1545 ORDINAI~CE NO./,~"'V,, AN ORDINANCE OF THE CITY OF SANFOPdD, FLORIDA, ANZNDING ORDINAJ~CE NO. 1097 OF SAID CITY, SAID ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT CHANGING THE ZONING OF A PORTION OF THAT CERTAIN PROPERTY LYING BETWEEN LAKE 5IARY BOULEVARD AND AIRPORT BOULEVARD AND BETWEEN U. S. HIGHWAY 17- 92 AND ART LANE EXTENDED NORTHERLY FROM PUD (PLANNED UNIT DEVELOPMENT) DISTRICT TO MR-2 (MULTIPLE -FAMILY RESIDENTIAL DWELLING) DI STRICT, AND GC-2 (GENERAL CO>qdERCIAL) DISTRICT, PROVID- ING FOR SEVEP~ABILITY, CONFLICTS AND EFFECTIVE DATE. BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA: SECTION 1: That Ordinance No. 1097 of the City of Sanford, Florida passed and adopted December 11, 1972, said ordinance being the Comprehensive Zoning Ordinance of the City of Sanford, Florida, regulating and restricting the location and use of building, structures, land and water for trade, industry, residence or other purposes, be and the same is hereby amended as f611ows: That the real property described as follows: Beginning at the most Southerly corner of Lot 1, Block "E", of HIDDEN LAKE UNIT l-B, according to the Plat thereof as recorded in Plat Book 17, pages 53 and 54, Public Records of Seminole County, Florida; run N. 45o00'00'' E. 190.00 '; thence run S. 89o11'07'' E. 611.30'; thence run S. 03o49'37'' E. 1016.95' to a point on the Sanford Grant Line; thence run N. 63o56'30'' W. along said Sanford Grant Line to a point on the Right-of-Way of Hidden Lake Drive, a distance of 334.61'; thence run N. 16o13'30'' W. 231.56' along said Right-of-Way to the P.C. of a curve concave Westerly having a radius of 524.27'; thence run Northwesterly along said curve through a central angle of 30o43'46'' for an arc length of 281.18'; thence run N. 46°57'16'' W. 414.21 feet to the P.O.B. AND All of Block B as show on Revised Plat of HIDDEN LAKE UNIT l-A, Less the Southerly 800 feet thereof, according to the Plat thereof as recorded in Plat Book 17, page 99, Public Records of Seminole County, Florida. be and the same is hereby rezoned from PUD (Planned Unit Development) District to MR-2 (Multiple-Family Residential Dwelling) District. SECTION 2: That Ordinance No. 1097 is further amended as follows: Southerly 800 feet of Block B as shown on Revised Plat of HIDDEN LAKE UNIT l-A, according to the Plat thereof as recorded in Plat Book 17, page 99, Public Records of SeminOle County, Florida. be and the same is hereby rezoned from PUD (Planned Unit Develop- ment) District to GC-2 (General Commercial) District. SECTION 3: If any section or a portion of a section of this Ordinance proves to be invalid, unlawful or unconstitutional it shall not be held to invalidate or impair the validity, force, or effect of any other section or part of this Ordinance. SECTION 4: That all ordinances or parts of ordinances in conflict herewith, be and the same are hereby repealed.
