1540 ORDINANCE NO. 1540
AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE 1097 OF SAID CITY, SAID
ORDINANCE BEING A ZONING PLAN; SAID AMENDMENT
CHANGING THE DENSITY CONTROLS OF THE SR-1
(SINGLE FAMILY RESIDENTIAL DWELLING) DISTRICT
TO PROVIDE FOR 900 SQUARE FEET OF MINIMUM
REQUIRED LIVING AREA IN SINGLE FAMILY RESIDENCES
AND 700 SQUARE FEET PER FAMILY UNIT IN TWO-FAMILY
RESIDENCES, PROVIDING FOR SEVERABILITY, CONFLICTS
AiND EFFECTIVE DATE.
BE IT ENACTEDBY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA:
SECTION 1: That subsection (C.) of Section 3 of Article
5 of the Zoning Ordinance is hereby amended to read as follows:
C. Density Controls. The following yard, density
and hemght of buildings requirements shall be
observed except as provided in Article VIII:
(1) Mimimum required lot area:
(a) Single-family residence, 6,000 square feet.
(b) Two-family residence, 7J500 square feet.
. (2) Minimum requiredlot width: 60 feet
(3) Minimum required front yard: 25 feet.
(4) Minimum required rear yard: 20 feet.
(5) Minimum required side yard: 7.5 feet.
(6) Minimum required living area:
(a) Single-family residence, 900 square feet.
(b) Two-family residence, 700 square feet.
(7) Maximum lot coverage: 40 percent.
(8) Maximum structure height: 35 feet.
SECTION 2: If any section or portion of a section of this
Ordinance proves to be invalid, unlawful or unconstitutional, it
shall not be held to invalidate or impair the validity, force or
effect of any other section or part of this Ordinance.
SECTION 3: That all ordinances or parts of ordinances
in conflict herewith, be and the same are hereby repealed.
SECTION 4: That this Ordinance shall become effective
immediately upon its passage and adoption.
