AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 3079 OF SAID CITY; SAID
ORDINANCE BEING THE COMPREHENSIVE PLAN;
AMENDING THE FUTURE LAND USE MAP DESIGNATION
OFAPPROXIMATELY6.60+ACRES OF PROPERTY LYING
BETWEEN BUSH BOULEVARD AND HIGHWAY `17-92 AND
BETWEEN HIGHWAY '17-92 AND COLLEGE ROAD(101
BUSH BOULEVARD), FROM MDR-15, MEDIUM DENSITY
RESIDENTIAL-'15, TO GC, GENERAL COMMERCIAL;
PROVIDING FOR SEVERABILITY, CONFLICTS AND
EFFECTIVE DATE.
WHEREAS, the City of Sanford's Planning and Zoning Commission, as the City's
local planning agency, held a public hearing on February 21,2002, to consider amending
the Future Land Use Map designation from MDR-15, Medium Density Residential-15, to
GC, General Commercial, and
WHEREAS, the City Commission as the City's governing body, held a public
hearing on March 11,2002, to consider amending the Future Land Use map designation
from MDR-15, Medium Density Residential-15, to GC, General Commercial, and
WHEREAS, the City of Sanford has complied with requirements and procedures to
amend adopted comprehensive plans as set forth in Florida Statutes.
NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF
SANFORD, FLORIDA:
SECTION '1: That portion of the Future Land Use Plan Element referenced as the
Future Land Use Map is hereby amended by changing the designation of approximately
6.60 _+ acres of property lying between Bush Boulevard and Highway 17-92 and between
Highway 17-92 and College Road(101 Bush Boulevard), from MDR-15, Medium Density
Residential-15, to GC, General Commercial. Said property being more specifically
described as follows:
COMMENCE AT THE NW COR OF THE SW 1/4 OF SEC 14
TWP 20S RGE 30E THENCE RUN S 00 DEG 00 MIN 00 SEC
E ALONG THE W LINE OF THE NW 1/4 OF THE SW 1/4 OF
SAID SEC 14, 300 FT; THENCE S 59 DEG 43 MIN 11 SEC E,
25 FTTO THE POB; THENCE CONTINUE S 59 DEG 43 MIN
11 SEC E, 640.22 FT; THENCE S 40 DEG 45 MIN 13 SEC W
ALONG A LINE 375 FT NW OF AND PARALLEL WITH THE
NWLY ROW LINE OF U.S. HIGHWAY 17-92 (SR 15 & 600),
880.01 FT TO A POINT ON THE W LINE OF SAID NW 114 OF
THE SW 1/4 OF SEC 14, SAID POINT LYING 20.03 FT N OF
THE NW COR OF THE SW 1/4 OF THE SW 1/4 OF SAID
SEC 14; THENCE N 00 DEG 00 MIN 00 SEC WALONG SAID
WLINE, 977.29 FT; THENCE N 060 DEG 37 MIN 17 SEC E,
24.78 FT TO THE POB.
A copy of the amendment to the Future Land Use Map is attached hereto and by this
reference incorporated herein as Exhibit "A" and hereby adopted pursuant to Florida
Statutes.
SECTION 2: Severability. If any section or portion of a section of this ordinance
proves to be invalid, unlawful or unconstitutional, it shall not be held to impair the validity,
force or effect of any other section or part of this ordinance.
SECTION 3 Conflicts: That all ordinances or resolutions or parts of ordinances or
resolutions in conflict herewith are hereby repealed to the extent of any conflict.
SECTION 4 Effective Date: The effective date of this Ordinance shall be thirty-one
(31) days after its date of adoption. If challenged within thirty (30) days after adoption, this
Ordinance shall not become effective until the state land planning agency or the
Administration Commission, respectively, issues a final order determining this Ordinance

in compliance with Chapter 163, Part II, Florida Statutes.
