Box 4563 Winter Park, Florida 32793 SEC-t-IOC A. General Conditions 1. Bidders may bid any or.all sections of the work.. All bids must be by sections. No combined bids will be accepted. If bidder quotes on more than one section, each section must be priced separately. 2. Payments will be made monthly on or before the loth of the month for'work complete during the previous month provided requisitions reach owner by the last day of the month in which work is performed. 3. Bids will be received by mail at P.O. Box 4563,' Winter Park, Florida 32793. 4. Bids are requested for Sections B, D, E, F, and G. 5. Items shown on prints and all outlined in specifications shall be deemed as outlined in both and must be bid as part of the section. 6. Scheduling of work must be done so as not to disturb tenants in three. apartments until a new apartment is ready for their occupancy. 7. Successful bidders must show evidence of insurance before commenc- ing work 8. Bidder shall carefully inspect work before pricing. SECTION B. Windows 1. Scope of Work - Contractor shall remove existing double hung wood windows and frames; :install new wood stud frame work, 1/2" insulation board, masonite "stuccato" siding trim materials and sills, aluminum base flashing, and aluminum single hung windows. 2. Bid shall be for labor, tools and equipment`to install materials in a workmanlike manner. 3. Owner shall furnish all materials. 4. Caulking of windows and at trim shall be by this contractor. 5. Related work not part of this section: painting. 6. Care shall be taken not to damage existing.stucco and concrete surrounds of the existing windows. 7. Bidder shall price each type of window installation: Mark (1) thru (4) separately and include a separate price to complete work of this section that is partially installed. 8. Bidder shall carefully inspect work before pricing. 9. Any rotted or insect infested wood that is beyond capacity to properly hold nails shall be replaced. 10. Openings marked (4) shall receive no new windows. These windows are to be removed and finished on exterior to match other openings. . 2 IN Demolition. 1. All demolition, except that included in Section B shall be by others. SECTION D. New Wood Doors and Frames. 1. Scope of Work: Contractor shall furnish all labor, tools and equipment to install in a workmanlike manner, all wood flush solid core doors marked (2), (6), and (7) complete with hardware. 2. New frames shall be installed in door openings marked (6) and (7). Doors openings marked (2) shall use existing frames. 3. The following door hardware shall be installed: Doors marked (2) 1 keyed lockset 1 deadlock 1 hi rug threshold 1 mechanical door bell and viewer 1 1/2 Pr - 4" butt hinges Doors marked (6) 1 passage lockset 1 1/2 Pr - 4" butt hinges 1 aluminum threshold bumper type Doors marked (7) 1 passage lockset 1 1/2 Pr - 4" butt hinges 4. Related work not part of this section: a. Painting. b. Transom work on frames for doors marked (2). 5. Bidder shall quote unit prices for each type of door marked (2), 6) , and (7) . 6. All materials shall be supplied by others. SECTION E - Existing Doors and Frames. 1. Scope of Work: Contractor shall furnish all tools, labor and equipment to perform the following in a workmanlike manner: a. Cut the bottoms of,all interior doors in each apartment 1 1/2" above floor to clear carpeting. b. Rehang doors marked (1) to swing as shown on drawings. C. Reinstall existing door locksets that have been removed for cleaning (cleaning shall be by others). d. Remove and rehang door marked (5) to swing as shown on drawing. Remove existing lockset and salvage for owner. Install new passage lockset. 2. All materials shall be supplied by others. 3 1 SECTION F -.Miscellaneous Carpentry. 1. Scope of Work: Contractor shall furnish all tools, labor and equipment to perform the following work in a workmanlike manner. a. Install rods and shelving where shown. Use 1" x 4" supports shelving to be 5' 6" high, flakeboard shelving - 16" and rod and supports. b. Close in all interior transoms as shown on drawings. C. Stud -up openings marked (3) shiming as required to receive 1/2" gypsum wallboard. f d. Stud -up openings marked (4) using.2 x 6 studs. Set studs to. receive 5/8" coded GWB on kitchen side. e. Furr down ceilings over bath tubs to conceal exposed plumbing. f. Where necessary replace wood base along both sides of wall where studded -up opening marked (3) occurs. g. Install 5/8" coded GWB on inside and outside of transoms over doors marked (2). h. Install wood stud partition in first floor hall f_or.doors marked (7). i. Install wood base where needed in any area.not shown using salvaged wood base materials. j. Stud -up openings in baths to receive 1/2" GWB (where medicine cabinets were removed). k. Install wood sill and apron at windows (MK (1) thru (3). 2. Related work not part of this Section: a. Painting . b. Gypsum drywall. 3. All matrials to be supplied by others.- 4. Portions of the work specified here may have been installed. SECTION G - Drywall. l.. Scope of Work: Contractor shall furnish all labor, tools, equip- ment and material (except as listed below) to install drywall in a work- manlike manner as follows: a. Cover openings marked (3) with 1/2" GWB on both sides and feather to existing plaster. b. Install 1/2"GWB on interior side of all new window openings marked (1) thru (4) as required and feather to existing plaster. C. Install 1/2 GWB on furring over tubs where necessary to cover exposed; plumbing. d. Install 1/2" GWB in baths where medicine cabinets have been removed. (MK (8). e. Install 5/8 fire coded GWB on both sides of openings marked (4). Feather to existing plaster on kitchen side only. Cover on hall side. f. Install 5/8" fire coded GWB.on both sides of new partitions in first floor hall at doors marked (7). g. Fill or cover all small openings or gouges in existing plaster to same plane as adjacent work. h. Line interior areas under_ stairways where gas meters are in- stalled with 5/8" fire coded GWB. z LAyEkt 4 i I SOCTION' G. (Continued) 2. All 1/2" and 5/8" fire coded GWB will be supplied by owner. Tape, drywall compound and patching materials by this contractor. 3. Painter will be using a heavy textured paint to cover both new and old walls and ceilings. This contractor shall leave his work so patching will not be obvious after painting. 4. This contractor shall quote Items d. and f. separately, as this work may be omitted. SECTION H. Painting. 1. This work has been let. SECTION I. Plumbing. 1. This work has been let. SECTION J. Electric. 1. This work has been let. SECTION K. Sequence of Work. 1. All work shall be in the following order, completing each and proceeding to the next: Apartments 2, 7, 4, 9, 10, 3, 6, 8, 1 and 5. 2. No work shall be started prior to 8:00 am so as to cause as little disturbance as possible to tenants. 5
