CONSTRUCTION CONTRACTING
Owners of property when acting as their own contractor and providing direct, onsite supervision
themselves of all work not performed by licensed contractors, when building or improving farm
outbuildings or one -family or two-family residences on such property for the occupancy or use of such
owners and not offered for sale or lease, or building or improving commercial buildings, at a cost not to
exceed $25,000, on such property for the occupancy or use of such owners and not offered for sale or
lease. In an action brought under this part, proof of sale or lease, or offering for sale or lease, of any such
structure by the owner -builder within 1 year after completion of same creates a presumption that the
construction was undertaken for purposes of sale or lease. This subsection does not exempt any person
who is employed by or has a contract with such owner and who acts in the capacity of a contractor. The
owner may not delegate the owner's responsibility to directly supervise all work to any other person
unless that person is registered or certified under this part and the work being performed is within the
scope of that person's license. For the purposes of this subsection, the term "owners of property"
includes the owner of a mobile home situated on a leased lot. To qualify for exemption under this
subsection, an owner must personally appear and sign the building permit application.
State law requires construction to be done by licensed contractors. You have applied for a permit under
an exemption to that law. The exemption allows you, as the owner of your property, to act as your own
contractor with certain restrictions even though you do not have a license. You must provide direct,
onsite supervision of the construction yourself. You may build or improve a one -family or two-family
residence or a farm outbuilding. You may also build or improve a commercial building, provided your
costs do not exceed $25,000. The building or residence must be for your own use or occupancy. It may
not be built or substantially improved for sale or lease. If you sell or lease a building you have built or
substantially improved yourself within 1 year after the construction is complete, the law will presume that
you built or substantially improved it for sale or lease, which is a violation of this exemption. You may
not hire an unlicensed person to act as your contractor or to supervise people working on your building. I1
is your responsibility to make sure that people employed by you have licenses required by state law and
by county or municipal licensing ordinances. You may not delegate the responsibility for supervising
work to a licensed contractor who is not licensed to perform the work being done. Any person working
on your building who is not licensed must work under your direct supervision and must be employed by
you, which means that you must deduct F.I.C.A. and withholding tax and provide workers' compensation
for that employee, all as prescribed by law. Your construction must comply with all applicable laws,
ordinances, building codes, and zoning regulations.

An o,%N-ner of property making application for permit, supervising, and doing the work in connection with
the construction, maintenance, repair, and alteration of and addition to a single-family or duplex residence
for his or her own use and occupancy and not intended for sale or an owner of propem. when acting as his

occupancy or use of such owner and not offered for sale or lease, or building or improving a commercial
building with aggregate construction costs of under $25,000 on such property, for the occupancy or use of

RE: Requirement for Raised Seals for Manufactured Buildings/Sheds

The Florida Building Code does not require original signed and sealed plans be submitted to the
local building department to obtain a permit for installation or erection of a closed structure
manufactured in a manufacturing facility. The insignia issued by the State verifies the plans have
been reviewed and the buildings inspected for compliance by the State and determined to comply
with applicable codes.
The State of Florida maintains a set of sealed plans reviewed and approved by a Florida licensed
Modular Plans Reviewer and inspection reports conducted at the manufacturing facility by
Florida licensed Modular Inspectors. The manufacturer should supply a copy of the approved
plans with the permit application.
You may also review the approved plans by accessing the Florida Building Code Information
System website at( www.fl ori dabuil ding. org), Manufactured Building Program.
Site -related installation requirements (foundation, etc.) are specifically and entirely reserved to
the local authority.

1. BUILDING IS PLACED IN REQUESTED LOCATION ON SCHEDULE 40 P.V.C. TO ALLOW FOR
MOVEMENT TO PLUM OR SQUARE UNIT TO HOUSE. FENCE, PROPERTY LINE, ETC.
2. ONCE UNIT IS SQUARE AND THE HIGH SPOT OF THE GROUND IS ESTABLISHED THE
BUILDING IS BLOCKED ON HIGH SPOT AND LEVELED. THE OTHER END OF THE BUILDING IS
BROUGHT UP TO LEVEL AND BLOCKED THEN THE CENTER OF THE BUILDING IS BROUGHT UP
TO LEVEL, BLOCKED, AND THEN SHIMMED.
3. AFTER THE BUILDING IS LEVEL, MORE BLOCKS ARE ADDED TO ACHIEVE THE CORRECT
SPACING.
A. ANCHOR PLACEMENT IS ESTABLISHED BY WIDTH OF BUILDING. HOLES ARE DRILLED
THROUGH THE 2 x 4 BOTTOM PLATE WITH 1/2' AUGER BIT AND THE EYEBOLT IS FASTENED
INTO PLACE. THE HOLE IS DUG FOR 30' EARTH ANCHOR AND BACK FILLED. THE EYEBOLT
AND AUGER ANCHOR ARE FASTENED WITH 1/2' x 2' BOLT.
5. IF UNIT IS TO BE ATTACHED TO CONCRETE SLAB, THE BUILDING IS SET ON SLAB SHIMMED
UP TO LEVEL. A 3/8" HOLE IS DRILLED WITH HAMMER DRILL INTO CONCRETE 1-12' OFF RINI
JOIST. THE EYEBOLT IS FASTENED THROUGH BOTTOM PLATE AND AN'L' BRACKET OR
SIMPSON STRAP IS PLACED OVER THE 3/8' WEDGE ANCHOR, A 12" x 2' BOLT IS THEN
FASTENED THROUGH THE EYEBOLT AND'L' BRACKET.
6. IF NO FLOOR UNIT BUILDING IS USED, ANCHOR WITH 3/8' x 5' WEDGE ANCHOR CENTERED
BETWEEN EVERY WALL STUD.
SET UP AND INSTALLATION OF DOUBLE WIDE SHED
1. BUILDING IS PLACED IN REQUESTED LOCATION. THE FIRST SECTION OF THE DOUBLE
WIDE IS PLACED ON HIGHEST LOCATION ON GROUND AND IS LEVELED UP.
2. BLOCKS ARE THEN PLACED AT THE END, CENTER, AND OTHER END TO LEVEL. ONCE THE
BUILDING IS LEVEL. BLOCKS ARE ADDED TO ACHIEVE THE CORRECT SPACING.
3. THE NEXT SECTION OF THE SHED IS BACKED INTO PLACE AND UNLOADED PARALLEL
WITH THE FIRST SECTION. THE TWO SECTIONS ARE CONNECTED AT THE LOWER CORNER
WITH (1) 1/2' x 4-12' BOLT. THE SECOND SECTION IS THEN LEVELED AND THE OTHER BOLT
HOLES LINED UP AND BOLTS PLACED AND TIGHTENED. THE REST OF THE BLOCKING IS TH'EN
COMPLETED. THIS PROCEDURE IS REPEATED. FOR MULTIPLE SECTION SHEDS. UNTIL ALL
SECTIONS ARE IN PLACE.
4. GROUND ANCHORS ARE THEN ADDED. (SEE NOTE 5 FOR SINGLE WIDE INSTALLATION)
5. ONCE BUILDING IS PROPERLY BLOCKED AND BOLTED TOGETHER, THE SUPPORT
BRACING IS REMOVED.

Maximum allowable uplift 2,0001 or equivalent.

3. Anchors shall be placed through the bottom plate and floor system.
