Sanford, FL OWNER: Alsaka REPORT: PEA0707 SUMMARY July 7, 2003 The damage to the subject single family residence as a result of the kitchen fire was inspected and evaluated during a visual inspection on July 7, 2003. There was damage to the wood frame partition wall between the kitchen and the garage. The only structural damage was some minor damage to the top and bottom chords of two of the roof trusses over the side of the kitchen by the garage. These sections of truss chord had been structurally compromised, however since the overall geometry of the trusses had not been compromised, the damaged sections of truss chord may be repaired. In addition there was a section of the roof sheathing, which had been damaged by the fire and will have to be removed and replaced. The roof covering materials associated with and adjacent to this section of roof sheathing material will also have to be removed and replaced. A Repair and Restoration Specification, which provides that the repair and restoration will meet all of the requirements of the FLORIDA BUILDING CODE 2001 is provided. William F. (Alsaka) Report # PEA0707 July 7, 2003 DISCUSSION The damage resulting from the kitchen in the single family residence located at 171 Clear Lake Cir., Sanford (32773) was inspected and evaluated on July 7, 2003. This was a visual inspection of the damage, including a detailed inspection on the interior of the attic plenum. through out the home, but no evidence of any specific damage, except in the area of the kitchen as shown in this picture. As may be seen, there k L was severe damage r to some of the kitchen cabinets. It appeared that the - fire had occurred in eu the vent area above the stove. This wall -r; with the vent was the partition wall between the kitchen ' f and the garage. The overview of the damage throughout the interior of the home found minor smoke damage through out the home, but no evidence of any specific damage, except in the area of the kitchen as shown in this picture. (Alsaka) Report # PEA0707 July 7, 2003 This is a picture of the area at the ceiling, where the fire had burned through to the attic. As may be seen in the picture, there was significant damage to the wood framing of the partition wall between the kitchen and the garage. This damage to this non load bearing partition wall must be addressed. Also shown in this picture is the damage to the approximately two feet long section of bottom chord of the truss on the kitchen side of this vent shaft, where the fire occurred. This was the only area of truss damage to a bottom chord. As may be seen the section was charred and damaged, but the truss had not collapsed. As a result this section of truss damage may be repaired by "sistering". In the case of the non load bearing wall damage, the burned wood members may be removed and replaced. (Alsaka) Report # PEA0707 July 7, 2003 ` The damage on the .� interior of the attic plenum was inspected in detail. rcL t As may be seen in a ' the picture, there was damage to the OSB roof sheathing material and to a small section of the k top chord on the garage side of the vent shaft, where the fire occurred. The damage to the OSB roof sheathing material as shown extended over three sections of the roof sheathing material. All three 4'X8' sections of OSB must be removed and replaced. All of the associated roof covering materials must be removed and replaced. As may be seen in the picture, there was a small section of the top chord of the roof truss, which had been damaged. This damaged top chord was the truss on the garage side of the shaft and not the same truss as the one, which had damage to the bottom chord. Due to the fact that the damage was localized to this top chord area and that the truss had not collapsed, this damaged section of top chord may be addressed by "sistering". The following specification addresses the repair and restoration of the damage to this residence in accordance with the requirements of the FLORIDA BUILDING CODE 2003. 711b3 William F. (Alsaka) Report # PEA0707 July 7, 2003 REPAIR AND RESTORATION SPECIFICATION This specification addresses the structural damage to the single family residence located at 171 Clear Lake Cir., Sanford (32773) as a result of the kitchen fire. The specification provides that the repaired structure meets all of the requirements of the FLORIDA BUILDING CODE 2003. SPECIFIC REQUIREMENTS Roof Truss Repair - There were two trusses, which were damaged by the fire. The truss'on the kitchen side of the vent shaft had a damaged bottom chord, while the truss on the garage side of the vent shaft had a damaged top chord. Both areas of damage were adjacent to the kitchen vent shaft, where the fire occurred. The specific repairs are as follows. • Bottom Chord Repair (Truss on Kitchen Side of Vent Shaft) - A "sister" member for the damaged portion of the bottom chord must be prepared and installed. The "sister" member must be 2"X4"#2 Southern Yellow Pine (SYP) and extend a minimum of two feet beyond the section of bottom chord affected by the fire. This "sister" section is then to be secured to the undamaged portions of the bottom chord employing %" diameter through bolts with %z" washers beneath both the bolt head and nut. Four of the %" through bolts are to installed equally spaced on each end of the "sister" member. When the "sister" is secured in place, the damaged section of bottom chord is to be removed and a new section of 2"X4" #2 SYP is to be installed in the gap. The new section is to be secured to the "sister" with three equally spaced %" through bolts. The butt joints on the side opposite the "sister" member are to be secured employing SIMPSON TP35 Splice Plates secured with 10, 8dX1 Y2" nails. • Top Chord Repair (Truss on Garage Side of Vent Shaft) - A "sister" member for the damaged portion of the top chord must be prepared and installed. Roof Sheathing - The full 4'X8' sheets of OSB roof sheathing material, which had been damaged by the fire must be removed and replaced. The replacement sheets must be provided with the required "H" clips in the unsupported joints between the trusses. The new sections of roof sheathing are to be secured employing 8d nails installed 4 inches on center on all edges and 8 inches on center in the field of the OSB materials. GENERAL REQUIREMENTS The repair and restoration of this structure has been designed in accordance the requirements of the FLORIDA BUILDING CODE 2001, Chapter 16, Structural Loads. This is a quality product that left our factory in good condition — proper handling and installation are just as important as good design and workmanship. Please follow these recommendations to allow this product to complete its function. 1. Handle units one at a time in the closed and locked position and take care not to scratch frame or glass or to bend the nailing fin. 2. Set unit plumb and square into opening and make sure that there is 3/16' ± 1/16" clearance around the frame. Fasten unit into opening in the closed and locked position, making sure that fasteners are screwed in straight in order to avoid twisting or bowing of the frame. Make sure that sill is straight and level. Check operation of unit before any and all fasteners are set. 3. Use ft 6 sheet metal or wood screws with a minimum of 1' penetration into the framing (stud). Place first screws (two at each corner) 3' from end of fin. For positive and negative DPs (design pressures) up to 35, do not exceed 24" spacing of additional screws. For DPs from 35.1 to 50, do not exceed 18". Install load bearing shim adjacent to each anchor. Use shim where space exceeds 1/16 10 4. Flash over head and caulk outside perimeter in accordance with code requirements and good installation practices. 5. Fill voids between frame and construction with loose batten type insulation or non -expanding aerosol foam specifically formulated for windows and doors to eliminate drafts. The use of expanding aerosol type insulating foam, which can bow the frame, waives all stated warranties. 6. Remove plaster, mortar, paint and any other debris that may have collected on the unit and make sure that sash/vent tracks and interlocks are also clear. Do not use abrasives, solvents, ammonia, vinegar, alkaline, or acid solutions for clean-up, especially with insulated glass units as their use could cause chemical breakdown of the glass seal. Take care not to scratch glass; scratches severely weaken glass and it could eventually break from thermal expansion and contraction.
