The intent is to establish "The Higgins House" as an owner occupied
and operated Historical Bed and Breakfast Inn, located at 420 S. Oak
Ave, Sanford, Fl within the historical district.
The Higgins House will be a small Historical Bed and Breakfast Inn
offering 3 elegant guest rooms in a restored "turn of the century"
Victorian home reminiscent of a simple yet elegant era in the history
of Sanford. ,
It is our intent that the Higgins House will promote the Sanford
Historic District and the downtown business district. It is our
belief that an establishment such as the Higgins House will be a
significant asset to the community and can strongly promote the
revitalization of Sanford.

Legal Description:
Lot 5, Block 6, Tier 5, Florida Land and Colonization Company
Limited E.R. Traffords Map of the Town of Sanford, according to the
plat thereof as recorded in Plat Book 1, Pages 56 through 64 of the
Public Records of Seminole County, Florida. (see plat survey)
Location:
The Higgins House is located on a corner lot at 5th and Oak
across from Centennial Park and the Cultural Arts Center. Next to the
Higgins House are "Homes on the Park" a multifamily development of
cluster homes or condominiums. The park is surrounded by several
churches and there is an abundance of green space around the house
and also very ample parking. (see area map)

PARKING
The Higgins House is located on a,corner lot at 5th and Oak accross
from Cenntennial Park and the Cultural Arts Center. Cenntennial Park
is surrounded by Churches and there is an abundance of green space in
the general vicinity. Oak ave at this location is still a wide
street, it narrows at 6th st.
The parking impact of a Bed and Breakfast at 420 Oak would be minimal.
Three guest rooms equal three cars. (thats at full occupancy) The
neighboring property to the North, "Homes on the Park" , which takes
up the remaineder of the block, has off street parking in the rear.
The property to the South accross 5th st, "The Florida Hotel" has
ample off street parking on the side. Across the street is Centennial
park.
At the present time 420 S. Oak ave has off street parking for two
