'October 8, 1996. 845 Sunshine Lane Project No. 96063-GT-029 Altamonte Springs, Florida 32714 Attention: Mr. Tom Montgomery Subject: Subsurface Exploration Sanford Central Park Lot 36 Sanford; Florida Dear Mr. Montgomery, As requested, the geotechnical subsurface exploration' for this site has. been completed. This report presents the results of the exploration as well as engineering recommendations for the foundations, pavement and site preparations. INTRODUCTION Project Description We understand that you propose to construct a single -story warehouse type: structure with a future expansion of 4,800 square feet. Although detailed loading conditions have not been supplied to us, we do not expect wall loads to exceed two (2) kips per lineal foot, nor wall columns to exceed fifty (50) kips: Our comments are based on the above information. If ' any , of this information is incorrect, or any changes are anticipated, we should be informed so that the comments presented here may be reviewed and revised if necessary. Our investigation did not address the potential for sinkhole development. We also did not include any type of environmental assessment of the site. This would require a more extensive range of services than performed in this study. We would be pleased to provide these services to you, if you so -desire. 5738 South Semoran Blvd. • Orlando, Florida 32822 - (407) 275-5120 • Fax (407) 275-5268 Post Office Box 678733.Orlando, Florida 32867-8733 DBE/WBE Certified SITE DESCRIPTION Surface Conditions The site is located on ' Central Park Drive, in the Sanford Central Park Office Park in Sanford, Florida. The site- is generally flat and grassy with large trees scattered - throughout the site. A drainage canal ;is located directly.to the north of the site. Subsurface ' Conditions Generally, the borings observed four (4) distinct soil strata. The following table is a generalized soil profile which has been used - in our engineering evaluations: General Soil Profile I%-.)r 5.0 to. 9.0 .10 to 20 13 Medium Dense to Dense Gray to Brown SAND with Varying Amounts of Clay SC) 9.0 to .15.0 3 to 7 5 Very' Loose. to Loose Gray SAND with Silt (SP-SM) 15.0 to 20.0* * 10 10 Medium Dense Gray -Tan SAND. (SP) 1 GL-.-•- - _--- j Indicates the maximum depth of- our investigation. The layer may. extend deeper than the depth. indicated i Tlie groundwater table was observed 'at a depth of * approximately ' 5.0 - feet below existing grade during the time of the field exploration. Fo'r specific subsurface information, refer: to the attached Boring Logs. in Appendix I INVESTIGATIONS.AND TESTING Field Exploration Program . The field exploration program consisted of performing three (3) Standard Penetration Test (SPT) borings and three (3) hand auger borings. The borings were advanced to depths of up to twenty (20) feet below the existing grade. Two (2) of the SPT borings were located within the proposed building. One (1) SPT boring was located within the proposed addition. Please note that this boring was extended to a depth of twenty (20) feet in order to observe the extent of very loose soil encountered at fifteen (15) feet. i i The auger borings were located..in' the, proposed parking areas located on'' the south and west sides of the site. For your convenience a boring location plan is presented.in Appendix I. i Soil samples were recovered from soil test borings, returned,to our laboratory and visually examined by 'anengineer.. You should note that this investigation was performed without site survey, and the borings were located in ' the field by ''our personnel. The locations, elevations and depths should therefore be considered approximate. Laboratory Testing i The soil samples recovered from the soil test borings were returned to our laboratory and visually inspected to verify field descriptions. Representative soil samples were then selected for testing. The laboratory tests consisted of three (3) Sieve Analysis. These tests were performed in order to accurately classify the subgrade soils and to help to determine the mechanical properties of the soils. The results of these tests are attached in Appendix II. a General It is our opinion that the subsurface conditions' observed at the explored site are generally suitable for the proposed construction. Foundations - In our opinion, the proposed structure may be supported on conventional, shallow spread footings sized to exert a maximum soil bearing pressure of 3,000 pounds per slquare foot. The foundation should be embedded *at least 1.5 feet below. -the lowest surrounding finished grade. Further, minimum foundation widths of 16 and 24 inches should be maintained for the strip and square footings, respectively, even though the maximum allowable soil bearing pressure may not be developed. For the foundations designed as recommended, and the site prepared according to the recommendations given later in this report, we estimate that settlement of less than 1.0 inch might occur. Further, we estimate the foundations will have a minimum factor of safety of two (2) against bearing capacity failure. Groundwater Because Florida 'has distinctive rainy seasons that significantly influence the groundwater table, fluctuation from the levels -observed in our borings should be anticipated. We recommend that all foundation investigations and stormwater retention analyses incorporate the seasonal high groundwater conditions. In review of U.S.G.S.. data, the 'Seminole County Soil Survey,. 'and regional hydrogeology, we anticipate that the seasonal high groundwater table may rise approximately 1.5 feet above the levels observed in our borings. The approximate existing and estimated wet season groundwater tables are given in the Boring Logs. Pavement Exact traffic loading information is required for a complete pavement design. For preliminary purposes we recommend the following pavement section be used. i Light Traffic Areas: 12 inches of stabilized subgrade with a minimum Limerock' Bearing Ratio of 40. 8 inches of limerock base compacted to 95 percent of a Modified Proctor maximum dry density. i 1.0 inches of FDOT type S asphalt Loading Docks, Entry Ways and other. Heavy Traffic Areas: 12 inches of stabilized subgrade with a minimum Limerock Bearing Ratio of 40 12.inches of limerock base compacted to -a 95 percent of a modified proctor maximum dry density. 1.5 inches of FDOT type .S asphalt Fil all y, pavements should be designed with underdrains if the estimated seasonal high groundwater table will rise to within one foot of the bottom of the limerock base. This requirement will depend on final site grading.. Preliminary indications are that because of an apparent perched water table, the east portion of the parking area may require underdrains or additional fill. Site Preparation Good practice site preparation procedures should be utilized to prepare the subgrade tosupportthe structure. This should consist of stripping the site of vegetation, proof - rolling, and proof -compacting the subgrade, and filling to grade with engineered fill. A ' more 'detailed synopsis of this work is. as follows: 1. 1 If re wired - • q ., remedial dewatering . required shall be performed prior to any earthwork operations. 2. The proposed construction limits should be stripped of all grass, roots, topsoil, construction debris and other deleterious materials within and 5 feet beyond the perimeter of the proposed building and pavement areas. 5. The subgrade should be proof -rolled by a heavily loaded rubber -tired vehicle under the observation of the geotechnical engineer, or his representative. The purpose of proof -rolling is to help locate any zones of especially loose or soft soils not observed in the soil test borings. These zones may then be undercut, or otherwise treated as recommended by the engineer. The subgrade should then be proof -compacted from the surface by a medium weight roller (a seven -ton roller, for example); until .a density of 95 percent of the Modified Proctor maximum dry density (ASTM-D 1557) has been obtained to a depth of two (2) feet in the building and pavement limits. Compliance testing on the subgrade should follow at a frequency of not less than one test per 2,500 square feet per foot of depth improvement in the building area, and one test per 10,000 square feet per depth of improvement in the pavement areas. Any fill. that ,is required . should. consist of clean 'sand with less than 5 percentsoilfines. Beneath the building areas, fill materials with soil fines between 5 percent and 12 percent may be used, with strict moisture control. The fill should be placed in uniform 10- to 12-inch loose lifts, and compacted to 95 percent of its Modified Proctor maximum dry density. 7! Compliance testing within the fill should again follow at a frequency of not less i than one test per 2,500 square feet per lift in the building area or at a minimum of two test locations, whichever is. greater. In the pavement limits compliance testing should be performed at a frequency of not less than one test per 10,000 square feet per lift in the pavement area or at a: minimum of two test locations, whichever is greater. 8: All footing cuts should be compacted to.a depth of two (2) feet below the proposed bottom of the footing. The footing . cuts should then be tested for compaction to this depth. Every 200 lineal feet of wall footing and one out of four column footings should be tested. I Construction Related Services We recommend that the owner retain Page One Consultants, Inc. or other independent testing laboratory to perform construction materials testing and observations on this project. Field testing and observations should include verification of foundation and pavement subgrades through monitoring of proof -rolling operations and performing quality assurance testing on the placement of compacted structural fill. Additionally, we recommend that . .this laboratory . conform to the applicable requirements of ASTM C-1077, "Standard Practice for Laboratory Testing of Concrete and Concrete Aggregates for Use in Construction and Criteria for Laboratory Evaluation." Also, the agent of the testing laboratory performing the field sampling and field testing of concrete should be certified by the American Concrete Institute as alConcrete Field Testing Technician Grade 1, or by an equivalent recognized national authority for an equivalent level of competence, or be a licensed professional engineer. CLOSURE This report has been prepared in accordance with generally accepted soil and foundation engineering practices. In the event any changes occur in the nature or location of the proposed structure, we should review the applicability of the c i nclusions and recommendations contained within this report. The analysis and recommendations submitted in this report are based upon the data obtained from the attached soil borings. This report does not reflect any variations which may occur between these borings. The nature and extent of the variations between the borings may not become evident until during construction. If variations then appear, it will be necessary to re-evaluate the recommendations presented in this report. This will require performing on -site observations during the construction period and noting the characteristics of any variations. We are pleased. to be of assistance to.. you on this phase of your project. When we may be of further service to you , or should you have any questions concerning this report, please do not hesitate to contact us. Yours very truly, PAGE ONE CONSULTANTS, INC. i Sheryl .
