Cherry's Real Estate Agency and General Contracting Co., Inc. shall be responsible for maintenance of the structural integrity of the building, other than normal wear and tear. Cherry's Real Estate shall be responsible for the integrity of the basic electrical and mechanical systems and equipment, including water supply, septic system, heat, air conditioning and water heater. Cherry's Real Estate will initially broom clean the subject space and otherwise provide for a clean and sanitary space, all subsequent grounds maintenance will be the responsibility of the lessee. The lessee shall be responsible for establishment of electric service and if desired, telephone service in their name(s) and at their expense concurrent with occupancy. This lease shall commence October 15th, 1987, and expire January 15th, 1988. The total obligation of the lessee shall be $650.00. These premises are being leased unfurnished. Any lease subsequent to the expiration or termination date of this lease shall be subject to renegotiation; there shall be no automatic extension of lease. This lease may be terminated within thirty days (30) by writ- ten notice, by either party.
