Dear Mr. Forrest:
At its regularly scheduled meeting of September 16, 2004, the Planning and. Zoning Commission
approved your request to vary the required sign design criteria and minimum distance separations
between signs for the South East Ramp Hangers located at 3350 Beardall Avenue as submitted based
on the remote location of the site and subject to the following:
I . Landscaping shall be provided at the base of the sign four (4) feet wide on each side
of the sign. The planter or landscaped area shall contain any combination of shrubs,
flowers and groundcover material.
Be on notice that appeals of the above decision may be made to the City Commission by any person
aggrieved or by any officer, board or agency of the City including the City Commission within thirty
(30) calendar days of the Planning and Zoning Commission's action. If this office can be of further
assistance, please do not hesitate to contact me.

GENERAL CONDITIONS AND NOTES
1. IT IS THE INTENT OF THE ARCHITECT THAT THIS WORK BE IN CONFORMANCE WITH ALL REQUIREMENTS OF THE BUILDING
AUTHORITIES HAVING JURISDICTION OVER THIS TYPE OF CONSTRUCTION AND OCCUPANCY. ALL CONTRACTORS SHALL DO THEIR
WORK IN CONFORMANCE WITH ALL APPLICABLE CODES AND REGULATIONS.
2. THE CONTRACTOR SHALL VERIFY ALL CONDITIONS AND DIMENSIONS AT THE JOBSITE PRIOR TO COMMENCING WORK.
CONTRACTOR SHALL REPORT ALL DISCREPANCIES JN THE DRAWINGS AND EXISTING CONDITIONS TO THE ARCHITECT PRIOR TO
COMMENCING WORK
3. CONTRACTOR SHALL SUPPLY, LOCATE AND BUILD IN THE WORK ALL INSERTS, ANCHORS, ANGLES, PLATES, OPENINGS, SLEEVES,
HANGERS, SLAB DEPRESSIONS, AND PITCHES AS MAY BE REQUIRED TO ATTACH AND ACCOMMODATE OTHER WORK.
4. THESE DOCUMENTS, AS INSTRUMENTS OF SERVICE, ARE THE PROPERTY OF THE ARCHITECT AND MAY NOT BE USED OR
REPRODUCTED WITHOUT EXPRESSED WRITTEN CONSENT OF THE ARCHITECT.
5. ALL DETAILS AND SECTIONS SHOWN ON THE DRAWINGS ARE INTENDED TO BE TYPICAL AND SHALL BE CONSTRUED TO APPLY TO
ANY SIMILAR SITUATION ELSEWHERE IN THE WORK EXCEPT WHERE A DIFFERENT DETAIL IS SHOWN. THE CONTRACTOR SHALL
CONSULT THE ARCHITECT IF THERE IS ANY UNCERTAINTY REGARDING THE INTENT OR APPLICATION OF A DETAIL OR

6. ALL DIMENSIONS AND ELEVATIONS SHOWN SHALL BE FIELD VERIFIED BY THE CONTRACTOR PRIOR TO CONSTRUCTION.
7. THIS STRUCTURE HAS BEEN DESIGNED IN ACCORDANCE WITH AND MEETS THE REQUIREMENTS OF SECTION 1606, 2001 EDITION OF
THE FLORIDA BUILDING CODE. IT IS DESIGNED TO WITHSTAND 120 MPH EXPOSURE B WIND LOADS. MINIMUM DESIGN PRESSURE FOR
OPENINGS IS +25.9,-28.1 PSF. ALL CONNECTIONS HAVE BEEN CHECKED TO WITHSTAND ALL APPLICABLE LOADS. DESIGN WIND LOAD
IS 120 MPH WITH SHAPE FACTORS. NET UPLIFT DESIGN PRESSURE SHALL BE 30 PSF. DESIGN ROOF LIVE LOAD IS 20 PSF
8. CONTRACTOR IS SOLELY RESPONSIBLE FOR THE SAFETY OF THE BUILDING DURING CONSTRUCTION.
9. CONTRACTOR TO OBTAIN ALL PERMITS, AND PAY ALL FEES AND TAXES.
FOUNDATIONS
1. FOUNDATION DESIGN IS BASED ON AN ASSUMED ALLOWABLE BEARING PRESSURE OF 2000 PSF AND SHALL BE VERIFIED BY A
GEOTECHNICAL ENGINEER REGISTRERED IN THE STATE OF FLORIDA.
2. ALL REQUIREMENTS FOR SITE PREPARATION AND SOIL COMPACTION SPECIFIED IN THE SOILS REPORT SHALL BE FOLLOWED UNLESS
ADDITIONAL MORE STRINGENT REQUIREMENTS ARE SPECIFIED. NOTIFY ARCHITECT IF FOUNDATION CONDITIONS ENCOUNTERED
DIFFER FROM SOILS EXPLORATION INFORMATION MADE AVAILABLE TO THE CONTRACTOR.
3. SOIL SHALL BE COMPACTED TO A MINIMUM OF 95% OF MAXIMUM MODIFIED PROCTOR DENSITY.
CAST IN PLACE CONCRETE
1. ALL CONCRETE SHALL HAVE THE FOLLOWING MINIMUM COMPRESSIVE STRENGTH AT 28 DAYS:
SLAB ON GRADE AND FOOTINGS 2500 PSI .
2. ALL CONCRETE SHALL HAVE A SLUMP OF 4" PLUS OR MINUS 1", AND HAVE 2 TO 4% AIR ENTRAINMENTS, AND A MAXIMUM
WATER/CEMENT RATIO OF 0.58.
3. CONCRETE MIX DESIGN SHALL BE IN ACCORDANCE WITH THE LATEST EDITION OF ACI 301 CHAPTER 3, METHOD 1 OR METHOD 2.
SUBMIT BACKUP DATA AS REQUIRED BY CHAPTER 5 SECTION 5.3 OF THE LATEST EDITION OF ACI 318
4. ALL REINFORCING STEEL SHALL BE NEW DOMESTIC DEFORMED BILLET STEEL CONFORMING TO ASTM A-615 GRADE 60.
5. ALL CONCRETE WORK SHALL BE IN ACCORDANCE WITH "THE BUILDING CODE REQUIREMENTS FOR REINFORCED
CONCRETE" ACI 318 LATEST EDITION, AND "SPECIFICATIONS FOR STRUCTURAL CONCRETE FOR BUILDINGS," ACI 301.
