Davidson Others Present: Bettie Sonnenberg, Zoning Inspector Steven Harriett, Assistant City Manager The meeting was called to order at 7:00 P.M. by the Chairman, John Morris. The first item for discussion was a site plan for a 188 -unit condominium project located at 280 W. Airport Blvd. in a MR -1 & MR -2 zone, represented by Robert Bobinchuck for the owner, Halbar, Ltd. Mr. Bobinchuck said the drainage has been approved by DER and curbcut approval has been obtained from Seminole County. In the discussion of the minimum sq. footage of the 1- bedroom units he agreed to a 601 sq. ft. minimum in the MR -2 zone and 750 sq. ft. in the MR -1 zone. Mr. Harriett said there is an on -going plan for street lights on Airport Blvd. and Mr. Bobinchuck said he would have no objection to participating in the lighting project. Mr. Carli moved to approve the site plan with the stipulation of the 601 sq. ft. minimum in MR -2 zone and 750 sq. ft. in MR -1. Mrs. Roberts seconded. Motion carried. The next item was a site plan for a warehouse addition to Cardinal Industries, Inc., located at 3701 Sanford Ave. represented by Jim Branch. There was discussion on additional ROW being required by Seminole County and Mr. Branch said they had agreed to an additional 25' on Sanford Ave. but nothing had been established for Silver Lake Drive. Mr. Carli moved to approve the plan with the stipulation that they comply with the county requirements on the additional ROW requirements. Mr. Miller seconded. Motion carried. The next item was discussion on reducing the sq. ft. requirements for an efficiency when the average square footage of a multi- family development meets a minimum stand- ard. After discussion on the examples prepared by staff of the possible square footage placement in multi - family situation, Mr. Bill Gauchat of Cardinal Industries offered to provide the board members with the findings of a recent market survey made by Cardinal, indicating the trend in unit sizes and how it may apply to the discussion. Mr. Galloway moved to continue the discussion until some professional study and findings can be considered. Mr. Carli seconded. Motion carried. The next discussion was regarding allowing home occupations in the SR -lAA and SR -lA zones as a conditional use. Mrs. Sonnenberg said permission had been given to hold a Public Hearing and she presented a proposed change to the Zoning Ordinance. After discussion Mr. Galloway moved to set a Public Hearing to amend the Zoning Ordinance by adding "Restricted Home Occupation ". There shall be no product or material processed on the premises. A restri - cted home occupation may take place in 5R -lAA or SR-1A zone as a conditional use after Planning and Zoning Approval." Mr. Carli seconded. Motion carried. The minutes of the previous meeting were approved. There being no further business, the meeting was adjourned.
