And the said lessee covenant with the said lessor to pay the said rent in payments of $325.00 each on the First day of each and every Month for the said term, the first payment to be made on the First day of March 1987 to make no unlawful, improper or offensive use of the premises: not to assign this lease or to sub- let any part of said premises without the written consent of the lessor not to use said premises for any other purpose than as a SINGLE FAMILY RESIDENCE , and to quit and deliver up said premises at the end of said term in as good condition as they are now (ordinary wear and decay and damage by the elements only excepted). D. 19 l Tlris Instrument prepared by: Address fr Y s a ADDENDUM A This Addendum shall be attached to and become a part of the lease for the single family dwelling unit located on the property described as follows: The North 24 chains of the East 5 chains of the Southwest } of Section 32, Township 19 South, Range 30 East, Public Records of Seminole County, Florida. The lessee shall indemnify and hold harmless the City of Sanford from any liability arising out of his occupancy of the subject property or resulting from the presence of any guests invited by him. The City of Sanford shall be responsible for maintenance of the structural integrity of the residence, other than normal wear and tear. City will repair three (3) presently cracked window panes, and the "disappearing stairway" to the attic. City will be responsible for integrity of the basic electrical and mechanical systems and equipment, including water supply, septic system, heat, air conditioning as presently installed, hot water heater, refrigerator, and range. The presently installed clothes washer and clothes dryer are available for lessee use on an "as is" basis. City will provide to occupant, upon request, reasonable amounts of interior paint for application by occupant to interior walls and /or ceilings. City of Sanford will initially mow the general area around the house, however, all subsequent grounds maintenance will be the responsibility of lessee. The City assu- mes no obligation for maintenance /repair of existing out buildings on the property. Lessee shall be responsible for any initial clean -up inside or outside of the house, not heretofore addressed as City respon- sibility. Lessee shall be responsible for establishment of electric service in his name and at his cost concurrent with occu- pancy. He will also be responsible for heating fuel procurement as appropriate. The residence is leased for occupancy by members of a single family, all related by blood or marriage. Occupancy by indivi- duals not meeting this criterion, other than on an occasional basis, shall require prior written approval of the lessor. City of Sanford reserves the right to terminate this lease upon termination of employment of the lessee, for any reason, by the City of Sanford. Lessee Lessor
