1253 ORDINANCE NO. 1253 AN ORDINANCE OF THE CITY OF SAN FORD, FLORIDA, A1V~ENDING ORDINANCE NO. 1097 OF SAID CITY, SAID ORDINANCE BEING A ZONING PLAN ~VITHIN THE CITY OF SANFORD0 FLORIDA, SAID AMENDMENT AMENDING ARTICLE V, USE PROVISIONS; SECTION 8, MR-l, 1V~ULTIPLE- FAMILY RESIDENTIAL DV~ELLING DISTRICT; PARAGRAPH D, DENSITY CONTROLS; WHICH SAID A1V~END1VLENT SHALL ADD A PROVISION FOR DENSITY CONTROLS FOR TOV~NI-tOUSES AND CLUSTER HOMES. BE tT ENACTED BY THE PEOPLE OF THE CITY OF SANFORD0 FLORIDA: SECTION 1. That Article V, .Use Provisions; Section 8~ 1V~R-1, Multiple-Family Residential Dwelling District; Paragraph D~ Density Controls; shall be amended by the addition of sub-paragraph (4) as set forth in the Exhibit attached hereto and made a part hereof. SECTION 2. That all ordinances or parts of ordinances in conflict herewith be and the same are hereby repealed. SECTION 8. That this ordinance shall become effective immediately upon its passage and adoption. PASSED AND ADOPTED this ~/~iSeptember , 1974. Attest: Ms EXHIBIT (4) Townhouses and Cluster Homes a. M[n[murn required lot area shall be 3, 000 square feet b. Minh~num required lot and unit width: 20 feet c. Minimum required front yard: 20 feet d. Minimum required rear yard: same as for mult[ple-farnily dwellings. e. MinimL~rn required side yard: none where units joined by common walls. Where not joined 'by common walls, side yard shall be at least 10 feet. f. Minimum required living area: aa. one-bedroom 700 square feet bb. two-bedrooms 800 square feet cc. three-or more bedrooms 950 square feet g. Maximum structure height: 35 feet h. In addition to the above, the following standards must be followed in developing a townhouse or cluster home project. aa. Complete site plans shall be sub- mitted with rezon[ng application. Such site plans shall indicate the location of buildings, parking space, driveways, streets, service areas, walkways, recreation, and open space areas, and all areas to be in common ownership. The Hving area of each unit will be indicated with other im- portant data necessary for evaluating the project. bb; The townhouse or c~uster project ~hall be in single ownership at the time the application [s presented. cc. Each townhouse or cluster home bu[ldfng shall contafn no less than three (3), nor more than ten (10) units. dd. Each townhouse or cluster home unit shall be a separate living unit with independent entrances, (com- mon stairwells shall be prohibited), utilities, and garages. Each unit attached to another unit shall be separated by a two-hour firewall which extends to the roof. ee. Swh~nm~ng pools, tennis courts, playgrounds and other recreation uses may 'be permitted w~th~n town- house and cluster home projects, provided the recreation uses are located in areas retained ~n common ownership. Nothing ~n th~s provision w~ll prevent an ~nd~vidual owner from owning and maintaining any similar use on his or her individual lot, pro- vided the City's setback standards are followed. ft. Deed covenants and restrictions shall be developed to insure the maintenance and upkeep of areas and facilities re- tanned ~n common ownership. These covenants and restrictions shall be sub- m~tted for review to the Planning and Zoning Commission before building permit ~s ~ssued. -2- CERTIFICATE I, H. N.
