AN ORDINANCE OF THE CITY OF SANFORD,
FLORIDA, AMENDING ORDINANCE NUMBER
362 OF THE CITY OF SANFORD AS AMENDED,
SAME BEING THE ZONING ORDINANCE OF THE
CITY OF SANFORD, BY PROVIDING FOR A FOUR-
TEENTH CLASS OF DISTRICT INTO WHICH SAID
CITY IS DIVIDED FOR THE PURPOSES OF SAID
ORDINANCt~, DESIGNATING SAID FOURTEENTH
CLASS OF DISTRICT AS RI-AB ONE (SINGLE)
FAMILY DISTRICT.
BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA:
Section 1. That Ordinance NUl~nber 362 of the City of Sanford,
Florick~, passed and ~dopted December 26, 1944, as ~mended, said
Ordinance being entitled: "An Ordinance establishing a zoning plan
within the City of S.~nford, creating thirteen (13) districts, regulating
and restricting the location and use of buildings, structures, land and
water for trade, indnstry, residence or other purposes, the height and
size o!' structures, and size of o?en spaces for light a~d ventilation;
adopting a map of said districts; defining terms used; providing for the
adjustment, enforcement and amendment thereof; and prescribing penal-
ties for violation", be, and the same is hereby amended as ~ollows:
(A) The Title of said Ordinance is hereby amended to read:
"An Ordinance establishing a zoning plan within the City of Sanford,
creating fourteen (14) districts, regulating and restricting the locations
and use of buildings, structures, land and water for trade, industry,
residence or other purposes, the height and size of structures, and size
of o[;en spaces for light and ventilation; adopting a map of said districts;
defining terms used; >roviding for the adjustment, enforcement and amend-
amended to read: "In order to classify, regulate and restrict the uses
of land and buildings; to regulate and restrict thc? height and bulk of
buildings; to regulate the area of yards and other open s~ace about
buildings; and to regulate the intensity of land used, the City of Sanford
is hereby divided into fourteen (14) classes of districts to be known as
£ollows:
R-1 AA - One (single) Family District
R-J. AB - One (single) Family District
R-1 A - One (single) Family District
R-1 B - One (single) Family District
R-1 - One (single) Family District
R-I X - One (single) Family District
R-2 - Multiple Family District
R-3 - One (single) Family District
R-4 - Multiple Family District
R-5 - Multi01e Family District
C-1 - Commercial (retail) District
C-2 - Commercial-Industrial District
C-T - Transient Commercial District
C-N - Commercial-Retail (Neighborhood
Shopping) District
(C) The title of Section 5 of said Ordinance shall be amended
to read as follows:
"Section 5. R-1 AA, R-1 AB, R-1 A, and
R-1 B one (single) Family Districts,"
And the uses permitted for said R-1 AB District shall tp. th~ ~m~ ,~o
amended to read as follows:
G. FIRST FLOOR ARE~i.
The minimum ground floor areas of dwellings, exclusive

(c) For a one-story dwelling, R-1 AA: six-

(E) The title of Section 10 of said Ordinance shall be amended
to ra~d as follows:

Section 2. That all Ordinances or parts of Ordinances in conflict
herewith ~ and the same are hereby repeated.
Section 3~ That this Ordinance shall become elfective imme-
diately upon its passage and adoption.
