1513 ORDINANCE NO. 1513 ~ ORDINanCE OF THE CITY OF SANFORD, FLORIDA ,~NDiNG THE CONDITIONAL USES PROVISION OF SECTION 2 OF ARTICLE V OF ORDINANCE NO. 1097, SAID ORD!N~'ICE BEING A ZONING PLaN WITHiN THE CITY OF S~FORD, FLORIDA, SAID ORD!NA~ICE BEING ENTITLED '~ THE ZONING P~Gb~LATIONS OF THE CITY OF SANFO~D, FLORIDA"; SAID SECTi~I BEING ENTIT!~ED "SR-1A S!NGLE-F~ILY P~SiDENTIAL D~LLING DISTRICT"; SAID ~ND~NT PROVIDING AS A CONDITIONAL USE FOR SINGLE K~.~ILY D~'~LLINGS WITH 1,000 SQUAE FEET H!N!~f~{ LIVING AP~A, PROVIDING ALL OTHER DENSITY CONTROLS ~ID SET BACK P~QUiRE~ENTS AS SET FORTH !%I THE ZONING REGULATIONS OF TIlE CITY OF $A~FORD ARE C05~LIED WITH, PROVIDING FOR SEVERABILiTY, CONFLICTS AND EFFECTIVE DATE. BE IT ENACTED BY THE PEOPLE OF THE CITY OF SA%tFORD, FLORIDA: SECTION 1: That Sub-Section B, entitled "Conditional Uses Permitted" of Section 2 of Article V, said section being entitled "SR-1A~ Single-Family Residential ~elling District", of the regulations of the City of Sanford, Florida, is hereby amended as follows: ~en, after a review of an application, the Planning and Zoning Cormnission finds as a fact that the proposed use is consistent with the General Devel- opment Plan of the City of Sanford, the following uses may'be permitted: (1) Conditional uses ~ermitted in the SR-1AA Single- Family Residentia% Dwelling District. (2) Single-Family dwelling with 1,000 square feet minimum living area, providing all other density controls and set back requirements as set forth in the Zoning Regulations of the City of Sanford are complied with (a) As a condition to the granting of such conditional use, the Planning and Zoning Cor~ission shall conduct a Public Hearing after Notice has been mailed to owners of all property located within 200 feet of the property for which the conditional use is being considered. The applicant for such conditional use shall be charged a fee as may from time to time be established by the City Commission of the City of Sanford. SECTION 2: If any section or portion of a section of this ordinance proves to be invalid, unlawful or unconstitutional, it shall not be held to invalidate or impair the validity, force or effect of any other section or part of this ordinance. SECTION 3: All ordinances or parts of ordinances in conflict herewith be and the same are hereby repealed. SECTION 4: This ordinance shall become effective immediately upon its passage and adoption.
