Provide all architectural design work, engineering, including drainage water retention along with drawings, necessary to design and build a manufacturing addition to Mobilite Corporation located at 1301 Silver Lake Drive, Sanford, Florida 32771. 2. The addition to comply with all federal, state, county and city building codes along with OSHA specifications. All safety codes must be adhered to during construction. 3. Builder must supply bid security, performance bond and insurance coverage per Travelers Form AIA, Document 6610, during construction. 4. Fire prevention system must be approved by Travelers Insurance and all city and states codes, and approved by Travelers Insurance Company through Johnson & Higgins - 261/781-3000, Bill Yahner. 5. Addition to consist of tilt wall concrete construction 160' wide x 280' long, 20' high under beam with vertical support H beams on a minimum of 40' centers containing 44,800 sq. ft. Support beams must be H beams with utility lines and hardware mounted inside the flanges. 6. The foundation system must be designed to support the building from soil foundation report compiled from Jammal & Associates, Inc. 821005, dated July 1983, or perform any other test necessary to insure the foundations are adequately constructed for the addition. 7. Top soil must be removed and the proper fill added and compacted to a minimum of 98% so the addition is level with the present building. Tests must be provided on all fill by an independent laboratory. Per Jammal report #821005, July 1983. 8. A 5 1/2" concrete surface, hardened, sealed floor is required for the entire facility with exception of 12,800 sq. ft. which must be 10" thick. All floor slabs must receive 2 coats of Lapidolith or manufacturing equal. The floor will be constructed of 3,500 PSI concrete with wire mesh installed. Floor joints are to be cut at 20' centers along the 40' bay dimensions and at column lines which do not have construction joints. 10. Area must be termite treated, including 1% of Chlordane or equal. 11. Vapor barrier under all slabs - 6 mil polyethylene. 12. Vertical building supports, footers and craneway supports must be engineered to support a 5-ton bridge crane lining with and adjoining to the present crane area consisting of four (4) 40' x 40' bays (40' x 160' long). 13. An additional crane, same as the present one will be required. Both cranes must be able to operate anywhere in the present and new area with safety equipment so as not to run into each other. 14. Four (4) bays consisting of an area 40' x 160' located on the north and east sides of the addition, must be sized and proper footer installed to hold a mezzanine for possible construction at a later date. 15. Entire addition to be painted with primer and finish coats. The outside finished by sealing and finish coat or coats, maintaining the same design as the main building. 16. The support cables in the tilt wall construction must be designed in the front (160') so windows matching the present structure can be installed. Contractor to build supporting structure for windows so it resembles a solid row of windows matching the present office structure. 17. Provide a minimum of 8" of concrete pavement for heavy truck maneuvering with proper support underneath, including reinforcing rods 36,800 sq. ft. 60' x 100' and 280' x 110'. 18. Provide a poured concrete truck well under the new hoist 12' x 65' with removable OSHA approved hand rails, floor tilted so drainage runs out under the overhead door. 19. Earth berms are to be placed against a mastic waterproofing against the front of addition where landscaping material will be placed. 20. Eighteen (18) 8' x 9' overhead doors with dock levelers and seals, the same as present plant, with high lifts. Twenty-eight (28) skylights 4' x 4' on elevated curbs (1 per bay). 23. Roof load to support a minimum of 20# per sq. ft. live load or more if required by code. 24. Install four (4) emergency doors or more if required by code or OSHA with required hardware. 25. High pressure sodium lightning required, distributing 70 foot candles over factory similar to present lights. Consider 1000 watt lights. Work with Fred and Howard. 26. Roof - All necessary material and labor for built-up gravel coated roof, with 2" of insulation, meeting FM Class I criteria, creating a 5-year bondable roof, same as present roof on main building. 27. Lightning Protection - A. Installation will comply with applicable UL installation requirements for a UL: Master Label Program. B. Installation shall be made in an inconspicuous manner or built into the building during construction to conceal equipment. Where conductors or air terminals pass through the roof, they shall be properly flashed with pitch pockets to conform with roofing requirements. C. Down conductors to be copper, roof conductors to be aluminum. 28. One (1) internal ladder to roof and roof hatch are required for access to roof. 29. Emergency lighting system shall be installed the same as the existing main plant. 30. All hardware used in addition must be equal to or better than our main plant. 31. Fire alarm system same as main plant. 32. Three (3) water fountains and drains required in addition. 33. Security system in new addition will complement and operate with main building system. Five units S.A.H.D. - SEHDC 304 Trane or newer models HVAC units to be installed and ducted, distributing air evenly throughout the plant, the same as in present facility. Contractor to distribute power (3 phase 480) from our power entrance breakers to the units. The unit circuit breakers to be mounted on the building uprights for easy control from the floor. 35. Contractors must supply strength tests of all concrete poured in slabs, footers, drives, etc. by an independent laboratory. 36. Construct the 280' wall on the east side so it can be easily removed for a later addition. 37. Contractor is responsible for a turnkey construction addition, including all operating and repair lists for all equipment in the building. 38. All utilities including water, contractor's responsibility to equipment in the new addition. Delta Y system. sewer, power, gas, and etc. are the install as required for all Power will be 3 phase 480 volts 39. Water retention ponds must be designed and built to conform to all federal, state, county and city E.P.A. requirements. All roof drains and site grading must drain into the water retention holding areas. 40. Landscaping in front of new addition and truck turn area must include underground sprinkler system and must blend with landscaping in front of the main office. 41. Grass must be planted 20' off of our concrete slab truck turning area and main drive with inground sprinklers in all areas adjoining concrete. 42. Modify present wall at southeast corner to allow crane to travel through addition into main plant. 43. Add bathroom to northwest corner of addition to include three (3) water closets, three (3) urinals, one (1) Bradley 54" wash station per sketch #A1 dated 3/2/89, and plumbing for future bathroom closets to be power flush.
