Vernon Mize, Jr., City Attorney The first item on the agenda was tabled for lack of representation, for an addition of a Sacristry for Holy Cross Episcopal Church in the RMOI District at 4th St. & Park Ave. The next item for discussion was a request for a conditional use for a church in the MR -1 Zoned District at 203 E. 16th St., represented by Christine Johns, and Brother Rinehart of the First Pentecostal Church. After discussion, Mr. Karns moved to approve the conditional use for a church, but withold approval of the site plan until the purchaser can show curb cuts and parking spaces. Mr. Franklin seconded, Motion carried The next item for discussion was a request for a home occupation at 1002 Scott Ave. for "trouble- shooting" for food processing machines by Clifton Stringer, who asked for telephone only, with one bedroom of his home for an office. Mr. Meyer moved to grant the request. Mr. Bridges seconded. Mrs. Roberts amended the motion that in the event the business grows and Mr. Stringer needs to use more than one room of his home for office space, he return to P & Z for approval. Mr. Meyer seconded the amendment. Motion carried. The next request was for a change of use from a warehouse to retail sales and auction and conditional use for "sale of beer and wine for consumption off the premises after approval by the Sanford City Com- mission" at 115 N. Laurel Ave. represented by Max Levine. After dis- cussion on the type of foods to be sold by G & L Foods, and parking spaces for evening auction, Mr. Meyer moved to approve the change of use and conditional use with the stipulation that a letter be pre- sented from First Federal granting the use of their parking lot after 6:00 P.M. for the auctions. Mr. Sloan seconded. Motion carried. Mr. Karns abstained from voting. MIN ES- Planning &Zoning Commission - May 4, 1978 Page 2 ------------------------------------------------------ #--------- - - - - -- The next item for discussion was regarding a recommendation to the City Commission on PUDS, Sanora- Sanora South, Americana - Carriage Cove, and Hidden Lake. Mr. Mel Mindich was present to represent a portion of Americana and Mr. Bill Hutchinson to represent Hidden Lakes. After a presentation of the PUDS by the Staff, showing the platted and un- platted areas of each, there was discussion on type of zoning suited to each. Mr. Sloan moved to recommend that all platted areas remain as they are (PUD) and do nothing in regard to rezoning unplatted areas, and let them revert back to SR -lAA. Rezoning fees would be waived for the original PUD owners resubmitting application for rezoning from SR -lAA back to PUD (due to revocation of unplatted areas). Mrs. Roberts seconded the motion.
