FINDINGS OF FACT Property Owner: Gerald C. Koning Trust 1660 Stargazer Terrace Sanford, Florida 32771 Applicant: Landmark Building and Construction Inc. 3655 Delphini Park Lane Sanford, Florida 32771 Project: To install mosaic signs at the entry ways and add a metal canopy sign above the awning, on the real property located at 212-214 East 1st Street. Requested Development Approval: The Applicant has requested board approval to install mosaic signs at the entry ways and add a metal canopy sign above the awning, on the real property located at 212-214 East 1st Street. Additional Findings: The project is located at 212-214 E. 1st Street in the 1 Downtown Commercial Historic District. The application is to replace the existing tile flooring in the recessed entryways with period appropriate hexagonal tile. The tile would contain the word "Wondermade" at the 212 E. 1st Street entrance, and "Taste Adventure" at the 214 E. 1st Street entrance. The project will also include a sign reading "WONDERMADE" attached to the awning over the sidewalk. Each letter will be made of metal and individually attached to the awning; the sign will not be attached to the wall of the building. CONCLUSIONS OF LAW (a). Pursuant to Section 8.0 of Schedule "S" of the City's Land Development Regulations as set forth in the Code of Ordinances of the City of Sanford, the Historic Preservation Board has reviewed the proposed Certificate of Appropriateness and all matters relating thereto in accordance with the procedures for altering historic landmarks or structures within historic districts as set forth in Schedule "S". (b). Schedule S states: . (1) Alternative Signage. The Board shall have the authority to review and approve proposed signage that does not comply with these regulations upon a finding of fact that the signage is consistent with the purposes and intent of Schedules S and K. (S-50) (c). The proposed alterations are consistent with the purpose and intent of Schedule S. (d). The proposed features are in character with the surrounding historic district. (e). The purpose and intent of Schedule "S" have been met in the context of the approval set forth herein. 2 (f). To the extent that a conclusion of law as set forth herein also constitutes a factual finding, then such shall be taken to be so as part of this Development Order. (g). The proposed Certificate of Appropriateness is hereby found and determined to comply with the aforestated requirements. (h). Additionally, the Certificate of Appropriateness sought is hereby found and determined to be consistent with the City of Sanford Comprehensive Plan and development of the property as proposed would be consistent with and in compliance to applicable land development regulations and all other applicable regulations and ordinances as set forth in the Code of Ordinances of the City of Sanford. ORDER NOW, THEREFORE, IT IS ORDERED THAT: (1). The aforementioned application for a Certificate of Appropriateness is APPROVED. (2). This Development Order granting approval of a Certificate of Appropriateness touches and concerns the aforedescribed property. Done and Ordered on the date first written above.
