3421 ORDINANCE NO. 3421 AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA, AMENDING ORDINANCE NO. 3117 OF SAID CITY; SAID ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT TO REZONE THAT CERTAIN PROPERTY LYING BETWEEN WEST 24TM STREET AND WEST 25TM STREET AND BETWEEN LAKE AVENUE AND CHASE AVENUE (1002 W. 25TM STREET), FROM RMOI (MULTIPLE FAMILY RESIDENTIAL-OFFICE-INSTITUTIONAL) TO PD (PLANNED DEVELOPMENT) PROVIDING FOR SEVERABILITY, CONFLICTS AND EFFECTIVE DATE. NOW, THEREFORE, BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA: SECTION 1: That Ordinance No. 3117 of the City of Sanford, Florida passed and adopted July 27, 1992, said Ordinance being the Comprehensive Zoning Ordinance of the City of Sanford, Florida, regulating and restricting the location and use of buildings, structures, land, and water for trade, industry, residence or other purpose, be and the same is hereby amended as follows: Lots 19 and 20, Block 8, Third Section Dreamwold as recorded in Plat Book 4, Page 70, Public Records of Seminole County, Florida. Parcel No. 36-19-30-524-0800-0190 The property being more generally described 1002 W. 25th Street. be and the same is hereby rezoned to PD (Planned Development) zoning district and the Planned Development Master Plan attached as Exhibit "A" is included herein by reference as if fully set forth herein and the following conditions are included: a. That the permitted uses shall be the same uses permitted by RMOI zoning plus a flower shop with a single outdoor display limited to ten (10) feet by ten (10) feet in size based on: 1) maintaining the established office type uses already established in the immediate area; and 2) the neighborhood scale of the activity requested, that being a flower shop. SECTION 2: Severability. If any section or portion of a section of this Ordinance proves to be invalid, unlawful or unconstitutional it shall not be held to impair the validity, force or effect of any other section or part of a section of this Ordinance. SECTION 3: Conflicts. That all ordinances or parts of ordinances in conflict herewith be and the same are hereby revoked. SECTION 4: Effective Date.
