GRANT OF RIGHT OF WAY TO CITY OF SANFORD
THIS GRANT OF RIGHT OF WAY is made and entered into as of this
day of November, 2019, by and between Nation Oak Ave 11 LLC. a Florida
limited liability company (hereinafter the "Grantor"), whose address 570 Crown
Oak Centre Drive, Longwood, Florida 32750, and the City of Sanford, Florida
(hereinafter the "Grantee"), whose address is 300 North Park Avenue Sanford,
Florida 32771, a municipal corporation, situated in Seminole County, Florida.
FOR AND IN CONSIDERATION of One ($1.00) Dollar paid by the
Grantee to the Grantor and other good and valuable considerations, the receipt
and sufficiency of which is hereby acknowledged, the Grantor does hereby
remise, release and quit -claim unto the City forever, all the rights, title, interest,
claim and demand, riparian and otherwise, which the Grantor has in and to the
following described lots, pieces or parcels of land, situate, lying and being in the
County of Seminole, State of Florida, to -wit::

SKETCH ATTACHED HERETO.
THE ABOVE PROPERTY is hereby granted and conveyed to the Grantee
for public right-of-way and any and all utility purposes including, but not limited to,
roads, streets, roadways, alleys, sidewalks, storm and sanitary sewers and for
the installation, inspection, servicing, repair, maintenance, and replacement of all
utilities now existing or hereafter to exist on said property together with the right
to open the right-of-way to the general public for any and all public uses found
necessary or desirable by the Grantee. (See, e.g., Section 334.03, Florida
Statutes).
TO HAVE AND TO HOLD the right to reasonably enter upon the lands of
the Grantor that are contiguous to the subject property in order to accomplish the
aforesaid actions and utilize the aforesaid right-of-way and the contiguous
property of the Grantor as may be reasonably needed by the Grantee.
THE GRANTOR does hereby covenant with the Grantee, that it is lawfully
seized and possessed of the subject property in fee simple absolute.
TOGETHER WITH all Common Law covenants of seisin, this grant
includes the covenant of further assurances.
IN WITNESS WHEREOF, the Grantor has hereunto set the Grantor's
hand and seal, the day and year set forth below.
