This letter is to confirm our agreement for the basis of which Professional Real Estate Company, LLC. will
serve as your exclusive representative relative to real estate brokerage services.
We will provide sales, leasing and marketing services that are customary in The Central Florida area to generate
qualified prospects for your property. The marketing services will include,but not limited to placing a sign on the
property and inside windows, posting the property on our website and traditional national commercial real estate
websites.We will also provide an opinion of value to help you determine the fair market value for your property in
regards to sales price.When you have a prospect,we will assist you and work with your legal counsel in negotiating
the contract for purchase.
It is customary in the Orlando market that the property owner pay the brokerage commission to the listing
Broker(Professional Real Estate Company LLC) and the listing Broker agrees to work the procuring cause Co-
Broker, and split that commission on a 50/50%basis. We are willing to operate on that basis, and ask that in
consideration of our undertaking herein,you agree to advise any prospects or their agents that we are your exclusive
representative and that all communications should be made through Professional Real Estate Company, LLC.
Further,we ask that you agree that you will not enter into any lease/sale unless provision is made, in a manner
agreed to by Professional Real Estate Company, LLC in writing, for the payment by the landlord/owner or its
agents of a brokerage commission based on our usual and customary rates. It is understood that Professional Real
Estate Company, LLC shall look solely to the property owner for payment of a brokerage commission. This

commission shall be 6% of the total overall value of the transaction. Payment of commission shall be 100%at the
closing of the sale.
The term of this agreement shall be for six month from the date of execution. There shall be an automatic six
month renewal unless the property owner notifies Professional Real Estate Company, LLC in writing within 30 days
prior to the renewal period. Either party may terminate this agreement with 30 days notification, after an initial
120 day period. If the property owner desires termination prior to the 120 period, the property owner agrees to
reimburse Professional Real Estate Company, LLC for all marketing cost incurred up to the date of termination.
Please indicate your agreement by signing and returning the enclosed copy of this letter. We appreciate your
business and look forward to working with you.
