Ms. Forbes stated that this is a quiet neighborhood and that they have no -intent.ions of upsetting their neighbors. Mr. Forbes stated that this property has been for:sale longer than a �ragar and a half No one has even come to see it They would like t0 have a little- extra - slack , in the zoning-. The are in agreement with Staff' recommendations. Y Mr. Van Oaale stated that the RC=-1 zoning is a less intense commercial use. Mr. Gibson stated that business and uses are allowed in the RMCI zoning. Retail sales and services are permitted , in the RC -I up to 3500 square feet in floor area and a restaurant is allowed - as a use b other co ercia uses are permitted. A - dri ve -in restaurant is not permitted in RC - 1, which is permitted in GC -2. Mr. Gibson ex aired that the parking are based on the use and t - is specific - use requires one parking space per 200 square feet of building floor area, and this would require 8 parking spaces ' with the appropriate traffic circulation. Ira Rowell, 2436 S. Oak Avenue, stated that he was representing approximately 13 pea le that -are in the audience that live in the immediate vicinity tKat are against the rezoning. He stated that specifically, the area - does not have adequate asking to meet the requirements . The lot is entirely too small to- support this change. They- are against "spot" rezon -ing in the area. Raymond Heauschense, 2438 Myrtle Avenue, s poke in opposition. He stated that he lives in the back of the Forbes, his land joins their land. The commercial zone is ghat is worm ing him. The neighbors do not want a commercial business to go . in ere. He does not want a noisy business at the rear of-his property. Catherine Givens r X435 Ir+IYrtle Avenue, spoke in opposition. She stated that she is also in opposition to the RC -1 zoning. The primary reason will be for service but there is a need for retail sale of titers from the store Tate proximate size of the land is 15,Q square feet. They are E ropposing to tear down the old Texaco Gas Station and the adaacent uilding, The Big Dip. This will be light automobile service oil. chang minor tuneups5. There will not anrr heavy automobile repairs.. no trartsmission work or things like this. Mr. O*Neill stated that the tanks were removed at the gas station but that the soil is contaminated. Mr. Gibson stated that Staff was concerned with the alignment - of a future driveway to go right into Dogwood Avenue. This has been addressed on the construction plans. A physical barrier will be ere across this area. It will - be either a masonry wall or a fence-of some mature. There is no- intention for to be a road connection. Mr. VonHerbulis stated that he would like to sere the cul -de -sac pushed back and make Lots 88 and Tract H lift station to take up the end of the cul -de -sac. Ms. Ue=ison que stioned the 10" Environmental Control Easement. From note three on the surveyor "s notes, it was determined that it is a swale maintained by the property owner.
