AN ORDINANCE OF THE CITY OF SANFORD, FLORIDA,
AMENDING ORDINANCE NO. 1097 OF SAID CITY, SAID
ORDINANCE BEING A ZONING PLAN WITHIN THE CITY
OF SANFORD, FLORIDA, SAID AMENDMENT AMENDING
ARTICLE VIII, SUPPLE1VIENTARY tRtEGULATIONS; SECTION 1,
PLANNED UNIT DEVELOP1V~ENT DISTRICT; PARAGRAPH A,
PERMITTED USES; SUB-PARAGRAPH 8, TO ALLO~V FOR
COMMERCIAL OR RETAIL USES, INCLUDING OFFICES
AND CLINICS, SAID PARAGltAPH SETTING FORTH CERTAIN
CRITERIA FOR SUCH USES.
BE IT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD, FLORIDA:
SECTION 1. That Article VIII, SUPPLEMENTARY REGULATIONS:
Section 1, Planned Unit Development District; Paragraph A, Perrnitted Use s;
sub-paragraph 8, shall be amended to read as follows:
"(6) Commercial or retail uses, including offices and
clinics, provided that they meet the following
c rite ri a:
a. The location is appropriate in relation to
other land uses.
b. The proposed commercial or office uses
reflect the need for commercial and/or
office needs according to the City of
Sanford's General Development Plan.
c. The planned unit development includes an
area of at least twenty contiguous acres
if both residential and commercial uses are
to be included in the planned unit development.
d. The commercial uses do not utilize more than
ten percent (10%) of the gross acreage of
the planned unit development unless there are
no residential uses in the development.
e. No commercial use or building devoted to commer-
cial uses shall be built or established before
completion of at least fifty percent (50%) of
the residential units within the planned unit
development.
SECTION 2, That all ordinances or parts of ordinances in conflict
herewith be and lhe same are hereby repealed.
SECTION 3. That lhis ordinance shall become effective immediately
upon its passage and adoption.
