5. Proposed use:

It is proposed to add one room- to the present
club facility. The addition will be appr,9ximately
32x38 feet and will fit into a present "L4'", shape,
making the resulting structure a rectangle\,The
addition will be on the back side o -f -the premises.
The additional room will provide space for members
and their guests for dining while the original
faciliti;'s.are used for games and recreation as
per current utilization.
At present the facilities are used by some 75-90
^ persons on Wednesday and Saturday evenings. Based
on code requirements that stipulate one parking
-_
space per 10 club members, there �s a need for
members) .
20 parking spaces. (The chapter has "2, members).
As shown in paragraph l.c. above, there\,is room
for 144 automobiles to park in the rear of the

building. (26,250 t 180 = 144).
The local DAV chapter has an agreement with the
American Legion, whose facilities are immediately
adjacent, for the mutual use of available parking.

Although the space ha "s -,never been needed for the
D1t there is room for several hundred extra
omobiles.

The present chapter facilities are landscaped along the front
and sides of the building; shrubs and flowering plants have
been used to attain a salutary esthetic effect.
As evident from the accompanying topographical survey,
the terrain is flat and devoid of large trees of any kind.
The entire area is covered with well maintained,grassy sod.
The waste disposal area is located on the back (west) side
of the building. There is no plan to change the location
of these facilities.
The present driveway into the area is located on American
Legion property immediately to the North of the DAV property
Zine. The driveway is constructed of 2 inches of asphalt
with 10" of limerock base, compacted. Access into the
DAV property is from the North as shown on the topo survey.
There are two 4x8' signs on. the highway (East) side of
the property that identify the facilities as the DAV;
these signs are electrically lighted.
The perimeter fence on the South and West side_of the
property is chain link. There is no fence between the
DAV and the American Legion property, nor is there any

fence on the street side.
Setbacks easements, drainage, etc., is shown on the
topo survey.
The property is served with city sewer and water;
fire protection is provided by the city also.
G. Approval of this outline development plan is requested
as described to permit the addition of one room to the
present facilities. (See also attached architectural
- drawings.)
