David N, 8errlen, Clerk Se in le 0 0 0 ~ 0 0 u~ fl) ~ ~ 0 .,o 0 EASEMENT FOR WATER AND SEWER LINES KNOW ALL MEN BY THESE PRESENTS that Group International Development Company, a Florida corporation with its principal place of business located at 165 West Highway 434, City of Winter Springs, Seminole County, Florida 32708 (the "Grantor"), in consideration of the sum of Five Hundred Dollars ($500.00) paid in hand, the receipt and sufficiency of which is hereby acknowledged, does hereby grant to Lake Monroe Partners General Partnership, a Florida general partnership with its principal place of business located at 1250 South Highway 17-92, Suite 220, City of Longwood, Seminole County, Florida 32750 (the "Grantee"), and to its successors and assigns, an easement forever for a right-of-way, the location of which is set forth below, to be used for the construction, operation and maintenance of one or more underground water and sewer lines, in, over, upon and across the following described lands of the Grantor, situated in the County of Seminole and State of Florida and more particularl~ described as follows: Begin 51.6 feet W, 1,468 feet S of N 1/4 section post, between Section 23 and 26, Township 19 S, Range 30 E, run E 330 feet, N to Lake Monroe, NW along Lake Monroe to point N of the point of beginning; thence, S to point of beginning, less right-of-way for State Road 46 and U.S. Highway 17-92, Seminole County, Florida. together with the right and privilege to reconstruct, inspect, alter, improve, remove or relocate such underground water and sewer line(s) on the right-of-way above described, with all rights and privileges necessary or convenient for the full enjoyment or the use thereof for the above mentioned purposes, including the right of ingress and egress over adjoining lands of Grantor for the purpose of exercising the easement herein granted provided; however always, that immediately following any such ingress and egress and accompanying work, the Grantee shall, at its (Grantee's) expense, always return the Grantor's lands and other property, including landscaping, to its pre-existing condition prior to such ingress and egress, at the Grantee's expense. LOCATION AND DESCRIPTION OF RIGHT-OF-WAY: Begin at the intersection point of the W boundary of the lands and the S boundary of the right-of-way of U.S. Highway 17-92, run SE 17 feet along said right-of-way boundary; thence, run SW to a point on the W boundary of the lands located 22 feet S of the point of beginning. Easement Agreement Group International Development Company The Grantor, however, reserves the right and privilege to use the above described right-of-way for landscaping, roadway construction, and all other purposes except as herein granted or as might interfere with Grantee's use, occupation or enjoyment thereof, or as might cause a hazardous condition; and provided further by way of illustration and not of limitation to the grant herein made, no building structure shall be located or constructed on said right-of-way by the Grantor, or Grantor's successors in interest or assigns. To have and to hold the above granted Easement unto the Grantee, its successors in interest and assigns forever.
