for supervising work to a licensed contractor who is
not licensed to perform the work being done. Any person working on my building who Is not licensed
must work under my direct supervision and must be employed by me, which means that I must
comply with laws requiring the withholding of federal income tax and social security contributions
under the Federal Insurance Contributions Act (FICA) and must provide workers' compensation
for the employee. I understand that my failure to follow these laws may subject me to serious financial
risk.

permitting jurisdiction shall withhold final approval, revoke the permit, or pursue any action or remedy
for unlicensed activity against the owner and any person performing work that requires licensure under
the permit issued.

Licensed contractors are regulated by laws designed to protect the public. If you contract with a person
who does not have a license, the Construction Industry Licensing Board, the Department of Business and
Professional Regulation and the building department may be unable to assist you with any financial loss
that you sustain as a result of a complaint. Your only remedy against an unlicensed contractor may be in
civil court. It is also important for you to understand that, if an unlicensed contractor or employee of an
individual or firm is injured while working on your property, you may be held liable for damages. If you
obtain an owner -builder permit and wish to hue a licensed contractor, you will be responsible for verifying

GENERAL REQUIREMENTS:
• HardiePanel® vertical siding can be installed over braced wood or steel studs spaced a maximum of 24" o.c. Irregularities in framing and sheathing can mirror through
the finished application.
• HardiePanel vertical siding can also be installed over foam insulation/sheathing up to 1" thick. When using foam insulation/sheathing, avoid over -driving nails
(fasteners),which can result in dimpling of the siding due to the compressible nature of the foam insulation/sheathing. Extra caution Is necessary if power -driven nails
(fasteners) are used for attaching siding over foam insulation/sheathing.
• A water -resistive barrier is required in accordance with local building code requirements. The water -resistive barrier must be appropriately installed with penetration and
junction flashing in accordance with local building code requirements. James Hardie will assume no responsibility for water Infiltration. James Hardie does manufacture
HardieWraplm Weather Barrier, a non -woven non -perforated housewrapl, which complies with building code requirements.
• When installing James Hardie products all clearance details in figs. 5,6,7,8,9,10&11 must be followed.
• Adjacent finished grade must slope away from the building in accordance with local building codes - typically a minimum of 6" In the first 10'.
• Do not install James Hardie products, such that they may remain in contact with standing water.

At the juncture of the roof and vertical
surfaces, flashing and counterflashing shall
be installed per the roofing manufacturer's
instructions. Provide a 1" - 2" clearance
between the roofing and the bottom edge

KICKOUT FLASHING
Because of the volume of water that can pour down
a sloped roof, one of the most critical flashing
details occurs where a roof intersects a sidewall.
The roof must be flashed with step flashing. Where
the roof terminates, install a kickout to deflect water
away from the siding.
It Is best to install a self -adhering membrane on the
wall before the subfascia and trim boards are nailed
In place, and then come back to install the klckout.

end of the roof intersection, install a "kickoul" of sufficient length and angle to direct the
water running down the roof away from the siding.
GENERAL FASTENING REQUIREMENTS
Fasteners must be corrosion resistant, galvanized, or stainless steel.
Electro -galvanized are acceptable but may exhibit premature corrosion.
James Hardie recommends the use of quality, hot -dipped galvanized
nails. James Hardie is not responsible for the corrosion resistance of
fasteners. Stainless steel fasteners are recommended when installing
James Hardie products near the ocean, large bodies of water, or in
very humid climates.
PNEUMATIC FASTENING
James Hardie products can be hand nailed or fastened with a pneumatic tool.
Pneumatic fastening Is highly recommended. Set air pressure so that the
fastener is driven snug with the surface of the siding. A flush mount
attachment on the pneumatic tool Is recommended. This will help control the
depth the nail is driven. If setting the nail depth proves difficult, choose a
setting that under drives the nail. (Drive under driven nails snug with a
smooth faced hammer - Does not apply for installation to steel framing).
• Consult applicable code compliance report for correct fasteners type and
placement to achieve specified design wind loads.
• NOTE: Published wind loads may not be applicable to all areas where
Local Building Codes have specific jurisdiction. Consult James Hardie
Technical Services if you are unsure of applicable compliance documentation.
• Drive fasteners perpendicular to siding and framing.
• Fastener heads should fit snug against siding (no air space). (fig. A )
Do not over-drlvts nail heads or drive nails at an angle.
• If nail is countersunk, caulk nail hole and add a nail. (fig. B)
• For wood framing, under driven nails should be hit flush to the plank with a
hammer (For steel framing, remove and replace nail).
• Do not use aluminum fasteners, staples, or clipped head nails.

For best results use an Elastomeric Joint Sealant complying DO NOT use stain on James Hardie products. James Hardie products must be
with ASTM C920 Grade NS, Class 25 or higher or a Latex painted within 180 days for primed product and 90 days for unprimed.
Joint Sealant complying with ASTM C834. Caulking/Sealant 100% acrylic topcoats are recommended. Do not paint when wet. For application
must be applied In accordance with the caulking/sealant rates refer to paint manufacturers specifications. Back -rolling is recommended if
manufacturer's written instructions or ASTM C1193. the siding is sprayed.
