The home built in 1980, and has suffered water damage around the chimney at the cricket. The damage involves primarily the housing of the chimney and associated roof areas. All water damage members must be replaced. Once the double top plate is replaced then the rafters shall be reconnected to the top plate with Simpson H3 or H5. Secondly, a header should be installed above the mantel area of the fireplace. The header schedule is shown on "S1" also for the opening sized. All visible studs on the subject rear wall shall be strapped as shown on the strapping schedule, on the load bearing walls. See Figure 2 & 3 for the exposed water damage to the chimney load bearing wall. Once the framing is repaired, the damaged roof sheathing shall be replaced. The sheathing is believed to be W plywood, therefore the new sheathing must be of the same thickness as the existing roof sheathing. Plan S1 shows the nailing schedule. The new FLORIDA BUILDING CODE (FBC) 2004 & the new Supplement 2006 Codes requires that any structural repair must insure that the repaired structures meet all of the requirements of the new current code. This report provides a description of the extent of the observed damage and the required .repair and reconstruction, including a REPAIR AND RESTORATION SPECIFICATION in accordance with the requirements of the above codes. 06-01-07 h Professional Engineer #17402 162 Wildwood Drive, Sanford, FL Page 2 of 6 DISCUSSION The subject home suffered damage to the roof shingles, sheathing and chimney. The damage to the fireplace area of the subject home included four areas of concern to be replaced or repaired. First, involves the repair of water damaged frame structure as seen the Figures 1 thru 4, especially the top plate, etc. Secondly, all visible load bearing walls in the chimney structure and rear great room wall shall have the Simpson, connectors installed as described in "S1" Strapping diagram. Thirdly, a header should be installed above the hearth and mantle of the fireplace as shown in Plan Sheet "S1". The chimney above the roof shall be checked for the strapping shown in "Sl", and the height of the chimney stack above the roof line shall be checked to make sure that it is at least 2' above the height of any roof slope within 10' of the stack, measured horizontally. Fourth, the replacement roof plywood or OSB sheathing shall be installed and nailed accordingly to the Specs on "Sl". The sheathing shall be covered with 30# felt and new shingles. Make sure that the roof and chimney are sufficiently flashed to prevent and future water intrusion. -GENERAL REQUIREMENTS The repair and restoration of this structure has been designed in accordance the requirements of the FLORIDA BUILDING CODE 2004, FBC 2006 Supplement and the 2004 Residential Code, Chapter 16, Structural Design. In accordance with Section 1605, the following wind load requirements were employed: Basic Wind Speed: (3 Second Gust) 120 -MPH Building Category 1, Enclosed. Importance Factor 1.00. Wind Exposure B Internal Pressure Coefficient: +/- 0.18 Design Pressure (Worst Case Condition): . Components & Cladding +25.9 PSF -34.7 PSF Electrical - All electrical wiring traversing the ceilings of the damaged areas shall be examined by certified electrician, for damage, tested for continuity, and replaced, if necessary, to meet current Code requirements. All electrical fixtures and outlets shall be repaired or replaced in all damaged areas. Insulation — The bat insulation must be installed in all exterior wood frame walls and ceilings. Drywall _ The replacement or repair of the wall board on the interior of the dwelling must be done in compliance with the requirements of the CODE and match the existing texture and appearance of the adjacent drywall. Roof Sheathing & Shingle Replacement — The new wood sheathing must be face nailed with 8d nails according the Addendum "BH, and covered with #30 felt and asphalt Professional Engineer #17402 06-01-07 162 Wildwood Drive, Sanford, FL Page 3 of 6 *shingles. The replacement shingles on the subject roof must be replaced with asphalt shingles fastened with galvanized, stainless steel, aluminum or copper roofing nails, min. 12 gauge shank with a min. diameter head of 3/8th of an inch of a length to penetrate through the roofing materials and a minimum of % inch into the roof sheathing. All connections have been checked to withstand all applicable loads. In the event the external chimney stack has to be rebuilt, ASTM C 926, Specifications for Application of Portland cement based Plaster is the national standard that contractors should reference for traditional stucco application. On the framed walls a three -coat, stucco system consist of a separate scratch, brown, and finishing coat with a total min. thickness of 7/8". All details and sections shown on the drawings are intended to be typical and shall be construed to apply to any similar situation elsewhere on the project, except where a different detail is shown. The Building Contractor shall check architectural, mechanical and electrical drawings for openings, sleeves, anchors, hangers, slab depressions, dimensions, pitch and other related items and shall assume responsibility for their proper location, placement and continuity. All framing shall be fabricated and installed as per RITC, TPI and National Design Specifications for Wood Construction. All wood structural members shall be controlled stress grade lumber having a fiber stress of at least 1200 PSI. All wood materials are to be fastened in accordance with FBC 2004 TABLE 2304.9.1, unless otherwise specked.
